Reception staff had poor communication skills. English wasn’t their first language. No parking available despite there being empty parking spaces. We arrived at 4pm. Heard raised voices from other disgruntled customers

First room 311, was extremely noisy due to loose tiles or boards on the outside of the window. In addition, the shower head was flat on the floor as the water was gushing out. The room was not prewarmed and welcoming. After notifying reception we were told nothing else was available. After about 2 hours the receptionist came to our room to tell us he could offer an upgrade. The second room 129, was larger and better but the heating didnt work. We were given an oil filled radiator. Both rooms were not in good repair, particularly the bathrooms. The receptionist was friendly and did his best. We had breakfast both mornings and this was excellent and plentiful.

Last minute booking so arrived late. Not told when making booking that you had to reserve a car parking space at a cost so had to move car down the road. Hotel due for a refurb and cannot come fast enough. The food was to a decent standard but customer service is poor. Had booked for the restaurant and got told that because we were late (having to move the car) would have to eat in the bar or else they would have to move us halfway through meal. It will be interesting to see it after a refurb but doubt very much that I would stay in Oban again but who knows.

Although lift was reliable. I’m surprised it got me up and down to the 3rd floor. On arrival I was told that the car park was full and need to park next door in a public car park. However later in the evening there was still free spaces so parked in front of hotel. TV in the room was not tuned in. Room was ok but shower pressure was poor.

The hotel needs to be closed and repaired. It’s filled with mold and mildew, the floors feel unstable and damp, the room was humid, everything’s an upcharge, parking was a nightmare, and it was the worst hotel I’ve ever stayed in. I highly recommend staying literally anywhere else. I wish I could get my money back. The only think going for this hotel is its location, but it is otherwise genuinely terrible.

Photos on Hotels.com suggested a quaint nicely decorated and maintained seaside hotel. Perhaps the water-facing rooms were in better shape but our standard rooms that faced the back weren't. The shower in my brother's room dark gloomy room was covered in black mold that gave him a headache and nasal congestion. A health department in the US would have condemned it. They gave him a better room after he complained the next day, after comparing it with mine which, had a bad ceiling patch but minimal mold and a functioning window. The sole elevator was broken our entire visit. Elderly and movement-impaired guests struggled to climb and descend the stairs, which may have diverted their attention from the rusty, peeling paint onthe adjoining walls. For what we paid for our rooms this was a massive disappointment. The staff did what they could with what they had to work with; I blame the hotel's ownership for letting what clearly was a beautiful hotel in its day sink into decrepitude. Nobody paying those rated should ever be given a room in the condition of my brother's first one.

The view is best in Oban. The building needs up-grading. The staff is friendly. Check in is at 3 but no one is working in the bar if you are early My husband had to ask for toulet paper. There wete no towels available when we needed one. Dont stay here if you want ameneties. Do stay here for the view and location. Dining is good. Make sure to make a reservation.

A very tired hotel, which is in the need of a lot of maintenance and refurbishment. We expected to have the room serviced after the first night having placed the sign on the door and asked at reception, but it was not done, we had to ask for towels and for the tea and coffee at reception. The window in the room was stuck open, had to use a lot of force to look close it. It is rather overpriced for its condition.

I stayed in a single room at over £100 a night - it was like a cell. Narrow, dark, cramped. If you had been overweight you’d have had difficulty turning round in the “bathroom”. I asked for another room or to upgrade but they said they were full which, to be honest, I didn’t believe. The rest of the rooms maybe ok but I wouldn’t recommend a single

Would not advise anyone to stay here. Room and corridor needs a thorough clean, smells very musty.You're charged by the hotel to park your car, only to find someone else has taken your allocated space. The only positive is the linen was clean. This place needs a total revamp.

Hotel is shabby and unkempt. Room was dirty and had clearly not been properly cleaned, with a dirty used tissue left at the side of the bed. Mould and mildew in the tiny shower room. I won’t be surprised if we get are ill in a day or two after staying here. Unbelievable that it cost £135+ per night.

Only stayed one night and to be honest glad it was no longer. Oban is beautiful and this hotel looks grand on the outside. Inside is a different matter. Very worn, even dirty in places. Short staffed when we arrived and to be honest we felt sorry for the lovely girl on reception who bore the brunt of complaints from disgruntled guests. Very disappointed. At least the bed sheets were clean. Cold tap in bathroom leaked everywhere and towel rail held together with gaffa tape. Black mould on sills and cracks in ceiling. Whole place smells old and musty.

The view from the bedroom was the only saving grace at this hotel. The room was not serviced at 4.20pm when we wanted to check in. The lounge has several very hard, plastic like sofas to sit on. One of the Receptionists was brand new, and did not know which floor our room was on, the other was very off hand, bordering rude. The whole place looks extremely run down, dirty, smells of damp and mould, the lock on the door is not very secure. It needs a lot of money spending on it to look like it does on the website . I feel i have been conned.

We have been on a ten day round trip through northern Scotland. This hotel is the worst on this trip and within top 5 worst hotels I’ve experienced. The room was damp and moist, there were som pathetic repair attempts on a window and obvious rot in the bathroom had been painted over. There is presumably black fungus in the cracks of the paint. Wallpaper in the stairs were flaking off. In addition there was thick tobacco smoke from the room across. There may also be structural damages as the breakfast hall floor was very uneven. The backyard was really filthy. The mgmt of the hotel has been sendt the pictures below for comments, but has not responded. The only elevator was not working.

This was a horrible decision to stay. We arrived for a five nights stay, and learned there was no heat in the room as the boiler was broken. This is in the town of Oban in Scotland, and there were no extra rooms to move us. It was freezing cold, raining, and the wind was blowing hard. The hotel is very old and the windows leaked. We asked for portable heaters, and we’re given only a small heater that was an adequate. We could not sleep without several extra blankets. Hotel management was unable to repair the heater during our stay. I would like a complete and total refund for this misadventure.

In its heyday it was probably a lovely hotel but its tired. We were in a ground floor room (which is actually partially subterrainan) musty smell, mold on wall, peeling paint. This is not to say rhey haven't made upgrades. Bathroom fixtures are new, beds are new and comfortable, lighting is good, breakfast was abundant and staff was very kind.

I asked to swap my room as I needed a low floor and the lift was out of order . I can’t do many stairs so they agreed and I got room 17 . A No frills room but great view , plaster falling off the walls on the corridor , but bed was clean and I had our dog with us , so we had to pay an extra £30 she tried to charge £40 but I had an email agreeing £30 . The hotel is scruffy so I don’t know why I had to pay an extra charge for the dog . However we had breakfast in the bar with the dog so that was a plus . Brekky was ok a hot selection and croissants etc . The amount of a £150 per night plus £30 dog for two nights , plus £6 a day parking , is daylight robbery considering the state of the hotel . Lots of complaints wen I was checking in and a lady threw her keys at the receptionist telling her she had gone elsewhere . They need to spend some money on this place , we came just after Covid and it was in a right state and nothing much has changed . Take heed the owners as people will eventually stop coming it’s so bad

Hotel in a terrible state of disrepair in parts. Our room was right at the very top, and the lift was out of order( found out thats been for quite a few months, hallway smelled musty/mouldy as did room. Lots of mismatched patches on walls, cobwebs, and bathroom smelled foul- which was the shower drain. Definitely, the rooms and hotel are not like photos on this or their own website. Went down to see if we could move/ voice our concerns, which we couldn't but it would be past to management, same thing the following morning, and again at checkout. Still wait on some response from management. Apart from being lied to by 3 reception staff, other staff members were brilliant. Photos below. And complaint going to Bespoke hotels

The bar area is great with a superb view. The rest of the hotel is in desperate need of attention. A musty smell fills all the corridors, the carpets looked like they'd not been cleaned in days, the walls were dirty and/or damaged.

Bugs dead on carpet next to bed. Plaster falling off wall onto stairs. Heater did not work in room. Had to ask for blanket 3 times to finally get one. Shower filthy. Expedia ratings WAY TOO HIGH to be true.
