Arrived at property and was told it had been overbooked so couldn’t stay. An unpleasant shock
Had booked about 2 months before stay so incredibly disappointed to arrive to be told we couldn’t stay as it had been overbooked. Simply don’t understand how this could even happen.
Whilst the manager of the hotel arranged other accommodation for us it was by far inferior yet we still just had to pay the same price. Would never book somewhere if there was a risk it would be overbooked.

The communal kitchen was great. The surrounding local places to eat were good and it was nice to be off the main road. Alberto also helped to organise a boat trip which was fantastic.

Loved the place! Very well appointed property in a typical Mexican neighborhood a short easy walk from Main Street Mazunte. Our host Albert could not have been kinder or more helpful.

Host had some good restaurant and beach suggestions.
It was very loud (a lot of dogs and chickens the whole night), also there were no windows you could open, it was also very dark in the rooms downstairs. You couldn’t lock the door at all, also not the bathroom door. The property was also open and there were no locks or doors to get in, so everyone could get in anytime. The fans and ventilators were really loud, no AC, so the room and bathroom were really stuffy and humid all the time. The sheets and bathrooms towels were not totally clean (blood stains on some). Also the host entered the room and bathroom while we were in it, without knocking or asking, which made us feel very uncomfortable. In the dark there were a lot of free hunting dogs around the property so you almost couldn’t walk home.

What a lovely host (helped us book tours and gave great food recommendations) beautiful place to stay. The nicest stay we had in Mexico, super chilled hotel with a handful of rooms each with a hammock. Comfy bed, great pool and a short 10-15min walk into town and the beach

Cheaper rooms don’t have AC (but are great value) so can get a bit hot. Cockerels and dogs are loud in the night, but that’s part of being in nature! Quite a dark road leading to the hotel, is not dangerous but need a flashlight to see when it’s dark.

The architecture is really nice but more suitable for a house in the beach than a hotel (more details in what we didn't like). The owner is friendly and let us leave the luggage and use the facilities after check-out. The kitchen is very useful.
The room with no AC is too hot because there are no windows to let a proper air circulation and leaving the door open isn't an option for privacy matters but also mosquitos. The pool wasn't clean enough to enjoy it. Distance isn't a problem for us because we like to walk but during hot season isn't that comfortable to go around.

Lovely little oasis in Mazunte! We booked in for 3 nights and ended up staying for a week. Located a 10 minute walk from the main street, which was easy enough.. We loved the pool area, especially on days where it was too hot to go to the beach, and it was cleaned regularly, which we appreciated. The room was spacious and also cleaned every day, with fresh sheets and towels every two days, which was such a nice touch. Room also had a lovely balcony for coffee or reading in the morning. Alberto the host was very responsive and helpful. Would stay again.
The kitchen was was useable but unfortunately not very clean - could definitely do with a deep clean and also disposing of food from the fridge after guests have gone.

I love the design of this place. It’s a beautiful stay, and the shared communal kitchen is large and spacious with lots of appliances and a big fridge. I loved the cold refreshing pool that all the rooms face-in towards.

Excellent place in Mazuente with a beautiful pool and calm environment. Great kitchen with everything you need. The room and bathroom were very clean and the wifi was very good

We've been in Mexico for a month and this is the best place we have stayed. It was hard to leave this beautiful paradise.The comfiest mattress! Really clean, rooms serviced daily, smells lovely. Beautiful clean pool, close to town, but not on the main strip which is nice. Big kitchen with gas top stove. Cold (or hot) filtered water.
The owners are the most kind and lovely people. José introduced us to cactus tacos, went out to buy tea for my partner when he got sick, helped us get around and so much more. We felt like part of the family and will definitely be returning here anytime we are in Mazunte!

We stayed in one of the deluxe suites with a kingsize bed. The room decor was in a tropical style and very beautiful. Also the interior of the hotel was very clean and very stylish. Towels smelled fresh and nicely. The bathroom was an eye candy ;) communication with Thalia via WhatsApp was great! Quick answers and helpful.
A few suggestions would be...
... for the common area: bowls for the kitchen (cereal, fruitsalad etc.), a garbage bin that you can actually properly close in order to keep flys away, to have an eye on left-behind groceries of guest (could attract ants, cockroaches...).
... for the suite: to have something to shade the room (a curtain f.ex.).
Another quick note: it's a good 10 Min. walk away from the main street, so ceep that in mind if you have heavy stuff to carry. In the neighborhood are lots of roosters and dogs that start their "concert" early in the morning. Also we experienced some construction work noise from the neighborhood.

Beautiful place, very relaxing. Even nicer in person than in the pictures. We liked that it was a bit removed from the hustle and bustle, but still a short walking distance to everything.
We were told that the wifi was stable, but it was not working one evening and I had to cancel an online work appointment as a result. Also, the roosters next door are very loud beginning at about 4am, and we were unable to get interrupted sleep for the two nights we were there.

Great location, just a short 8 min walk on a dirt road to the beach & all the restos/cafés. Design is beautiful, room comfy, pool clean.
Closet could use some hangars and a light to see your clothes/luggage. Lot of ants, need bug spray. Next to a farm, so must be ok with all day farm noises.
Staff were quite rude and made the stay a bit awkward.

Everything looks nice.
Bed is very small and uncomfortable. The road/path to the hotel has no lightening so although it is not too far from the centre I was terrified walking back to the hotel at night, especially because of the barking dogs. There is no reception and the staff working there was not really nice. They also were quite loud at night and between different rooms there are no real walls so you here everything what's happening in the other rooms. The main door is open all day/night so I didn't feel safe.

The property has really nice facilities, especially the pool area and the outdoor kitchen with many different amenities. It is a great location to relax and to chill by the pool while reading a book.
Unfortunately the staff was neither very nice, or welcoming nor attentive at all. The kitchen was never really properly cleaned during our 4-day stay and no clean kitchen towels were provided after asking for it. Furthermore, the water station was often empty and we always had to ask them several times to refill the water. Towels as well as bedsheets in the room both had stains upon check-in and also were not replaced upon request.

Stylish, and first impressions were great. Nice pool, clean room, comfy beds. Loved the hammock outside the room and the plants in the garden etc. We had a few minor niggles but overall it was nice - it’s good value and I would go back.
Nothing major, although our toilet didn’t flush properly for the whole time we were there despite us mentioning it twice which was a bit of a pain. It’s a very relaxed concept, a bit more like an upmarket hostel with a communal area and no real reception, but it didn’t feel overly friendly or attentive to guests. The location is a little bit out the way, so be prepared for a 5-10 minute walk to get to the main part of town and the beaches.

Beautiful rooms and pool area with a high standard. We even extended our stay to 9 days. The place could be true paradise and the owner seems to care about the guests because the communication with her was always excellent and welcoming.
There are just quite a few downsides that are worth knowing:
- Very low maintainance. We cleaned the kitchen, the floors, did the dishes and even cleaned the pool ourselves every second day cause the staff was not around. The water, soap, toilet paper is always empty and will only be filled up when you directly ask the staff - IF anyone is around. There simply is no 24h service or anything - somedays they just showed up for an hour.
- The staff is unbearibly unfriendly. It’s so sad cause they just ruin it. I don‘t even understand how they did so well building the space and then screwed up so bad at the heart and soul of it. I could list so many examples - here is the most recent one: We left our room for check-out and put our bags in a corner of the public area to wait for our taxi. My partner went into the public kitchen to grab our 4yo daughter a glas of water. It was just 12:15am but the staff lady told us that we have no right to use it any longer since checkout is at 12am.
- The staff doesn‘t speak a single word of english. We spoke basic Spanish and really tried our best but were treated like we cannot speak at all.
- It is indeed quite loud at night. The roosters and dogs scream all night through. If you have a light sleep that might be a problem.
- The cheaper rooms have no locks and the space itself is always unlocked as well.

The room we had was absolutely amazing. We had the sun pretty much all day and could laze in the hammock. Kitchen terrace area is great. The pool is a dream as the sea nearby is no duck pond.
Initially nobody around to welcome us but that was soon sorted.
We had a Nespresso machine in our room but couldn’t find any capsules in the multiple small supermarkets nearby and when we asked for some it felt that we were asking to much.

Both King rooms we stayed in were huge and beautifully decorated. The pool was lovely after a hot day. Kitchen facilities were top quality. It’s a short, safe walk (approximately 7 minutes) on a flat but unpaved road to the main street in Mazunte. Another 10 minutes to the beach. No hills so good for any fitness level. We would definitely stay again!
Overall the property was stellar. Guests clean up after using the kitchen but it could use a thorough scrubbing occasionally.
