It was clean, beds comfy.
I HATED the distant location, and the nightmare of climbing up or down that hillside to the village.
It is NOT O.4 miles to village, it is NOT 0.4 to beach . It is easily 5x that.
You REALLY need to warn ppl, esp the handicapped, elderly & small children how DANGEROUS that hill is. Plus , there was never any staff around to help out. It was like staying in a hotel for Zombies or Ghosts--no.one ever there!

Good size room (we had 4 beds plus a cot for two!), and functional ac and fan. Distance from town (see below) does at least guarantee peace and quiet, so if you don’t mind the schlep up it could be a good option, but overall we found it disappointing and in need of some care and attention from owners.
Despite requesting it on Day 2, we received no room cleaning in our 3-day stay. Management needs to be more proactive- more information on arrival about facility and its access, excursions available etc, better lighting on the steps leading down to town. The steep climb back up from town takes about 10 minutes - you need to be fit! No view from room, but a nice roof terrace (which we discovered only on last morning). Poor room layout with light switches placed in odd positions, hardly any lighting in bathroom.

We were staying in the bungalow with a sea view and it was wonderfully peaceful. The views were breathtaking. The staff were very nice. It is a short walk uphill from the town, but it's definitely worth it for the views and the quiet. Still only about a 10-15min to the closest beach.

Family run by a wonderful couple. Beautiful view, lush gardens with hummingbirds, very clean. They will make a nice breakfast for a small price.
Although there was A/C, the bathroom window only had a screen, no glass, so hard to cool the room. We put pillows in the open space between the bathroom and bedroom and kept bathroom door closed and that worked ok. A bit of a hike up from the beach, but that is why there is such a great view!

Primarily booked for the AC but unfortunately the room had lots of windows only covered by fly screens so it made the AC redundant

Location was a ver short walk downhill to the main streets and staff were really really nice.
The unit had no AC and it was over 70 degrees throughout the night. Even with two fans on, I couldn't sleep because it was very very hot. The price was good for what it offered but I wouldn't book again during the hot months.

Things we liked:
-Gonzales and his wife, was very sweet, he tried to use google translate with us to communicate b/c we did not speak Spanish. We felt safe with them as solo female travellers.
-The room is airy and smells clean/nice
-Location is close enough for walking to the beach (theres alot of crazy hill/stairs they should disclose thou) so not a nice surprise if you are not super into hiking in 36(cel) degrees heat, you should be fairly fit and enjoys physical activity and sweating)
-the beautiful communal roof top terrace. that was our fav part, you can see ocean views on there. there are rocking chairs and a hammock (they should fix the hammock as it hits the floor when you sit in it)
-they clean your room everyday but we didn’t want people entering without informing us, we were surprised a cable guy was in..when we weren’t there, he moved the furniture and didn’t put things back, or clean his foot prints, also left scraps on the floor) - we were not informed about this before or after.
-they have a filtered water dispenser which was very handy 👍

-first we got the triple room with sea view, thats a lie, its NOT Sea view, we almost left when we got there but it was too late and had no choice, this is false advertising.
The room was so tiny and NOT a triple, they said its a triple coz if 2 people share in the double sized bed!? one of the bed looked more like a single. (not like the photo) Also, we are 2 girls under 5’3 and our foot was hanging from the end edge of the bed..so ask and re-check mattress dimensions.
-room was clean (the important things) but shower knobs, sink was incredibly grimy. the shower towels and beach towels looked disgusting, smelled not too bad, so it was laundered just super ratty condition, like using thin sand paper, that is grimy. Just not pleasant or you just would not want to use it.
-the room location was right on a pretty main road in this village! we had to close the windows and door when showering, (but then its sooo hot) wanted to enjoy the hammock outside but hammock is stinky/sticky and in-front of this road. In the morning and at night, all kind of loud car sounds, not what is being “sold” we were very unhappy about the lack of honesty of what it really is like. so I wanted to write this detailed review. - we were in the Garden room.
Not nice for privacy at all, especially if you are girls traveling on your own.
Not tranquil, not private.
-We were there in mid April, Id say its too hot to not have air conditioning, we did survive, sleeping with windows open and fan on full, so its up to you.

I didn’t expect to have an en suite living room and kitchen. The view is gorgeous and it’s quite. Señor Gonzalo and his wife made me feel super welcomed while remaining discreet. The mosquito nets and the fans were the perfect combo for breezy nights. I liked being uphill (although it requires to be in shape) and away from the animation of the center. A home away from home

They say there’s access to a kitchen - there’s not really. there’s a camping stove and you have to ask to use it, and we weren’t allowed to use it in the evening.

+ Location - very top of the hill up behind Mazunte beach, so it was very peaceful and had stunning views

+ few people around so you can get away from the beach buzz at the end of the day

through an unlit dust path. I liked this, but it might not suit everyone.
The room was quite basic and could do with some tlc (I had a triple room with sea view with a fan). Things like a side light for reading would be useful, a shutter on the window (it has a mozzy screen only) to prevent road noise from the next hill, a better shower head as the water pressure was weak.
I’d say the triple rooms with sea view (with a fan (not a/c) are small. Totally fine for 1 or 2 people, but would be tight with 3 adults.

Overall ok for the price. Slightly rude staff accusing us of making too much noise. Funny seeing as we got in at 11pm went straight to sleep and then left again at 7:30am. Not the easiest to get to, taxi driver got confused and never heard of it. A lot of steps to get up but great views once you’re there.

Excellent view from the public area. Gonzalo and Estella are excellent hosts. Breakfasts are tasty, convenient and very good value for money. Well placed windows and fan were adequate with no air conditioning.
Bed was small and a plastic undersheet made the corners of the fitted sheet come undone.

The hospitality and kindness shown to me by Gonzalez and his wife was wonderful. Even though I spoke no Spanish Gonzalez made an effort to help with Google translate. Nothing was too much trouble. The views were gorgeous, my room was cool in the evening, regularly cleaned and I can recommend the breakfasts. A wonderful stay. Thank you both so much.

Very quiet and tranquil place on the top of a hill with beautiful views over Mazunte (including sunrise and ocean-view). Free drinking water for refill at the reception. Super comfy beds. Had perfect deep sleep every night. We stayed in 2 different rooms: the one in the "main" building with 4 beds had great Wi-Fi connection and A/C, the other adjacent bungalow did not have either Wi-Fi nor A/C (it had a strong fan)
Was great to see and hear all the birds and smaller animals around.
You have actually 3 different walking paths to reach the village and the beach.
No kitchen, you can't prepare your own food. There is breakfast and drinks available to purchase but we never tried that option.
Keep in mind that just like any other accommodations in Mazunte, they use satellite internet connection. It means that the connection could come and go depending on the weather situation.

the exterior was very cute and the family running it were welcoming!
The location wasn’t as close as said to the beach. It was more like a 15 minute walk so still not bad but the walk wasn’t very enjoyable and wouldn’t recommend for solo travellers.
Our room didn’t feel overly clean- especially the bathroom which was all wet on our arrival. The toilet bib didn’t get cleaned each day so didn’t feel very hygienic.

I was by myself and the room was quite big, and it had a nice patio with a hammock. the staff was friendly.
The room was very basic, and the fan on the ceiling did not cool the room enough to be able to sleep in the heat. it is also very hard to connect with other travellers so I would not recommend solo travellers to go here. although it is a 10-15 min to the beach and Center, it’s not a pleasant walk, especially in the dark. the room wasn’t cleaned in between either during my stay of 3 nights. Tried to communicate with them through booking.com about how to best get there and answer their message about the payment but they never replied. Bad communication of the property.

All rooms are painted by hand with a lot of love. The hammock and chairs in front of our room were amazing, as well as the view from the hotel. It is up on the hill and to the beach it is a 10-minute walk. A very lovely place to stay, we can only recommend it.

The room was clean and the staff was helpful. There is a lot of nature around and it has a relaxing atmosphere. I recommend having a car since it's a bit far from the beach or the center.
The noise from my neighbors' door upstairs and the lack of outside space. Location is a bit inconvenient if you don't have a car.
