Having someone to help bring the bags up to the apartment would have made the arrival easier…At my advanced age it was quite a challenge heading up the hill to the building. I certainly got a workout!

The pool had no shelter. It really needs a canopy over parts of the pool as the water is cooling but with no shade is gets so hot.

Sheets and bathroom towels were not changed in 5 days. (€17 for a fresh bathroom towel after we spent €2300 for 5 nights.
No coffee and only 2 bags of tea for the entire stay.. no washing machine or dryer.

Nice large room with kitchenette, lounge area and private balcony. Able to use the facilities of the main hotel without paying the main hotel price. Pool area is stunning. Staff were excellent and also resolved a minor aircon fault extremely quickly and efficiently.
Stairs up to room with no lift. Just Italian channels on TV. Furniture in room a little dated.

Arrived in the rain. Checked in but then apartment was a 5-10 minute walk away up a steep driveway. At our age and with luggage this was a challenge. We would happily have paid 10euros for a golf buggy style transfer if this could be considered as part of the hotel services?

Good location a short walk from Bellagio town centre
There are very few apartments in Bellagio and we soon realised that it’s impossible to buy food, drink or even a pint of milk, particularly at the weekend. We had to go to Como for even basic provisions.
On check in, we were told to go to the hotel 7-8 mins walk away as there was no ability of the apartment block (which incidentally is rooms above the hotel gym). The hotel staff were very offhand and only seemed interested in the “proper” hotel guests.
There is no information booklet in the apartment, with the only sign saying to make sure you wash up and empty the bins. The room itself is old fashioned and rustic. We were surprised at this as it is actually part of the hotel and in its grounds.

Pillows a bit too hard and towels were not changed and toilet paper was asked for and was not cleaned for 5 days. No kitchen sink tap!
Was great to be able to use the facilities at Hotel Serbollini, however we were told it was only for hotel guests when we entered the Beach bar area. Reception soon confirmed it was definitely ok when we asked if we could use the facilities. I understand this situation will no longer happen next year. Possibly a good thing as you are made feel like you should not be there, even when we paid for the beautiful breakfast. All that aside we loved the apartment living.

The location is, without a doubt, this property's greatest strength. Situated right in the heart of Bellagio, you're within walking distance of countless shops, boutiques, restaurants, and lively venues. If you'd rather avoid the hassle of taking the ferry each day, rest assured—everything you need can be found right here in town.
When it comes to dining, our top recommendations would be La Punta, NANDO, and Babayaga. While Bellagio offers plenty of restaurant options, we found that those located directly along the waterfront were generally disappointing—often overcrowded with long waits and subpar service. If you’re willing to walk a bit further into town, you’ll uncover some real gems with far better food and a more pleasant experience overall.
The breakfast offered at the hotel was a bit pricey, but considering the five-star accommodations, it wasn’t entirely surprising. However, we found a few fantastic alternatives just down the street.
The walk up the hill from the check-in counter to the actual hotel does feel a bit daunting at first. Hills are common throughout Lake Como, so it's not unexpected, but it’s worth noting that if you have difficulty walking steep inclines, it’s best to pack lighter or bring luggage that’s easy to carry. In full honesty, the climb wasn’t terrible, but keep in mind the staff do not assist with luggage, and the hotel entrance is located up the hill and behind the Grand Hotel.
Our room’s air conditioning was not functioning during our stay, so we left the windows open the entire time. We also didn’t have a view of the lake—only two rooms (from what we could tell) actually do. The rest offer views of the hillside, which may be a bit underwhelming depending on your expectations. Please note that room service is only available once every five days.
One thing to be aware of—the checkout process was slightly confusing, and we were disappointed to be charged a $300 early departure fee after deciding to leave a day early. We had already paid for the full six-night stay, so it’s still unclear why we were charged an additional amount just for leaving early. That left a bad taste in our mouths and is something we’ll definitely keep in mind if we ever consider staying here again.

The location is AMAZING and to be able to use the hotel facilities (which are 5*) was unbelievably fantastic. Staff are very friendly and helpful. Would highly recommend it as its location is the best you could ask for!

This feels like the best kept secret in Lake Como. Access to the 5* service and facilities of the Grand Hotel, but with the convenience for a very young family of more space and an apart-hotel set up. The breakfast buffet was spectacular (we weren’t charged for our kids which made the €40 per head more manageable). The swimming pools were awesome - the indoor kids one saved us during some very wet weather days. But the service was the most outstanding part of it. Even though it’s a “Grand Hotel” they couldn’t be warmer to the children and more accommodating to our needs, nor were we treated as second class citizens because we weren’t in the main house. This was such a special stay
You don’t get a daily room service to make the beds or change the towels (only once every 5 days) but you can request for an extra fee. Whilst it would’ve been nice to have a freshly made bed we didn’t require much more than that as we were busy exploring each day.

these apartments behind a five star hotel are quite the find. I loved the room and space of the apartment rather than a small hotel room. they are rather basic, but very clean.
some people may not like that you have to walk up a hill to get to the location. the hotel staff will not bring your luggage up to the apartment. so pack light if you stay here or be ready to get a workout.

the bed was cold without a duvet, just a thin blanket. the mattress was incredibly hard and uncomfortable, with a single thin pillow per person. we woke up both with back pain.
