The property it self is nice.

I had the worst check in ever. The host never responded our messages and just randomly open because he saw us in front of the building. He run away to buy meat for without providing us any info. Missing towels, no-one available during the stay, just send messages asking for money. Breakfasts is bad, cold coffee and they don’t refill the food. Don’t go there.

Breakfast was amazing in the garden area of the property. Very fresh and wonderful selection of local breakfast items, fresh fruits and veggies. Awesome!

Beautiful location, delicious breakfast with the kindest hosts!

The hosts were the kindest family, so accommodating and made our stay unforgettable. Rooms are cute and spacious with private patio areas in the best location possible. Short walk to all the beaches and restaurants. The breakfast was a highlight of our whole trip, we looked forward to it every morning!

The location is amazing and the staff is incredible. The owners are really nice people! The bed is super comfortable!

The only thing I didn’t like was the commodities to cook. If you are planning to cook on this trip I don’t advise to stay here. But we went out for dinner instead of cooking and it was amazing!

We liked it so much that we stayed longer than planned.

We loved everything about it, but specially that there was a mini playground for the kids!!

Nice surprise

We decided at the end of our holiday to stay in Ksamil and Zace Studios was a great surprise. Staff is very friendly, the whole structure has been freshly renovated and the quote on booking interesting. But guys: the breakfast was one of the best I've ever seen. Ops!, eat 😃 If you are looking for a place near the sea but far enough from nigth life just to have relax, is the right place.

Property is in the best location, easy to reach beaches and restaurants. Also there is a fabulous garden where you can have a drink before going to bed and it all feels like home. Host was kind and helpful.

The Owners and the flowers made this better than expected.

Its a clean spacious comfortable room. The owners are very helpful, honest and kind. They arranged the bus to Greece for me which was not straightforward at all and i couldn’t have done it myself without going back to Saranda.There are also lovely gardens.

This little family owned apartment hotel was really the perfect accomadation during our stay in Ksamil. Close to the Beach, just a short walk to restaurants with an amazing view. The owners are very guest friendly and helpful with everything You need. You felt like one in the family and They make You feel very welcome. It was clean and You had everything You needed. Highly recommended and We Will for sure choose this accomadation next time in Ksamil. 10 out of 10!

Fantastic location. All the beaches of Ksamil are within 5-15 minute walk. Our studio was very spacious and clean. Host was very helpful and kind.

- There's no table inside the studio, but one on the terrace - problematic during strong wind when plates were literally flying. We had to eat plates on our laps sitting on the bed. - Studios don't have stoves, just portable cooktops. Unluckily ours worked extremely slow - enough to make scrambled eggs, forget about some more decent cooking. - Shower cabin was missing a door

We arrived at the studio on New Year's Day. The town looks like totally shut down. No shop or restaurant is open. Thankfully, the host Fatjon treated us to a 3-course homemade meal and wine. It's a blast and a blessing to be in Zaca studio with such a nice host. We now call Fatjon our brother. The town is not recommended to visit in the winter season, cos it's off-season, not much to see. But the studio is the best memory of our visit and is worth 4 hour's drive to meet our brother.

The blankets are a bit thin for winter. The AC for heating may not work properly. So the room feels a bit cold.

This was a perfect accommodation during our vacation in Ksamil - the owner and his family were very friendly and helpful, and we felt very welcomed there :) The owner chatted with us, and treated us to his homemade raki and grapes, he also recommended us some nice places and restaurants to visit and helped to organize a taxi back to Saranda. The Garden looks very nice and well-kept and our apartment was way better than in the pictures - it was much bigger than we expected. It had everything that was needed for a vacation and it was very clean. The internet was fast. The location is also nice - it is really close to some Ksamil beaches. I would definitely recommend this apartment to everyone and would stay there again if we come back to Ksamil! :)
