Buteful Dubrovnik, nice place to stay

Great value in the heart of Old Town

The best thing about this property is its location — it’s right in the center of town, accessible from the Pile Gates within five minutes without any steps. Also, since the same business owns a restaurant across the street, there’s always someone available to check you in or hold your luggage.

The facilities are quite basic, and street noise can be overwhelming if you're a light sleeper.

A centrally located but very basic accommodation—good if you’re focused on location

The location was fantastic—right in the heart of Old Town Dubrovnik, making it easy to walk to restaurants, shops, and major sights. The air conditioning worked reliably, which was a relief during the hot summer days. Staff were helpful with check-in and the hotel restaurant offered a convenient spot to grab a quick meal or drink.

Rooms were very basic and outdated. All beds were twins or sofa beds, with mismatched linens and pillows that felt old or lacked covers. Lighting was poor, and some rooms had unpleasant smells. Bathroom layouts were awkward with limited space and functionality. No elevator, which made luggage and accessibility a challenge.

Ideal location, friendly staff. AC doesn’t work very well.

Location is perfect. Most things worth seeing and experiencing are within a short walk.

Air conditioning didn’t seem to work well. We turned it on but it hardly changed the temperature of the room. The windows were also very thin and if you need to go to bed early you may have a tough time with the commotion outside.

It was ok. We didnt stay as much in the rooms so was tolerable for a few days.

Very good location in the old town

We booked 4 rooms. 2 of the rooms have terrible sewage smell in the bathroom that they try to cover up with strong cleaning liquid smell. So after the cleaning smell wears off after few days, the pungent smell is back. Wifi is not as fast.

Lovely family feel to our lodging despite being in the middle of the very busy old town

The best thing was the association with the Tezoro Restaurant right in front. The staff were fantastic, very helpful, very friendly, and it was so nice to have a friendly local face to smile and nod whenever we went by. The food there was great too, and the 20% food discount was a very nice bonus.

The room was adequate for our needs, but a little noisy (but I think that will be a given for most properties in the old town!)

Decent stay in a good neighborhood.

I liked the location!

It's definitely a budget room, but you get what you pay for. Bed is comfortable enough to sleep and the A.C. works. We were hardly there so it was great.

Awesome place!

Very conveniently close to pile gate. No stairs at all to the property. You can also leave your luggage in the lobby if your plane leaves at a later time.

Window panes aren’t sound proof. You can hear noises from the restaurant below and people from the streets but I guess it really is the case if you choose to stay inside the old town.

really convenient place to stay, would definitely recommend

Location was really good, right in the middle of old Town, only 5 mins walking distance to most things you'd want to do in Dubrovnik. The room was a decent size, it wasn't large but comfortable enough to move around in. the cleanliness of the room when we got there was impeccable and someone came to cleaner around twice whilst we were there on a 4 night stay. the beds were good, not as comfy as home but certainly better then some. air con was excellent during an excessively hot period. shutters were excellent for keeping out light in mornings

Where you are located so close to restaurant and bars the nightlife and morning deliveries / work slightly affected our sleep - due to the single glazed window let a lot of the noise through, it was not terrible but certainly noticeable.

Great Location but a little noisy!!!

The location was very good - right in the middle of the old city. You could walk everywhere in a matter of minutes. The apartments were clean. Check in was easy.

You have to be aware that because you are in the center and right above restaurants in the front or back apartments there will be noise at night. There is also trash pickup for the restaurants and it is very early in the morning - like 5 AM. Our family was on the second floor so we could hear all the noise. There is no elevator - only stairs and that was not a problem for us but could be for other people. Since we asked for a 4 bedroom apartment we were under the impression that is what we were staying in but we were in 4 separate one bedroom apartments.

Location is fabulous

Location of that property is perfect… middle of old town no stairs to reach it out which is not very common in Dubrovnik where there are a lot of step. Room was clean equipped with kettle and glasses but no bag teas of coffee.

Because of that location the noise from restaurant was heard but for me it was bearable and even give some pleasure of being in busy town.

These rooms are within the old walls of Dubrovnik. They are in a great location to do all the sightseeing. There are located just off the main high street & opposite the restaurant Terorzo. The rooms were clean & furnished well.The staff were great and happy to help.

Very good location in the old town, and they give 10% of discount in their restaurant which is in front of the place.

The window and door are not too good to isolate the sound, so sometimes it could be a bit noisy, but that wasn't so frequent.

It exceeded our expectations, location is the best, super central, the restaurant below was great, the AC worked amazing. The pictures dont make it justice, rooms are way nicer than in the picture and the host was super nice and friendly. Loved it.
