Fantastic hotel in the best location in Dubrovnik Old Town

We stayed for 3 nights at the Bota Palace between Christmas and New Year 2025. It is a great place to stay; luxurious rooms, clean, helpful & friendly staff, lovely breakfast, and probably the best location in the whole of Dubrovnik Old Town. We loved it.

We liked everything. Be aware - because it is on the main street of the Old Time it can be a little noisy if there is a festival - but - this is to be expected, the windows are triple glazed and the music stops before midnight. It is not a problem.

Great enjoyable Stay

Right in the middle of old town. Restaurants, grocery all just across the street, and around it. remember that you need to carry your own luggage from Pile Gate to the hotel (although just 3 minutes walk) since cars not allowed in Old town. All sight seeing, game of throne tour, souvenir, etc at walking distance. Must take game of throne tour ( iator or tripadvisor or any tour operator) to relive the tv series memories. Breakfast is served in room at pre decided morning time. It's good in a way, but some hot food, items gets cold by the time you are served. Hotel manager Karla and her assistant are around till afternoon, but always available on whatsapp and call. They help you organizer taxi, trips, sight seeing, tips etc. karla oragnized Taxi person took us to mostar Bosnia and to aiport drop next day. We were lucky to have met very nice and experienced tour guides on all our local tours. Fantastic and well mannered helping people.

a minor issue : Mattress Bed was too high for us, it may be suitable for very tall couple ( 6 feet plus). No other issues.

Perfect apartment in the heart of Dubrovnik

Bota Palace is gorgeous. We stayed in the studio apartment and it was perfect. We got to select our breakfast every morning and received great recommendations upon arrival which were super helpful - and delicious! They also helped us organize a transfer service from the ferry to the gate when we arrived and met us upon arrival even though it was almost 9pm. On a rainy day, umbrellas were available by the door. Just a very thoughtful stay from start to finish and always felt taken care of! Would stay again in a heartbeat!

If stairs are an issue for you, be aware that there are three flights of stairs up to the studio apartment : ) We had no problems but something to keep in mind!

Very good, but room for improvement with housekeeping times and breakfast items.

Breakfast choices were nice, but "hot items" were not usually hot. The French Toast was bigger than the plate....hard to eat. Staff made great recommendations for high-quality restaurants that were off the beaten path and a bit less touristy.

Noise was quite loud at this room facing the Main Street in Old Town (Standun). Housekeeping with vacuuming and moving furniture began and 6:22am in the apartment above, so that was the end of sleeping.

Fantastic!

Breakfast was wonderful Our room and the hotel were exquisite. So much thoughtful detail to make it beautiful, clean and so comfortable. Karla was always so helpful and the maid who served breakfast and cleaned was very conscientious. Absolutely loved it and will return!

Location is perfect! But because of that some noise at night which is out of their control.

Close to the city wall

Bota Palace is just off Stradun and is close to all the old city attractions. The room was large, had two easy chairs and a big bathroom. Breakfast was very good.

Beautiful boutique hotel with modern and clean spacious rooms . Rooms beautifully designed with attention to detail . Staff excellent and helpful . Lovely in room breakfast . Beautiful view of the old town with plenty of windows with natural light . Centrally located , close to restaurants , shops and beaches

No lift , however it wasn’t a problem for us but maybe for older travellers Because the hotel is located centrally , you can hear party goers to early hours of the morning every night .Earplugs were provided however sound proofing windows would be more effective . May reconsider if you have a health issue as ambulance do not come into old town .

The location was great but overall, the noise and light made it difficult to sleep well.

The location was great and the room was modern and spacious. Check in was easy and the property host was very responsive.

The rooms need to be sound proof and they also need blackout curtains. Way too much light from the street coming in at night and the sound too loud. Even the breakfast service in the morning. We were woken up both days at 6am with people and plates moving around. It's a small hallway and stairs.

Good but didn’t meet my expectations; we thought we booked a boutique hotel but this was Airbnb.

The breakfast was fresh. The location was good - situated inside the Dubrovnik old city. The room had a nice spacious bathroom.

There was noise from the street as the window of the room was located just above the Main Street. No one helped us with the luggage - there was a lift only for the luggage but it was out of order. Eating the breakfast inside the room.

What a gorgeous property! Styled very modern and luxurious, spacious and in the perfect location. Lovely smell as soon as you walk in and extremely clean. Great facilities, the host has thought of everything!

Very nice surprise in the heart of the Old Town

Great little boutique hotel. No front desk or reception area, just beautiful rooms in a building right off the main pedestrian street in the Old Town. Breakfast was included and we were emailed a menu to choose from and a time that we wanted it delivered to our room in the morning. The breakfast was hot and delicious. The room and the bathroom were both large and well appointed. This hotel was a nice surprise in an otherwise very touristy and crowded city.

Because of the city's historical status, the buildings in the Old Town do not have elevators. Difficult to move luggage around. Pack light.

A charming and memorable Dubrovnik stay!

This apartment ticks the box for a lot of things! It’s in such a beautiful place and so centrally located for absolutely everything one would want to do in Dubrovnik including eating at a variety of yummy restaurants and cafes! The fact that it is also very spacious, clean and beautifully decked out, added to its appeal .

The stairs of course! Sometimes the enthusiastic tourists were a little too loud for a little too long into the night but you can’t have atmosphere without the people and the people are on holidays in a very popular area!

Special addition to our trip to Dubrovnik

Fantastic location - inside the old city but very close to the Pile Gate and no steps were needed for bringing the bags to the hotel. Beautiful room, great bed, everything you could ask for.

Be aware that you do need to bring your luggage with you to the hotel as there is no direct access by car. It is a short walk from the taxi station and no steps are needed between the entrance of the Pile Gate and the front door of the hotel.

Very nice boutique hotel at an amazing, easily accessible location in the old town of dubrovnik.

The included breakfast is rather small, and there can be some noise coming from the street below. The price, like everything else in the old town, is quite steep.

Location is central and right in the middle of old town. The building is beautiful and the room is lovely.

Being in a central location we stayed on a Saturday night and were kept up by loud shouting in the streets until 4am. The breakfast is pretty but cold and small portions.

Beautiful location with excellent service

This might be one of the best hotels we've stayed in. We booked the studio apartment and it was more like having a home away from home. Location is in the middle of everything you could possibly want to see in Old Town and was on the flat portion of town so you didn't need to climb a hill at the end of each day just to get back to your room. The staff were super friendly and went out of their way to make us feel at home and relaxed. Breakfast is brought to your room every morning with lots of great options and they made every effort to make sure we were looked after even after experiencing a small hiccup during our trip. The rooms are extremely clean and beautifully designed and there were so many details like Rituals products, slippers, toiletries, a hairdryer and straightener, and even a shaving kit! Mary and Karla were both amazing and so helpful, we would definitely stay here again.

It can get a little noisy since you're in the center of town but we slept through most of it since we were exhausted from exploring every day.

Wonderful location and breakfast. Challenges with temperature and noise regulation.

Breakfast, location, staff, and WiFi were all excellent!

The AC unit did not work which led to us needing to open the windows for colder air. This created a new problem of dealing with the outside noise. Early morning wake ups with people making noise cleaning and setting up for the day and at night people partying sometimes until 3am plus. It was a constant battle of sweating in the room and being hot but quiet and being cool but being annoyed by the noise outside. We wish our concern of the AC unit was addressed. For the price payed and the rest of the experience being great it was tough to fully recommend and enjoy this location fully. If the AC is fixed easy A plus 100 percent score.

Centrally located

This is the place if you want to stay as central as possible in the old town. Located just off the main street and 2’ from Pile gate. It’s no hotel but rather a managed facility with only a few rooms. The building is beautifully renovated, the rooms spacious and the decor very nice. In room Breakfast is provided, though the selection is limited. You don’t have staff on location but they are only a call or a sms away, if you should need anything. So if you’re looking for a centrally located place to stay, I highly recommend this location. If you need a hotel with 24h hour service, this is not the place for you.
