Lovely property, Hosts very responsive and friendly. Key lock very accessible and parking right outside the house. Secure garden for the dogs which was brilliant. Large park within 10 mins walk of the house.
Very soft mattress (but we did read this beforehand), but was softer than we thought.
The tight turn to the property is very tight (again this was mentioned) but plenty of space to park and also on the road near the property if needed.

Positives: The property is in a great location , Particularly for the Races and York City Centre to be fair. The bed was okay and the bedding was very clean and to be fair the location was nice and quiet in the evening. email correspondence, et cetera from the host was very good..
Negatives : The dining area in the conservatory was extremely cold and clearly not very inviting to dine in & the table really needed a good polish.
A coffee table or a couple of little side tables in the lounge would be a bonus .
The fridge would benefit from a freezer section . The grouting in the bathroom really needs looking at and the bathroom cabinet has seen better days .
The lounge carpet is really really stained and would benefit from a good wash or replacement .
what I really don't get is that a lot of these concerns are very similar from other people who have stayed and have been similar observations in the last year Particularly the carpet downstairs issue.
This could be a super super place to stay with some small TLC applied.
We thought it would be great to book somewhere with a garden but really you couldn't sit out there as the furniture was a bit worn for want of a better word and there were no cushions for the seats which is a shame as this seemed to be a bonus when we booked it ..But it was just somewhat unusable .
Laundry was left in the washing machine, which I don't get!!
It just all seemed to be a bit basic for £130 per night.
I do hope my comments will be seen as positive / constructive comments as I do think this could be a gem.
Can't remember the last time I stayed anywhere that didn't have a bit of UHT milk or a packet of biscuits ..(not a biggie though) and in the great scheme of things, not a show stopper
