The second time we have stayed here and have had a great stay both times, will definitely stay again.

Brilliant location and plenty of room for a large group. The owner is very friendly and helpful but not pushy.

We love the property overall. It does need a little tlc in places.

Perfect for a family gathering where ages 2-82 are catered for!

The size of the house and the facilities. We booked for a family trip with 18 adults and 5 kids and it was everything we needed. It never felt cramped or like we were on top of each other. Having your own room with your own bathroom saves so much time too. Chris the owner was so nice he met us on arrival and gave us a tour with all the important info needed. He was only a phone call away if we needed him. The space inside and outside is what we needed and it’s what we loved the most. You can shut the gate outside so the dog (and kids) can’t escape and indoors we closed the door to the kitchen and downstairs toilets so the kids couldn’t roam from the living room and conservatory. Not that they wanted to as it was big enough to house them and their toys as well as us and food.

It’s not a dislike as this property is honestly everything we needed - it’s an old hotel with a pub turned into a home so had everything we needed. It’s older in places and could be newer but it didn’t bother us at all. We’re going to come back next year, if Chris will have us!

Great location, plenty of space for a group of 15 and a couple of dogs. The hot tub area was immaculate. Would happily stay again.

A great stay was had by all.

The property was great for a large family gathering (18 adults, 3 children and 5 dogs). Plenty of room inside and out for all of us. Hot tub a bonus.

Had some issues with controlling the shower temperature in a few of the rooms. The cooker wasn't the best.

Nice house, don’t pay £250 deposit. You’ll have to fight for it back

The property is lovely, we have stayed three times, same owners. Very helpful

It is now 8 weeks since our stay and despite me chasing on a daily basis I still have not received the deposit I paid of £250. Booking.com give the same response that they’re looking into it. I don’t know who has my money - either the arches, host and stay or booking.com but I want it back. Although the house has served our friendship group well over the three times we have stayed I would not book again

Group of ladies we all had lovely weekend and would go return

Lovely property for a large group. 11 bedrooms all en-suite. Lovely grounds and walk through golf club, local pub a mile walk away and also highly recommend the pub for food and drinks. Plenty of seating areas both inside and outside. Large dining area. Lovely area outside with hot tub. Great bar area plenty of fridges to store your drinks. Kitchen good size too.

The bedrooms were all foisty and we had to open bedroom windows and doors to get fresh into the rooms left them open whilst we round about. Also need more large mugs in kitchen not enough for 20+ people as cups very small.

Like sneaking into a hotel with no staff and feeling like you own the place :)

The bar, the pool table, the comfy sofas, the big tv, the fireplace, the hottub, the closed off reception area to keep my dog, the close by beach and countryside walks. The place and location are amazing - we used it as a base for wedding guests.

Few cobwebs but it is in the middle of the countryside so can you really expect otherwise? Too much fun was had and it was too nice

For a lovely, relaxed non corporate place to stay just away from the crowds this is ideal.

Our first overnight stay since the pandemic so we were delighted by the very high standard of cleanliness. A lovely welcome from Chris and Linda. Ideal location for visiting this part of Yorkshire as away from the very touristy, over developed places. Peaceful location and the accommodation a very good standard for the price. Especially liked the large corner bath, just so luxuriant after a long day of travelling and sightseeing. Breakfast was good and service attentive without being annoying. I would not hesitate to stay here again when visiting this area.

Every staff member we spoke to was friendly and helpful. The room was sparkling clean and the breakfast was cooked perfectly.

The room was a little dated. The hotel was hard to find and we had thought it was in Saltburn by the Sea which it isn’t.

A delightful country house in idyllic surroundings. But beware of the potholes on the way in!!

The location was delightful. Fantastic views in all directions from the hotel. The room was generous, a very good en-suite, fairly comfortable bed. The breakfast was exceptional. Service was extremely friendly and efficient.

Sorry, I have to say but I don't like paying for 2 breakfasts. I have been a single traveler for many years now and I am quite resigned to the fact that I have to pay the 'Double room rate' when I take a 'double room'. However, when this price includes the double rate breakfast I do take exception. I should not have to pay for something I am not having.

great hosts, quiet out the way location

Location is isolated and quiet, host - Chris is really friendly and helpful. The pre order breakfast is really good. The rooms are in a block but sound insulation is not good, we had to endure a man on his mobile phone outside our door for nearly an hour. Our dog was happy with the location walking up to the golf club house, great views of the coast. If you want quiet location, this is for you.

People with other dogs need to control them more, yes they were on leads but barking and lunging for other guests and pets should be better controlled, if your dog is like that then warn people or keep them away!

the breakfast, l location, staff were all excellent I liked the little touches, tissues in bathroom, full length mirror. The bed was comfortable the room was very clean. the staff and host were lovely.

This may reflect that the place may have been locked down for some time because of covid. The bathroom was damp the wall had mould and I found this affected my asthma. OBVOUSLY at this point nothing could be done it will need redoing. the open ceiling into the bedroom did not help. The toilet chain did not work properly. As we were only staying two nights we did not complain as it only became more obvious on the second day
