It was freezing on arrival, the cooker was full off grease from previous occupants and hadn’t been cleaned, the main bed looked like it had been slept in and not been changed. We were told the cottage would be warm on our arrival which it wasn’t. I tried to contact the owner without success he totally ignored me. We had to cook in my son’s cottage for the whole stay because the owner just wasn’t interested.

Absolutely amazing stay for our mum's 70th birthday, we booked all 6 cottages and had an amazing time. Exceptionally clean cottages, gorgeous and spacious. Owners were super helpful with any queries (thank you so much). We loved the ducks, the facilities for the kids, the EV chargers were an amazing addition too and not to forget the absolutely incredible Cat who loved coming in and out to get some strokes and fuss! Very close to amenities, location is excellent. We would love to come again, the dog had a super time and she felt very at home in our cottage. Just a lovely getaway, we feel super lucky to have found this place to fit our large group of 21 of us in total (kids + adults). Really special thank you Phil and family, we would love to come back to see Osprey in the spring/summer!

Excellent location for touring the Dales and Moors. Located in a nice courtyard. Plenty of room. We were in Dale View Cottage. Was clean and tidy and beds were comfortable.
Heating was hit and miss. Not always on. No spare toilet paper. No baking trays for oven. Have still had no communication from manger regarding which cottage and key location. Spoke to the grandmother who assumed this was the right cottage??

Initially, we had to wait for about an hour to be shown to our cottages and receive the keys - the owners were not there and unavailable by phone.
Next day after we left my daughter realised she had left her iPhone at the property, and the locator was really showing it was till at the property. I tried to get in touch with them about it but they ignored my numerous calls and messages, finally saying that they cannot help. The phone's location was still there and we have not recovered it!

Cobwebs fluff and dust behind bed and furniture which I had to clean up before we could sleep in there (photos available). Oven had baked on grease. Lack of basic kitchen consumables e.g. washing up cloth, kitchen roll, metal foil, badly scratched non stick frying pan (only metal spatula to use). No outside door light. TV remote not working (batteries?)

The Granary was perfect for what we were after - a couple of nights local to Patrick Brompton/Leyburn/Swaledale. Super helpful to have the basics provided - dishwasher tablets, towels, loo paper, soap etc. The lending library a bonus and the apple tree and field to walk around super.

We stayed in the Miners cottage which was incredibly spacious with seperate kitchen/dining room and outside seating. Very well equipped inside and the onsite facilities were brilliant. Really loved the huge field and little play park to play in. The lending library was stocked full of games and books.
Honestly just the fact we only booked 2 nights, would be a fantastic base for a week exploring north Yorkshire.

The location is superb and the view and openness make this place appealing. It's quiet and serene.
The laundry room and lending library are a definite bonus, particularly if you are having an extended stay. The horses nearby and the resident ducks and cats add to the countryside charm. The kids loved the climbing frame and the tree swing. The pub in Excelby is lovely and the food was tasty.
We rented Millers cottage and Ploughman's cottage. Both are in need of an upgrade and there really ought to be more than one of the basic amenities: cloths and tea towels etc
Millers cottage had a persistent smell of the septic tank and even the children continued to comment on the really offensive smell. The toilet has an incredibly weak flush, which for one of the larger houses on site (and therefore more people) was a real hindrance. A few of the sockets in this property didn't work and one of the light fittings needed a bulb changing. The host did attend the day we arrived to change it but the glass cover was not secured and subsequently fell down and smashed. Thankfully no one was in the bedroom at the time. We used the hoover provided to ensure the floor was clear of glass only to discover the bag smelled horrendous as if it hadn't been changed in a very long time. These properties welcome dogs so you can imagine the odour...
Ploughman's cottage smelled equally as badly but mostly of dogs. We accepted we could expect this a little but those with dogs have to pay an additional cleaning fee, but I can't see where that money is spent.
There was a distinct and obvious lack of cleanliness to both properties with thick dust to most surfaces. The cooker hood was very greasy with dripping fat from the vents in ploughman's and the cooker barely worked at all in millers, with the door seal hanging off.
We accepted that being based quite rurally, there's a level of countryside dust and debris but thick cobwebs are an obvious signal that cleaning has not been carried out for some time. We alerted the host within an hour of our arrival and they apologised and promised to deep clean both properties the next day while we were out.
To our disappointment, only a minimal clean was carried out with most of the original uncleaned areas remaining untouched.

Lovely spacious accommodation. Lots of great family facilities from a well-stocked library. Outside spaces were great as well. Recommend this for families and those who want to explore a little bit of the Moors and a little bit of Dales.
You do need a car to stay here, really. So it was perfect for us.

Our kids enjoyed the play area and the books and toys in the laundry area. We loved having a bath and the comfort of the loving area
There were some things missing from the kitchen area (fewer forks/spoons) but we could manage in the time we were there.

Lovely surroundings, met all our needs - dog friendly/electric car charger, lending library, all on one level, private outside seating area.
The dishwasher was smelly and very dirty inside. Areas of the cottage ie tops of radiators, window ledges needed attention to detail.
The ‘white’ towels weren’t very white at all which was a bit off putting!

It was spacious and clean in the kitchen and most areas. We were allowed to bring dogs. Great parking and lovely area for the dogs to run and seating.
There was only two forks for x3 of us and we couldn’t get the oven to work on the first night when we wanted to warm our takeaway up. This was rectified on the last day of our stay. There were large black hairs found at the side of the bath and in the main bedroom on the bedside table. The door was very stiff to open and had to be kicked at the bottom to open it . Generally it was a bit run down outside with the window frames rotting.

The property felt so private and equally very relaxing. I loved having the recreational field to take my dogs for safe walks every morning and evening to unwind after our days out. I didn’t feel overlooked by others and felt our hosts were available if needed. The lending library was a great little extra and we enjoyed borrowing a few DVD’s and books. The cottage its self was spacious and had everything we needed. I felt comfortable bringing my two dogs who I was able to have leisurely walks with whenever I needed due to the easiness of the surroundings. Arriving and leaving the property was extremely easy, and instructions were easy to follow via our emails. I would recommend these cottages to others and I would return for future holidays too

So much space, lots of implements in the kitchen to use.
The outside space was nice to sit out in.
It was quiet.
Good comms with the host.
It was extremely warm when we arrived and the rooms are in the loft/ eaves. The velux windows could have had their blinds pulled and /or opened just a little to cool it down.
We had no hot water but that was resolved by the morning as the owner popped in and sorted it.

Clean and tidy
Duvet Cover on bed very crumpled, looked like it had been slept in, but it was only the fact that it had not been ironed after washing.
Also, because the cottage was alongside the road, you could not have windows in the bedrooms opened at night because you could hear the cars travelling on the road in the morning (It was not a overally busy road)

Peaceful . Let our selves in , It was a cottage 1 Bed .Not a Hotel . Cosy small courtyard , 3 Acre field to walk our Dog . Not seeing signs around property saying you can’t do this and can’t do that .
Like in the Annexe we were in a village near Hull in Feb .
Met the owner very Friendly , And Approachable .Plenty Parking available in Farm Yard OFF STREET .
Our 4 yr old Grandson would have loved it .
The Wi fi could be better as a little to far from signal across Courtyard for inside cottage kept crashing .I had to go outside front door to get a strong enough Signal too load but soon crashed .
As in a Courtyard corner . As this particular weekend I was having to use my phone more talking to Local Caravan Dealers . I don’t use my mobile much so normally would not bother me .

We have just had a lovely 4 night stay in the Granary cottage .It was very comfortable and spacious with everything we could possibly need..Our grandson loved the outdoor area and play room which was a bonus. All in all we thoroughly enjoyed our stay and highly reccomend Osprey Meadow.

Lovely clean cottage with everything we needed, 1 negative was I thought the outside due route could have been sorted ready for us to sit outside. However apart from this it is a wonderful place to stay.
The outside furniture wasn’t ready for use to use and it was going to be a lovely weekend .
