Fabulous.

After arriving two hours late via bus, we were greeted by Vlad at this accommodation. He had cold beer and raspberry cake homemade waiting for us and a slate of information covering everything we would need to know for our visit to Kotor. The apartment was spotless , new, every amenity was supplied, especially the kitchen. Our deck overlooking the water with wonderful deck furniture really added to our experience. The location was ideal. Just a 10 minute walk from the old town in a quiet residential area. We were made to feel extremely welcome, and the overall experience was fabulous. Thank you, Vlad and Patricia.

A spotless apartment with the kindest hosts, stunning views, and a warmth that truly felt like home.

We had such a relaxing and wonderful stay at Los Olivos Apartments. Vlado was so friendly and thoughtful, and his wife Patricia was absolutely lovely, they truly made us feel like family. Patricia even surprised our toddler with a homemade cake for his 2nd birthday, I was genuinely touched. The apartment was spotless — not a speck of dust anywhere — and the view from the balcony was breathtaking; we spent hours just sitting outside watching the boats and ships pass by. The location is perfect too, just a short walk down the hill to the supermarket and the old town. When it was time to move to our next place, Vlado went out of his way to help us, showing such genuine kindness. We were so sad to leave and missed the place the moment we checked out.

Lovely apartment in great location with superb hosts.

The host family were very friendly and welcoming and made sure we had everything we needed. The property was modern, clean and very well-positioned in Kotor near the port and the Old Town. We could walk everywhere easily. I highly recommend Los Olivos to travelers.

One of the best apertments we have stayed in and only a short walk to the old town.

Very impressive well equiped modern apartment with wonderful views. Only about 10 minutes walk to the old town but in quiet location. The wifi was super fast as well which is a big plus. Apartment was one of the best we have stayed in. Our host looked after us very well and we would happily come back here to stay again.

Beautiful

The apartment provided a wonderful base from which to explore Kotor and the bay. Vlado was very friendly and helpful in explaining all aspects of the apartment. The shower was spacious and the washing machine is a bonus when travelling. Vlado provided a beautiful home cooked dessert on one of our evenings which was delicious! Parking onsite is also a bonus and Vlado offers to help where he can.

There is signage on the way to the apartment but a small sign at the property itself would be helpful in knowing when you have arrived or directing to a reception area. Just a small suggestion to an otherwise wonderful stay.

Amazing host, fantastic view to the Bay of Kotor and a great location.

We stayed just outside the Old Town and the Los Olivos apartment was about 600 metres from the port where our ferry arrived from Dubrovnik. Our hosts (Vlado and Petrisa) were so welcoming and made our stay very comfortable. They would regularly check-in to see how we were going (we stayed six nights) and one evening, Petrisa baked a homemade berry crumble slice and delivered it to our room, still warm from the oven, perfect ! We had the whole apartment to ourselves and it had all our 'home from home' requirements as well as a balcony with a view into Kotor bay itself. Petrisa took time to explain all aspects of the apartment. Kotor really was a gem (we loved the Old Town) and we also accessed other towns via the public bus services and in particular, loved Budva and Perast. Buses were easy to use, inexpensive and the hosts would provide directions on which bus/where to catch etc. We loved the apartment and Vlado and Petrisa were the best. Our driver (Bosko) was booked through the hosts and provided a paid transfer from the apartment to the Tivat airport on departure. Bosko also provides private tours for couples, small and large groups. Whilst the apartment has the best views, when arriving it is worth considering how you will get to the apartment. We had large suitcases and the 600 metre walk was really quite short but it was very steep!

Amazing apartment with an incredible view.

We cannot fault this property. The view from the balcony over the bay is stunning. The apartment is immaculate and has everything you could possibly need. Vlado, the host goes above and beyond to ensure you enjoy your time in Kotor. We stayed for 5 days and really didn't want to leave.

Comfortable, clean, convenient

We can’t recommend Los Olivos highly enough! Vlado was an incredible host who went above and beyond to make our stay special. Every day he helped us by turning our car around in the tricky driveway, drove us to the bus station, and was always happy to get us whatever we needed-whether it was krempita, extra towels, or anything else. His wife’s homemade blueberry cake was such a treat, and they had stocked the fridge on arrival. Communication was also super easy. The location is perfect, and the balcony view is stunning-an ideal spot to enjoy breakfast while overlooking Montenegro. The apartment itself was spotless, with excellent air conditioning and high-quality finishes throughout. This warm and welcoming family truly made our trip unforgettable. We would absolutely stay here again and recommend it to anyone visiting

Holiday in Montenegro

The location was perfect. You had Kotor old town 5 minutes to the left of you and the promenade 5 minutes to the right. The walk-up to the apartment was gradual and not too steep. The apartment was lovely and spotlessly clean with a beautiful view. The owner (Vlado) was exceptionally helpful and made sure we had everything we needed. When we arrived there were already 2 cold beers in the fridge and then he arrived with a bottle of wine. He very kindly gave us a lift early in the morning to the bus station when we were moving onto Mostar. I think l'm right in saying we were in apartment 2, which was a little bit extra, but it was worth it because it had the corner balcony with a lovely view.

Traumatic

Location, relatively close to the Old Town. Having two bedrooms.

Our experience was very bad, and I do not recommend this apartment. First of all, there is a steep hill to reach the accommodation, which can be a problem for anyone carrying luggage or with small children. The apartment is small for four people. There is no blackout curtain in the living room where the sofa bed is, only in the bedroom. A cleaning fee was charged that was not mentioned in the Booking reservation. However, the worst part was the host’s behavior. We were with two small children (2 and 5 years old), so some noise is to be expected. On the day of checkout (which was at 10 a.m.), we were still finishing breakfast at 9:40 a.m. when the owner appeared on the side balcony and told us we had to leave immediately. We had to pack everything in a rush. He entered the apartment and started complaining that it wasn’t clean — which is understandable after four days with two small kids. He even complained that the bathroom rug was dirty. He was rude to my husband, even pushed him, and his daughter mocked my accent — all of this in front of our children, who were frightened by the situation. It was extremely humiliating and upsetting. Even though a cleaning fee was charged, he expected us to have washed the bathroom rug ourselves. After we left, he made up false claims that we had caused damage to the apartment and tried to charge us €300, alleging a mark on a painting (which we never touched), a pulled thread on the curtain (which the children never went near), and supposed oil stains on a chair. These accusations are completely unfounded. Any “dirt” present was consistent with normal use by four people, including two small children, over four days. The way we were treated was unacceptable, with no empathy, professionalism, or balance. It negatively impacted the rest of our trip. We’ve never experienced anything like this before, and I feel obligated to share our experience here.

Perfect!

This apartment couldn’t have been more perfect, one of my favorite accommodations I’ve stayed in. Amazing location to walk to the old town, supermarkets, and the start of hikes. The apartment itself was gorgeous, modern and clean, great shower, great air conditioning, really quiet and the balcony view was amazing. The host was so friendly and kind, even offering to drive us down a hill with our luggage and getting us a taxi. I couldn’t imagine a better place to stay when visiting Kotor

Absolutely exceptional accommodation

From the moment we arrived, everything about our stay was exceptional. The location couldn’t have been more perfect - just a short stroll to both the old town and the beach. Having a dedicated parking space at the apartment was a huge bonus, especially since we arrived by car and parking in town can be a challenge. Our host was very warm and welcoming, greeting us with some lovely homemade cake and offering a complimentary bottle of wine. We were also delighted to find water, juice, and beer thoughtfully stocked in the fridge. The host took the time to walk us through the apartment, shared local maps, and went above and beyond to give us recommendations and tips for things to do in the area. The apartment itself is a gem. Beautifully designed, modern, and spacious, it felt like stepping into a luxury hotel with the added comfort and convenience of a private home. Every detail had been carefully considered, from the stylish decor to the high-quality amenities. The space was bright, airy, and immaculately clean. The bed was super comfortable, and the place is quiet so you can get a very good rest, even for a light sleeper like me. The air conditioning was also top-notch, which made a big difference during the warm summer days. The real showstopper is the large balcony. The view from there was absolutely breathtaking - hands down the best I’ve ever experienced from any hotel or apartment. The pictures don't really do it justice. We thoroughly enjoyed having breakfast there, soaking up the gorgeous surroundings, or a peaceful glass of wine in the evening. As our stay came to an end, we were genuinely sad to leave. Our host once again made everything seamless by arranging a taxi to the bus station for us. We truly couldn’t have asked for a better experience. If we’re ever in the area again, we will return to this accommodation without a doubt! Thank you, Vlado, for an unforgettable stay!

We thoroughly enjoyed our visit. The apartment was lovely as was the balcony.

Our host had provided us with everything we could need in terms of kitchen basics and even some drinks in the fridge. He provided lots of maps and info on our location and was a wonderful guide. His wife sent us the most delicious cake.

Amazing view of Kotor Bay from the balcony of the apartment. Great location, it takes only a few minutes by foot to get to the old town and supermarket. This apartment is absolutely stunning and has everything you'll ever need. The apartment was spacious, comfortable, well-equipped, and very clean. Throughout our stay, the owner ( Vlado ) was very helpful and accommodating. The red wine bottle and traditional cake he gave were truly remarkable. Fantastic experience! Going to miss it.

The newly renovated apartment was in pristine condition. Everything required for a stay was provided, including a very comfortable sofa bed for the extra sleeper. Lovely view from the balcony. The outside area has small, beautifully maintained gardens and a deck. Short walking distance into Kotor but quite a steep walk up steps to return. Vado, the host, was extremely kind and helpful.

The drive up to the garage was steep. Local building works begin very early in the morning.

A relaxing stay in a beautiful location

The room had been fairly recently renovated and was in great condition, everything we needed for our stay was provided. Good view from the balcony as per photo on Booking.com. Only a short walk to the old city, nothing is very far away in Kotor, there are also a couple of supermarkets in close proximity. Vlado, the owner was very obliging, made us feel welcome and gave us plenty of his time when explaining what to see and do and going through aspects of the room. If coming from afar without your own vehicle, Vlado would be worth a call or WhatsApp message to help out with a transfer recommendation.

The only negative I had with the property is that the bedroom is a bit of a tight fit for space

The most satisfying thing about living in this place is that the hostess is extremely helpful and always be there for our needs. She gave us guidance for sightseeing, instructions for the utilities, and provided first-aid assistance when one of us got injured.
