It was clean and in a convenient location.
Had a fridge and a kettle and a microwave oven.
The stove was not working which made it tricky to cook and, due to a language barrier the host did not understand what I meant when I was asking for help with the stove.
Wood was not included for the hot tub, which is understandable but, inconvenient as we did not know where to shop for wood.
Could not adjust the heating so, the house was really cold the entire time.

The house itself is cozy, heats up fast, nice decor, good furniture. By accounts of all guests, the beds were so comfy. Sleep went great.
The beds were not fully made, you have to get the duvet covers up by yourself.
Amenities are few, or the prioritization seems off.
E.g. there is no complementary shampoo/shower gel, but you get complementary wine.

The shops are very close by and the house has all the facilities required to cook etc. Spacious with a nice Courtyard and easy to get to from the Station etc. A much more relaxed experience than a Hotel and added to the overall Holiday feeling. Great Communication with the Owner of the property. I rated the size of "the room" - Probably meaning Bedroom, according to the size of the property, but the living/dining room more than makes up for that. Separate shower and lavatory is really convenient. Kitchen is not huge (the correct size for the property though), but 2 people can easily work in there. Lots (LOTS!) of cupboards, perhaps too many for a Guest House. Removing some extra ones would make the Kitchen feel larger. If you were living there however, they would all make sense and be of use.
One of the beds is a bit close to a wall with an additional Beam (to the attic space) near the bottom of the bed, which makes getting around the bed a bit challenging if you are an older person. Nothing Major, as I just climbed on at the bottom and shuffled up the bed. It is part of the design and charm of the house. :) There are 4 single beds to chose from so plenty of options.

The tiny house looks cute, and has some bonus features such as a coffee maker, dishwasher, washing machine. The little garden is amazing too.
Not really in the city centre, quite cold, beds were hard (al four of us had a sore back after 1 night), no shower curtain (bathroom was flooded after 3 of us took a shower), and one of the bedrooms is tiny (we kept bumping against the ceiling with our feet). Lastly, we only received info about the hottub in the very last mail before arrival: you have to buy 4-5 bags of wood (40-50 euros), fill it up, and then heat it for 2+ hours while stirring every 15 minutes. So if you want to enjoy the hottub, you have to spend 3 hours preparing...

Good location, interesting house and good facilities
The host requests a €5 per person, per night "tourist tax" to be paid in cash only. Don't make the same mistake I did - do not pay this. The tourist tax is already included in the booking.com fee. When both booking.com and I reached out to the host about this incorrect charge, he ignored us.
The house is old and charming, but uninsulated and very cold, even indoors. The thermostat was locked on 15 degrees, which is pretty cold for indoors in winter.

Very cool historic stay in Tilburg. Our dogs were welcomed by the host which makes traveling for us easier when we can bring them. Plenty of beds if traveling with a group.

the house was small and cute :) also nice terras and everything you needed. Tilburg will always be one of my favourite cities in NL, and I plan to stay in this house again. if the host let me :)
those roads to get there with the car were a total shitshow of single-side roads and blocked parts :D but whatever we were happy once we sat there. Tip take the main road as close as possible, and don't think you can get there based on luck. :'-)

location, space.
property was very cold upon arrival, and only found the thermostat an hour before we departed, host did not respond very quickly or with much courtesy. also, spent $20 on wood for the hot tub but it was not enough to warm it in early March, so never got to use it

Sooo cold. No instructions on how to use the heating. On our arrival were 13 Celsius degrees inside.
There is no heating on the second bedroom. Probably this is a good location for summer, bur will not recommend during the cold season.

The location of this place is good, easy to reach by walk and not far from station and city centre.
All the rooms were cold: temperature inside was around 18 degrees. It wasn’t possible to rise the heating up and few blankets were available.
Additionally, very few towels were provided, lesser than the guests. No soap or shampoo, not even to wash the hands!
Price was not high, but service was definitely pleasant.
The hot tub is available, but no woods are provided for its warming up.

The kitchen jenga situation with the cabinets, since it was four of us, so cooking there was chaotic haha. But we understand they are old school cabinets.

Lovely place we spent the majority of our time in the private garden since it was hot as we were only in town to move my child into university. It was super quiet neighborhood especially in the evening - i think you could hear a pin drop! Quick walking distance to city center.
Upstairs was a bit hot of course since it was mid August, we opened the skylights but i just suggest a fan next time. Also beds are quite firm, worth noting it's the typical two single beds set together in the larger bedroom (not a large single top bed) Also worth noting no shampoo or body wash or cooking staples on site so be sure to bring your own.

Hot tub is wood-fired (bring your own wood) and could be difficult if not familiar. 3 bags of wood did not raise the water to a comfortable temperature. Bed in second bedroom is folding and not too comfortable.

Le froid dans les chambres en haut, pas chauffé. Pas de prise dans la salle de bain donc se sécher les cheveux dans la cuisine. Pas de four comme inscrit dans l annonce ni de micro onde. Machine à café sale au niveau embout du mousseur à lait. Bouilloire et casserole pas propre non plus. Évier boucher l eau s’écoule peu ou stagne. Dommage car maison avec du potentiel .

Het was een beetje koud in het huis toen we aankwamen, maar eenmaal de verwarming aan was het snel warm.

Allereerst is de locatie top. Je loopt binnen een kwartier naar het stadscentrum / centraal station. Het is een wijk met kleine arbeiders- / wevershuisjes. Parkeren kan tegen een gematigd tarief voor de deur, ook met laadpaal. De woonkamer is knus, waarbij de houtkachel een belangrijke rol speelt. De hottub is natuurlijk het andere grote pluspunt van deze locatie. Al ben je altijd langer bezig dan de 2-2.5 uur die aangegeven is, het is heerlijk om na het stoken te badderen. Zeker als het buiten zo koud is en er sneeuw ligt, zoals tijdens ons verblijf. De bedden zijn erg goed, dat mag ook gezegd.
In algemene zin zou ik willen zeggen dat het huis nu een 7 is en er met enkele eenvoudige ingrepen een 9 van te maken is. Het is wat karig ingericht: net genoeg bestek / servies (waardoor je blijft afwassen), geen bijzettafeltje in het woongedeelte (voor wat drinken en een bak chips), geen pook bij de houtkachel, geen bedlampjes op de slaapkamers, de hangers in de hangkast vallen uit elkaar als je er iets aanhangt, alleen koud water bij de wastafel. Kortom: best wat zaken die makkelijk aan te passen zijn. De toeristenbelasting van € 5,- p.p.p.n. klopt niet. Dat moet 3,5% van de totaalprijs van het verblijf zijn. Dat komt slordig over. Tenslotte voelde ik me met 1.90 meter een kabouter aan de eettafel. De stoelen zijn te laag voor de tafel. Of de tafel te hoog voor de stoelen. Geweldig plekje, met veel potentie.

Supergezellig huisje op een prima locatie. De twee kamers boven zijn eenvoudig, maar meer moest dat niet zijn. De bedden lagen goed. Van de keuken hebben we geen gebruik gemaakt, dus daar kunnen we niet over oordelen. Wel superfijn dat we de koffiemachine (met bonen) mochten gebruiken. Heerlijk!
Het huisje was heel koud bij aankomst. Mocht de host de verwarming al even opgezet hebben in de loop van de dag of desnoods de avond voordien, dan zou dat wel wat gescheeld hebben. Een tipje voor de volgende huurders.

Locatie was goed
Heel koud bij aankomst, een uur met onze jas aan rondgelopen tot het warm was. Handdoeken lagen achter een deur, niet echt zichtbaar, we vonden ze pas nadat we er zelf nog zijn gaan kopen. Geen stopcontact in de badkamer, geen opgemaakte bedden.
