Great location, friendly staff overall
Initial contact regarding check-in time was amusingly passive aggressive; if you advertise your accommodation as a hotel not a guest house, guests should be able to check in any time, especially when they have been delayed by unforeseen circumstances

Location right on seafront close to good restaurants. Excellent breakfast.
On street parking only, a minor hassle finding a spot but the free permit helped

The rooms were beautifully decorated, well supplied and very clean. The building was quiet, and getting in and out of the building was easy. The location was excellent. The breakfast was perfect and served in a sunny, bright space. The host was very pleasant.
At first we had some concern about being on the ground floor on the front at the sidewalk. We thought that there would be an issue with noise from vehicle traffic and those walking past the window on the sidewalk. But the privacy blind let in light and breeze and the traffic, both vehicular & pedestrian, subsided in the early evening.

No window in the bathroom, but understandable in such confined space.
