The location and the environment. The charm of the building and the character of the various public rooms. some amazing book collections on unusual subjects - for example racing calendars dating back a century.
Certain improvements could be made to the property. Some door-knobs were iffy or broken, some furniture was unstable. The stair carpet leading to the Ceilidh room was worn and a little hazardous. The piano has seen better days.
