Urgent Complaint: Severe Health and Safety Hazard at San Margo Elegant Apartment

⭐ 1/5 – Health Safety-Threatening Stay, Not a Holiday Unbearable Heat & Broken ACs All three air conditioners were completely non-functional. Instead of cooling, they emitted hot air while outdoor temperatures hit 39°C. Inside, it felt like a furnace—dangerously hot, especially for young children. Host's Negligence The owner admitted he knew the ACs were broken before our arrival but failed to inform us or Booking.com. Only two small fans were left—wholly inadequate for the apartment's size and the extreme heat. Communication was poor throughout, and no support was offered during our stay. Health Risks to Children Our children experienced overheating, shallow breathing, and skin flushing. We had to strip them down, pour water over them, and give frequent cold showers to prevent heatstroke. Their wellbeing was in constant jeopardy. Mosquito Infestation We kept windows open for air, which led to swarms of mosquitoes and painful, allergic reactions. My children and I were covered in bites and had to take antihistamines throughout the trip. Sleepless, Unsafe Nights Nights were intolerable—hot, airless, and infested with insects. None of us could sleep or rest, leading to exhaustion and distress. Ruined Holiday We spent hours in public areas just to escape the apartment. With no alternative accommodations available, we were trapped in unsafe conditions. What should have been a joyful family holiday turned into a traumatic experience. Severe Safety Breach As a doctor, I recognize the serious health risks of prolonged heat exposure in children. This was not just uncomfortable—it was a health emergency. Booking.com’s Accountability I trusted Booking.com to offer safe, vetted properties. That trust was broken. This apartment should not have been listed in such a state. I've submitted photos and evidence under our booking reference. Action Needed I urge Booking.com to suspend this listing immediately until all safety issues are resolved.

Great place to stay but rude host.

The host Francesco was very rude, sarcastic and unaccommodating.

The location was great and the staff was very helpful.

The lock on the door stopped working half way through our stay. We were locked out for about half a day and had to move to another place with one less bathroom.

I'd say avoid staying here.

The positives are excellent location and comfortable beds. What more could you ask for? But the negatives overshadowed the positives.

We only had 2 toilet rolls between the 4 of us, 2 squares of kitchen paper which the roll was hidden behind the microwave, the shower gel ran out, dishwashing liquid almost ran out and no bulbs in lamps. The biggest annoyance was that the windows were wide open when we arrived on the first day. Venice being Venice, there were many insects and mosquitos in the rooms so we turned on the weak air con but it didn't help that much. Only one bedroom had the mosquito repellent plug-in so those in the second bedroom were bitten incessantly throughout the 2 nights. Communication with the apartment's managing team was awful. It's a 'no contact' type of check in and it was pretty hard to find the building. They could have given instructions to locate it. I had difficulty entering our passport details online for the check in procedure so I called the contact person and he said his admin team will get back to me. They didn’t reply after I sent follow up messages on booking.com chat and whatsapp so it seemed they weren't interested in registering us. I asked for proof that they paid my city tax to the city of Venice (I paid directly to their account as per their check-in instructions) but they sent me a screenshot of someone else's payment made to their account on a different day and for a different amount. So not sure if they actually paid our city tax to Venice without our details. To top it all off, the owner's lawyer and a municipality department rep buzzed the intercom and demanded us to open up so they can take photos of the apartment to include in their contract. It became clear at that point that the person I was dealing via booking.com was either not the owner (and let the apartment to someone which then let to tourists and the lawyer had no clue this was happening) or the owner was happy to rent out the apartment but not inform us about the surprise visit.

The only issue is that no one uses screens in the windows, and the mosquitos found their way in. That is a cultural thing. Not the hosts' problem.
