Good location, terrible host and communication

Large spacious apartment in a good location

We booked the property being one of few with 2 bathrooms for 9 people. When we arrived we discovered that 1 out of the 2 toilets were not working. When this was bought to their attention they already knew and didn’t want to respond or assist in any way in hopes that we would just forget about it. Eventually after chasing them they offered for us to move to another apartment after 2.5 days of a 4 day stay but we were already out in a day trip and was a logistical nightmare to move 9 people. We tried to come to some agreement of a small partial refund for the inconvenience but they wouldn’t agree. I understand maintenance issues arise but it felt sneaky and calculated that they knew and failed to let us know or give us the choice to continue the booking. The communication was horrific and they didn’t want to know us

Location was fantastic.

Facilities were poor. Headboards were falling to pieces (although clean at least). Shower was very difficult to use at kept changing temperature. Dangerous for the younger and older visitors. Apartment was bare and cold so didn't feel very comfortable and homely. No way of turning up heating without contacting hosts. Guests below kept us awake parting until 2am, quite frustrating.

Good value for dollar, large unit with great location.

Great location of the just mins away from Rialto. Nice courtyard just outside with dining options including water/snacks. Very spacious considering usual Venice accommodations.

Getting access to the unit was cumbersome, with repeated Whatsapp messages, and digital forms to be signed and then an email just before arrival with login access codes. Challenging when your traveling with a cell phone and patchy service. The room also had a terrible odour that needed the windows to be opened. But the room was clean.

All in all, the place is great for exploring Venice.

The location is great for walking around in Venice. The apartment on the fifth floor is spacious with balcony, the building has an elevator. Everything was clean. Entering with codes is really convenient, because there were 7 people in our group, and it would have been tricky to share a key.

1. The apartment is really "tired", lots of things are in bad shape, the showers were tiny even for children (the photos in booking are probably 10 years old). But as we were outside exploring Venice and islands majority of the time, it didn't bother us much, maybe the showers though. As I just read Venice will be under water 2150, I can understand that the company wouldn't waste any money for reparations. 2. It is IMPOSSIBLE to contact staff outside office hours, even though there were contact numbers given. Nobody picks up the phone. Just the answering machine saying that they have lots of phone calls right now, which at 9 p.m was an obvious lie. A family that didn't receive entering codes, I was trying to help, just booked another apartment after our two-hour effortless try to contact somebody. Felt bad for them. So, get your check-in done and entering codes at least 2 days before you arrive!

Good but lots of room for improvement

Great location, beautiful balcony and courtyard. The cleaning lady was amazing and really lovely and helpful.

The WiFi did not reach the bedroom and was very patchy. There is only one WiFi for the entire apartment block which isn't enough. The air con was too loud to be able to use properly at night and the one in the living room leaked. Not their fault, but the floor above were very noisy very early in the morning with their children. The managers said they would speak to them on the first day of the noise but it was even worse the next day.

Amazing stay

No keys needed as all doors, to the property, building and flat are accessed with codes. The beds and pillows were phenomenal and the rooms are very big and could fit up to 6 people easily. The flat is minutes away from Rialto Bridge and aprox 10 min away from San Marco Square. Highly recommended!

Livingroom aircon is making really loud sounds every few minutes and the flat entrance door needs to be pushed and closed a few times to close it properly. We have noticed on multiple occasions that a slight push on the door can open it from outside and we needed to push the door from inside quite hard in order to close it properly.

Location was great! Lots of local authentic Italian restaurants around. Accessing and checkin was easy. Quiet area and pretty safe to get around late night. Close to silvestro water taxi 🚕 Instructions were th0rough

Lift didn't work for 2 days of our stay. Wasn't great as my uncle was after his knee operation here to relax. All 5 bags and stroller we had to take up to 2nd floor and bring back when checking out. 1 of the bathroom was mouldy. Apt no. 5 was between 1st & 2nd floor

All doors have codes - works really well. There is also a luggage room with a code, where one can leave the luggage on the last day and still enjoy Venice - thank you for this!

Perfect location next to the best plaza in Venice!

So much better in person! Apartment is huge with two large bathrooms both with standing showers, large kitchen area fully equipped, two large double bedrooms and a wide corridor with a large sofa bed. Everything was clean and modern. The beds are so comfortable! The view of the canal was beautiful with some opera some mornings from one of the neighbours! Felt very authentically Italian. Amazing location seconds walk away from Camp Sant’Aponal plaza with lovely restaurants, shops and a cafe / bar.

Could have a large stock of toilet paper, washing up liquid etc. But when we ran out it wasn’t a huge issue as there is a Coop connivence shop around the corner from the apartment.

The location is great but difficult to find if you arrive at night. My recommendation is NOT to arrive at Venice at night unless you know exactly how to get to your location, logistic is challenging. We had 2 units, one of the units did not have sufficient AC, it was unbearable. Luckily, the management company was able to switch us to another unit the next day. It was nice that there was free luggage storage before and after the stay when we had time gap. It was also great that there were free washer and dryer onsite downstairs.

The AC was never cold enough and what's up with the cruise ship style shower? All the showers in Italy were as tight as can be and the water temperature is unpredictable. It's either too cold or too hot.

Good location

Aircon was located in lounge room and failed to reach the bedroom, which made for a bad night sleep as the city was hot during summer. When we arrived the dishes were still dirty and left in the dishwasher.

Stay away!

It is completely empty. They did not leave anything useful except used soaps & shampoo from previous guests. In the winter, they don't set the heating more than 19 degrees (according to some law they claim, which is hard to believe as we stayed in 2 other locations and this law did not apply). Our family got sick because of cold, as the building is quite old and lets the wind in. Their policy is to threaten you in general. Everything is a warning message. Don't forget to throw away your trash, or you will be fined 400 euros. Don't try to change heating, you will be fined 500 euros. They are extremely obsessed with money and simply look forward to catch your mistake. Sheets and towels had a weird odour, probably from not being washed properly. Luckily we followed all the rules of the big brother and didn't need to pay any fines; but I would not stay here again for sure.

Property is located in th heart of Venice and convenient for walking around and explore the city. Amazing patio view and door codes are very convenient.

Kitchen utensils and appliances were very minimal. Dishwasher could be newer. No coffee machine, no wine glasses and many other items were missing.

Central location. Spacious apartment. Lift close to apartment.

Risky payment method. Had to go to a third party website to pay. Have read in the papers of a scam that operates in the same manner. In the end it was okay, fortunately it was not a scam and the accomodation was real. Difficult to locate. Low water pressure. TV did not work. Sparce cutlery and crockery. Furniture needs replacement. A bit expensive for what you get.

Very nice and quiet apartement in a great location.

We didn't meet the hosts, but communication over phone was great. The property is well located, but it is still quiet there. The apartment was well equipped, two bathrooms were a great bonus in the morning.

Kitchen could be equipped a bit more. The rooms were a bit dark, as the few windows lead to a narrow passage.

location is really perfect (close to everything but still quiet), once you have found the property (property is a bit hidden and difficult to find)

the bathroom was smelling horribly of wastewater (while this can happen in Venice, it was an extraordinarily bad smell); sofa bed in questionable condition; dirty dishes in kitchen; no salt, sugar or other basic amenities in kitchen - also we could not find a lighter to turn on the stove (gas).

Spacious Venetian apartment with good access to the sights of Venice.

Good Venetian experience, rooms were spacious, bathroom new, good location.

Other apartments in the complex had modern glass balustrades on the windows to make it safer, and it would good if these could be added to this apartment as the apartment is very high up.
