The property is really great, clean and beautiful as in the pictures. The lower rating is only due to communication which creates unnecessary stress for guests. Please be quick in answering questions, in providing information about when to expect the access code, whether it will be valid after check-out, but leaving luggage, etc.

The property is in a good location close to St Marks Square and Rialto Bridge. The decor inside is nice and the apartment was very spacious with space to make food and tea and coffee making facilities.
Communication with the property was challenging. Passports were sent early and as I didn’t want to send credit card details I was told a link would be sent to pay tourist tax 3-4 days before stay then access codes would be provided. The link wasn’t provided and despite emails and texts it didn’t come until the day before we travelled. I paid the tax but then did not receive access codes. All emails texts and calls were ignored and booking.com had to get involved and contact the property. Not a great start.
The apartment is a good size and nicely decorated we were on the second floor so it is quite dark as surrounded by buildings.
The satellite tv does not offer much if you are planning to spend time in the apartment then you need to bring a lead to link up media.
Overall I was disappointed with the poor communication which caused me blue anxiety prior to our trip and although a lot of positives to the apartment such as size and location I would not stay here again.

The apartment is beautifully furnished and very comfortable. The location is ideal between the Rialto Bridge and St. Mark’s Piazza with numerous restaurants, coffee shops, gelaterias and shops nearby. We thoroughly enjoyed our four nights here and would have no hesitation in returning.

We enjoyed our four night stay in a very beautiful deluxe apartment. Everything was well appointed, clean, and the timber beams and Venetian style were a very charming atmosphere. The bed and sofa bed were both comfortable. Perfect location for exploring in multiple directions.
One thing to note is you may not receive confirmation that the residence has received your documents until just a few days from your stay. Once this came through the instructions were easy to follow.
