Everything - the house was perfect for a large group of friends and great recommendations from the host on where to eat and things to do.

A fantastic house for a large (12) group of friends. The large dining table in the sun room was fantastic. The quality of the decor and fittings throughout the house was superb and the garden was lovely with a log burner and pizza oven. There were plenty of glasses, crockery and cutlery and the two dishwashers was a real bonus. The owners Paul and John were extremely helpful and very friendly. We could not have asked for more from the house. The welcome pack of food and drink was very much appreciated.
The kitchen was quite small, although it was very well equipped and located right next to the large dining area. Having an extra large fridge/freezer nearby was great

We were met by the owners Paul & John who left us delightful welcome basket! 94DR is a relaxing family home where we spent time in Edinburgh. Great location with access to public transportation just outside their door. And yet the property is just far enough from the hustle and bustle of the city noise. They have a lovely garden in the back. We even enjoyed a few home cooked family meals after long days of sightseeing.

Paul was a fantastic host, super friendly and very accommodating. We were able to check in early, and he gave us an excellent tour of the property and even stocked the kitchen with some thoughtful "welcome" treats (the Tunnock's tea cakes were a huge hit!).
The house itself was lovely, and done up to a very high standard. It was also clear that Paul and John had put a great deal of thought and care into decorating; the place felt immaculately styled but also totally approachable and livable. Our absolute favorite thing about the property was the orangerie/conservatory. We had booked 94 DR as a place for our friends to stay over the weekend of our wedding, and it was so lovely and relaxing for everyone to be able to gather together in the orangerie and enjoy the sunlight and the beautiful rear garden!
Overall, it was a pleasure to stay here and Paul and John were wonderful hosts and both just lovely people (we got to meet John at checkout). I would absolutely recommend 94 DR to anyone with a large group of family or friends looking for a chic and peaceful stay in the city.
The location is a bit removed from the city center if you prefer to walk, but only about 10-15 minutes by taxi. It's also a very lovely neighborhood with lots of attractive period buildings, so there's lots to see if you do decide to go by foot!
Being a bit farther out also allows for a more peaceful and secluded feeling, and the house itself is honestly so well-appointed that we were tempted to just stay in the whole time, so I wouldn't really even call this a "negative" - just something to be aware of if you prefer to be right in the heart of the action :) For us it was just right.

The property was absolutely stunning, we were a group of 12 blokes on a stag do, all ranging between 30 and 40 I can’t recommend this property highly enough!
All the bedrooms were perfect, massive dining area for socials and a well stocked kitchen

Literally everything! First off our host Paul welcomed us with the warmest greeting, showed us round, gave us some tips and advice, and left us with a plethora of top quality food items that we could help ourselves to during our stay. The house is beautiful and huge, and decorated in excellent taste. It was very clean, bright and spacious with great spaces for large groups to socialise. The beds and bedding were all extremely comfortable and we all slept very well. Fridges and coffee making facilities all top quality. Ensuites for everyone. It was warm and cozy despite being such a large home and the underfloor heating was the cherry on top for a comfortable stay. We found it to be very well located especially for going to Arthur's seat, and very easy to get to central town as well. The only problem was that we didn't stay long enough to get through the long list of recommendations in the thoughtful and thorough welcome pack! Wish we could have stayed longer, thanks very much Paul!

We loved the space indoors and outdoors. Great to have en suite rooms for all the guests. The pizza oven was a highlight. And we liked the separate bar fridge!
Hot water near scalding probably safer dropping thermostat a bit. Some cutlery should be at hand in the kitchen - bit irritating but minor point.

The hotel is a cute little bed and breakfast time. The room was beautiful. The view from the bay window was perfect. First time in Scottland for me. I loved overlooking the historic buildings outside. The staff is very friendly. The first night the owner helped us with figuring the bus system. He was so lovely. It made me feel comfortable. He even carried my suitcase upstairs. Very friendly. The next morning the second owner made us breakfast. I am talking about a very delicious breakfast. The cook could definitely compete with any 5 Star Chef. The meal was homemade. It tasted fresh. He was also a very lovely person. He was nice and they both made our stay very wonderful.
The place was pure Magic. Nothing bad. No negative feedback.

10.30 am check out. I thought a bit early? The location was pretty good but a bit out of the way for me. The shower was a weak
