This was our second stay in the lord Lyon’s chamber one bed apartment and would be more than happy to keep coming back for more visits in the future! It is in an amazing location right in the centre of it all, the rooms were finished to an extremely high standard. The code check in is seamless and we made use of the complimentary bag storage which means you can drop your bags off before check in!

Beautiful apartment with everything needed. Mix up with the heating situation was the only issue. Apparently there is a thermostat near the glass cabinet that we weren't made aware of. But overall really pleased

Fantastic location right next to royal mile. Spacious accommodation and clean
Impossible to switch on the induction hob, instruction booklet didn’t correspond so little frustrated. Also main radiator in lounge/kitchen didn’t work so had to use portable which wasn’t strong enough for such a big room and it was very cold outside due to it being December/snowy.

Communication on how to gain access to the room was fantastic, and there is a very simple check in process. The apartment itself was clean and had all the amenities you could need. The oven and dishwasher were very easy to use, and the instruction manuals are provided if you need them. The bed was very comfortable. Location is very central and close to Edinburgh Waverley station.
The hot water ran out when filling the bath, so i had to boil the kettle multiple times to get it to the right temperature. This apartment has incredibly high ceilings, so it takes a while to heat up. We stayed in the middle of January and when we first arrived, the apartment was cold so we turned the heating up - there is some kind of timer on this, though so the heating kept going down to the lowest setting. I think in winter it would be best to increase the temperature so the warmth level can be maintained. I think it would be a good idea to provide some extra blankets for the sofa too.

The only thing I could say was with it being a very open and spacious apartment it felt a bit cool on the evening (as it’s winter) But we had hoodies, duvet was nice and warm and there were blanks there!

Sofa was not very comfortable and not enough seating for 5 people ie only 4 dining chairs. No grab rail in shower despite there being a high step to get out. Bathroom door did not lock.

They put us in the 5th floor and elevator on reached 3rd floor. We didn’t know that we will be in the 5th floor until the check in day. If I know that we will be in the 5th floor beforehand we definitely cancel the booking.

Configuration of apt and bedrooms. Nice space. Nice layout for a family. Use of passcode instead of keys thru out property.
Stairs were tiresome at the end of the day.
Shower never got really hot. A big downer when it was a long day of cold weather.

The place is just beautiful, it is a mix of old world charm with very modern finishes and fixtures. Very characterful. it was very clean. Staff was available to help with luggage. One person came in to have a look at flushing toilet issues. At the time she was able to get it to work. It is very close to the Royal mile(1/2 a block away) so quite a lovely location to access all things nearby.
The toilets were VERY difficult to flush. They did not always work. In spite of beautiful design, function was off. I feel as though men designed the place without any thought to a woman’s needs. Shower head was in the ceiling. Many feet above my head. If I was 6’9” I do not think it would have been a problem. I am 5’7” (not short) and by the time the water reached the top of my head the shower pressure was very ineffective. The top kitchen shelves are too high to reach things without having to get on a chair. As I said toilets do not flush consistently. The little glass shelf above the sink in one of the bathrooms prevents you from being able to put your face above the sink. The design of the apartment has beautiful form but function is way off. In the small bathroom the glass shower partition could be bigger.(or a folding door might be best) Water gets all over everything in there because the glass is too narrow.

Great Location. Just off the middle of the Royal Mile. Not even 2 minutes walking to the Mile. Easy walking access to Waverly station. We could wheel our luggage from and to the station. Used the Elevator to get to Princes Street.
Also really close to all the historical monuments off the Royal Mile.
Next to the Scotsman and Opposite the Hilton. So quite a posh address.
Nothing, except that the apartment felt very bare. Didn't have a luxury feel to it but it was spacious.

It was a fantastic location with great views, very central: clean, fully equipped, attentive staff when we needed them and who left us to it when we didn't. The decor was lovely and the living space spacious.
We could've done with a bit more storage space for our clothes. Other than that, no complaints.

There were numerous advantages for this property that we really really liked. There were we were very close to Waverley within steps plus an easy access for roller bags via the next-door arcade and going down Cockburn Street. There were numerous restaurants, pubs shops in old town that were right by the accommodation. There were two exceptional mentions the coffee shop across the street next to the Hilton and Howie‘s on Victoria Street one exception do not eat at the fish and chip shop at the top of Northbridge. It’s not an authentic fish and chip shop. I believe it’s Landry’s access to the Royal mile access to the tattoo access to the fringe. All were exceptional advantages of staying at this Location and will stay there again.
There was nothing to dislike absolutely nothing beautiful facilities. We had three rooms they were. I should say apartments they were fully functional could easily stay in these apartments with complete services. Staff was very helpful and just nothing but good things to say about this property.

We really enjoyed our visit. Very nice Apt building very centrally located, bedrooms were sized fine, and ceilings were high giving it an open feeling. We had a very well- appointed 2 bedroom apartment with sofa bed. Was great to have secure luggage storage room available when we arrived early. Checkin was a breeze with the code and communication with staff before visit was excellent. We were happy to pay for early checkin even though we didn't think that was really necessary. Responsive to minor repair request. Had the Sofa Bed made-up for our arrival and extra supplies for the 5th person. Very nice modern mini full kitchen with all the supplies needed plus a great little washing machine and drying rack. Perfect that dining/ living area had a door for Sofa Bed privacy. Elevator access to apt (#9) was really important to us (so check on location if you want to avoid stairs). Easily handled specially ordered items (they suggested) delivered to apt before checkin. Milton Brown products were a real plus but having conditioner would have made that perfect. Was ongoing North Bridge construction but other than aesthetics it wasn’t a problem for us. Guests should know that cars can stop across the street at the Hilton for pick up and drop-off because of roadwork.
Was quite hot (in August): each room should have had a fan. Lots of noise from street (it was to be expected especially because of Fringe and busy location) and all the bedrooms faced the street. Not terribly easy to sleep on Sofa Bed due to very noisy water tank in closet. Was an ongoing humming sound too. Would have been nice to be able to get new towels even if there wasn’t full cleaning service with a stay less than 4 days. Rug should be removed or changed due to stains. Cost was really high due to Fringe, like most of the other local accommodations, but even so that's unfortunate.

The central location is ideal for exploring Edinburgh on foot with food and supplies on your doorstep.
The price! .. because an Oasis concert was on as well as the fringe. the price was hiked by nearly treble your usual rate so with little choice we had to pay £1260 for 2 nights which was very disappointing. A lot of building work going on outside which started at 0730hrs.. so no lie in with the noise. The T.V freeview wasnt easily operated

Okay here is the thing - I LOVED the apartment. However, it was 80+ degrees when we were there and the one meager fan provided was incredibly noisy. I don’t mean that nice white noise that helps you sleep, it was that “WHAT IS THAT?!” In the middle of the night. Paired with open windows for airflow and people shouting down below made for some miserable nights. If I had been there during the winter, I am sure it would have been perfect. Also my own fault for not asking management for a new fan, but we were there for barely two nights. All of that said, the apartment was ENORMOUS. Bed was just okay for me.
Oh as I said above, the fan and the noise from it, as well as the street below was a lot. Bedding, particularly for the pullout couch wasn’t very comfortable.

Location is excellent at the Royal Mile. Food, shopping, sightseeing are all right downstairs. Comes with a lift to all floors. Good amenities in the apartment. Spacious.
Noisy cars at night. Unloading of baggage by roadside is a challenge especially during rush hour. If you arrive with a rental car during rush hour, you can't park your car by the roadside. So plan well. Sofa bed is uncomfortable. No dish washing machine.

The entire hotel and room are beautiful, charming and well maintained. Room is spacious, spotless, everything you need in an apartment are available in the room. Slept great every night in a very comfortable bed and in a quiet, peaceful atmophere.
Remnants of the historical headquarters of the Scotmans newspaper are seen everywhere inside the hotel, flooring, wall tiles, staircase. Very charming and special.

Highly recommend this hotel for so many reasons including its location in the heart of Edinburgh.

Central location. Near old & new town. Nicely remodeled but still a classic look. Sofa was not comfortable and the stairs were a lot after a long day. Luckily we had staff magically appear when it came time to get our luggage up & down the stairs. Water was hot when you wanted it to be. Kitchen was well appointed. Decor was very classy. Security was very good.
