Probably a good place to go with kids and a car

The view over the lake is good, the room is clean and spacious and the shower pressure is good. Staff are helpful. Nearby restaurants are good and affordable.

The breakfast is average. The location only works if you have a car and the parking onsite is difficult as there isn’t much space.

We cannot recommend the place.

The breakfast was not so bad, but the glass built place with a poor air-condition was very unpleasant.

The accommodation did not match the offer, there were bed sheets on one bed, the floor was dirty, there was only one towel, even though the accommodation was booked for three people. It was not possible to request a remedy because the person in charge was not available at the reception. Each additional item requested is charged at EUR 10. The view was of an unkempt and dirty area. Individual details of the accommodation were not resolved. Breakfast was fine, except that the building where it was served was glass-enclosed, the air conditioning was inadequate, and it was generally stuffy. The nearest beaches are dirty and the surrounding area is full of rubbish. The journey to Ksamil, 5 km away, takes an hour during rush hour, the beaches are crowded, and the prices for sun loungers are unreasonable. The overall impression is very negative.

Lovely Hotel Experience, Clean, Friendly, and Comfortable

The hotel had very good construction quality, the beds were comfortable and spacious, and the breakfast was nice. I especially appreciated that they prepared gluten-free pancakes suitable for my allergy. It was also a nice touch that they cleaned the room every day. The staff were helpful and friendly. We were also pleased to learn that the hotel is a women-led initiative. Ksamil is 5 to 10 minutes away and there are plenty of private beaches. General info: The hotel is located on a hill along the road from Saranda to Ksamil. It might be difficult to reach without a car. Also, Google Maps doesn’t show the exact address, so it's important to be careful.

Due to general infrastructure issues, we experienced some interruptions with the Wi-Fi and occasional power outages. This is not the hotel's fault, I'm just sharing it for informational purposes. Other than that, it would have been nice to have a hook or rack in the bathroom to hang towels.

As someone with experience in the hotel industry, I can confidently say this place is a true gem—especially for those who love discovering wild, unspoiled beaches. We initially booked just one night, but within only 30 minutes of arriving, we knew we had to stay longer—and extended our stay immediately. The facilities are excellent, the prices more than fair, and the breakfast is a true local delight, featuring fresh options like homemade pomegranate juice. The bathroom was spacious and spotlessly clean, and the whole place gave off a warm, welcoming energy. Best of all, it’s located directly across from a beach that has been awarded the title of “Bluest Beach in the World”—and it absolutely lives up to the name. Highly recommended for anyone looking to experience authenticity, beauty, and comfort all in one place.

New and comfortable room with beautiful sea view.

The building was modern and brand new and we had a very comfortable, spacious and quiet room. The sea view was really gorgeous, and we loved to sit on the balcony to admire it. The service was excellent: our hostess was very kind and attentive and made delicious and extensive breakfast, including delicious freshly cooked traditional dishes.

Beautiful guest house

This is a very nice hotel, very clean, very beautiful location. The staff is very helpful. It is far from Ksamil and perfect for anyone looking for a quiet holiday. It is very close to three different hidden beaches (you can only drive to these beaches, and it is a little tricky drive) that are very clean compared to the Ksamil city center. We will definitely stay here again.

Everything was perfect. The only thing that could improve the stay would be having mosquito nets on the balcony door. The toilet window has a net but the balcony door doesn't. Hence you need to use the AC in the rooms. Also there is no hot water in the breakfast, it could be better if there was a hot water machine and some tea next to it. We think this is not a tradition in Albania though because other hotels also didn't have this in their breakfast. At least in this hotel they serve you tea or coffee from the kitchen when you ask for it.

The location was perfect, half way between Ksamil and Saranda and within walking distance to some beautiful beaches (including one that didn't play loud music) The breakfast The hospitatility and the kindness of the owners and the family :) I think it is really worth paying extra for a sea view room which would give you some wonderful sunsets - we wished we had!

Some hooks in the bathroom for the towels would have been useful.

Comfortable, well designed and clean room with balcony and nice view! Breakfast is from another world, great variety and hand-made with natural products .One of the best in my life! The location is amazing if you would like some quiet and to avoid crowded touristic places! The staff was very polite and helpful. Highly recommended!

The host is very polite and helpfull. The last day of our vacation, we had to leave early, she arranged early breakfast for us. It was like staying at our own home. While leaving, she gave an albanian wine as a present. I surely recommend the hotel.

It's just opened and doesn't really seem finished (the garden is still a construction site, in the bathroom are no hooks or shelves for your things), We stayed in the off-season so unfortunately no breakfast (we were really looking forward to the homemade cake) but we were able to have breakfast in a small Cafe nearby

Great location, in between Sarande and Ksamil, with easy access, walking distance, to three beautiful beaches. The villa is brand new, modern, comfortable, with all the facilities of a hotel. The owner is really friendly and made sure we have everything we need in the room. Highly recommended it to anyone looking for a quiet place where to rest and enjoy the beautiful Albanian seaside.

Amazing Place and Amazing Location 🌟😊🌟

We have been in a tour trip around central europe such as Croatia, Montenegro, North Macedonia and ended it in Ksamil Albania, from all the hotels we stayed at this was the best, The building was brand new, with brand new beds and ensuite bathrooms, the room size was large, it was clean and very comfortable, The Owners vere amazing, very friendly and always ready to help. We highly recommend this place to everyone visiting Ksamil. We would like to thank the Owners for everything.

Superb

Everything was very nice :) the hotel is very new up the hill with a beautiful view as it opened in august 2022 (the hotel sign was not there yet, but she sent us a link with a map with the exact location), it was very clean and the room very nice. The lady was very kind and wonderful, very reactive (even when writing her a text message), gave good restaurant recommandation (the mussels house) near the lake and she made the home-made cakes for breakfast buffet.

We were really happy with our stay here.

Staff are very friendly, accommodating and helpful. If we needed anything they were quick to respond, lovely view from the balcony, very modern inside and a good buffet breakfast. Price was very reasonable for Ksamil, cheaper than lots of other places, hotel is located in a quite area just outside the town between Ksamil and Sarande so easy to travel between the two. we felt comfortable and at home here and we would love to go back.

The hotel is lovely, it’s very new and not completely finished yet, so outside is a bit like a building site but it was really cheap compared to other hotels, we also would of liked a light for the bedside table.

V koupelně trochu chybí prostor na odkládaní toaletních potřeb, háčky nebo věšáčky.

Výborná poloha nad nádhernými plážemi v klidné vesnici. Malý dárek na rozloučenou.

Úklid jednou za 3 dny rozhodně nestačí. Každý den by se měly alespoň vysypat koše, zamést podlaha a vyměnit předložky. Lepší žádné květiny v oknech než suché.

Posizione comodissima sia per raggiungere Saranda che Ksamil, camera moderna e pulita. La vista dal balcone fantastica. Un plus il parcheggio in struttura.

Si potrebbe decisamente migliorare la colazione sia per qualità che per varietà e disposizione.. Qualche ripiano di appoggio in più in camera non sarebbe male.

Hôtel tout neuf mais sans âme ni esprit de service

Le confort général de la chambre et l’insonorisation des lieux. Le dévouement et la serviabilité de la femme de chambre.

Un environnement assez moyen qui gâche partiellement la vue promise, côté lac comme côté mer. Un accueil des plus froids pour ne pas dire inexistant. Aucune âme au cœur de cet hôtel tout récent mais qui souffre d’un réel défaut d’encadrement et d’une absence de sens du service (femme de chambre exceptée). Une salle de bains certes recouverte de marbre du sol au plafond (ce qui rend la prise de la douche des plus périlleuses car des plus glissantes) mais ne disposant d’aucune tablette, crochet ou autre dispositif pour déposer affaires, accrocher serviettes. Une salle de petit déjeuner mal aménagée, à l’hygiène approximative et une offre du matin assez moyenne (pain de piètre qualité, etc.). Il nous a fallu 24 heures pour comprendre que nous avions affaire à la patronne des lieux alors que nous pensions être face à une serveuse peu motivée…

Un séjour parfait en tout point

La villa est très bien située, à l’écart du bruit et de l’agitation. Nous avons beaucoup apprécié la vue sur le lac et sur la mer avec un très beau coucher de soleil. La personne qui nous a accueilli était adorable, nous avons eu le droit à un petit déjeuner savoureux et copieux avec en cadeau un pot de confiture fait maison. Tout était parfait

Estadia tranquila e de acordo com a expectativa. Repetiria.

Quarto agradável, tranquilo, com bons espaços de arrumação, colchão e almofadas confortáveis, boa casa de banho, varanda com estendal, AC silencioso. Check in simples, disponível 24h. Estacionamento privado. A localização é perfeita para quem procura simultaneamente tranquilidade e proximidade a Ksamil e Sarandé. A hospitalidade é outro fator muito positivo.

O local das refeições não tem ar condicionado, pelo que é muito quente no Verão. Mesmo ao pequeno-almoço, o calor em Agosto já incomoda. Recomendo chegar cedo.
