I would say this is a budget hotel, but price high for it. Not in a great area, only a short walk though to the restaurants. Room was clean and tidy but basic.

Conveniently located hiotel close to the train station and a short walk to shops/cafes/the lake. The downsides are that the hotel is noisey, the beds are very firm and the hotel will charge you if you even so much as lift a bottle of water from the fridge in the room for more than 10 seconds as stated on a notice in the room. Breakfast was poor to average. Id not stay here again but fine for 2 nights on a tight budget.

For the location and price, this was a great property. The room was actually more spacious than we expected and quite comfortable. The breakfast was simple but quite nice. The staff was friendly and helpful. The location is great! Just a few minutes from either train station and Lake Como itself.

very small hotel with no outside space or communal space apart from small dining area in front of reception. Thos was staffed so you felt uncomfortable as always watched same as breakfast someone watching at all times just gave an uneasy atmosphere.

250m from station made for a very easy stopover. The room was small but clean and comfortable. The holder for the hand held shower head was broken but this could be easily fixed and still able to take a shower so no real problem. Breakfast simple but adequate. Manager friendly, helful and spoke English. Close to old town bars and restaurants. Overall it suited our purpose for a brief stopover well.

It’s close to train station where you can take bus C10 and C30 to go to Menaggio and Bellagio. Bus tickets can be bought in the cafe next to the entrance of the train station. There are also a lot of shops/restaurants/supermarkets within walking distance.

It's opposite to train stain station, and 15 minutes from the ferry.breakfast all good, coffee tasty. Price wise you get exactly what paid for.Room small, beds comfy, pillows comfy. Only downside was the smell from bathroom, but i think it's all to do with sewerage problems overall in area. Dorr closed - problem solved👍 Would comeback. Workers great.

The price and location of the hotel were excellent. We spent our time exploring the surrounding areas, so this was an economical place to stay. Our check-in was off to a bad start. The air conditioner, minibar, and safe didn’t work. The manager was upset with us, even though the problem turned out to be a blown fuse, not our incompetence. The staff was friendly after that incident. The breakfast was very simple. It leaned towards sweets with only a few savory choices. It got the job done. The site listed that the room had soundproofing. Yes, the street windows were lightly proofed, but the hotel door wasn’t. Every sound from the corridor was heard loud and clear. At some point in the late evening someone started vacuuming, cleaning, and even talking loudly. The bathroom probably has a moisture problem. The only way to move air was to keep the windows open, but the street noise is too much. The bathroom itself didn't have air vents, and there is black mold on the silicone sealants. A tile in the shower wall had also bulged out badly. Who knows what’s behind it? I hope this review isn’t too negative. We weren’t the target audience and younger folks probably don't have any problems staying there. I think the price and location will play the biggest factor, if you decided to stay there. We thank the staff for taking care of us for this vacation. Next time will probably just increase our budget, and accept that we are indeed growing old who require certain travel luxuries.

Very well situated for San Giovanni Station. Very good and clean room and excellent value. The only downside was the traffic but that is unavoidable given the convenient location. Definitely recommend for a brief stopover, but less so for a longer stay

Disappointing - worst hotel of a 2 week trip in Italy. Man who checked us in (owner or manager?) Was rude and unhelpful. Hotel says its pet friendly but dogs not allowed in the breakfast room (which is also the entrance). He also refused to wear a mask (although this is legally obliged in italy). 1 lady working in the evening was friendly but could not make up for the man's behaviour. Breakfast did not look great, the room was small and the bed uncomfortable. "Free parking" was also misleading as this is only if you can find a space on a very small, narrow road (you won't). So we had to pay 18 EUR for private parking. Only plus side is it was walking distance to the lake and was cheaper than other Como options. After 2 weeks of fantastic hotels and service in other cities, we couldn't wait to check out.

The location is near train station. So, it's very easy for travelling around lake como by train or by bus. However, it's not a good first impression when you came to check-in and the staffs said your booking did not include breakfast for this rate (actually it included breakfast on booking).
