We had the very top penthouse apartment with great views of the bay, fantastic bed, warm and cosy and lovely clean and hot shower facilities
For us, this is not really an issue but the accessibility of the building would not be possible for those with poor mobility due to many steps from the car park and many steps in the building. This is only due to the amazing location on the hillside and I stress that this should not be viewed as a negative from me, just advice

Loved the views, pool and common areas, room, and location.
Small property (few units) which is great but also meant limited staff - not visible for much of our stay. Did have contact info so similar to an AirBNB in that regard. Finding parking lot and traversing stairs to hotel was not easy.

airfield Tivat is half an hour taxi ride.
the weather at the beginning of october '25 was exceptionally cold (snow in the north of Montenegro), so swimming was not an option.
for us it did not matter, but the house is reachable by steps only. a rented car is not useful/not necessary.
some of the cruising ships (usually entering the bay in the early morning and leaving in the evening) obviously still use HFO, heavy fuel oil - the sulphuric dirty scrap from the refineries. an ugly blue smoke sticks/stinks over the bay, if there is no wind...

Gorgeous property. Super clean. Very comfortable bed and good size bathroom with good water pressure. The pool outside was great as well. Location is close to many restaurants as well. Ana (front desk) was also very kind and helpful.

Very comfortable apartment. Beautiful garden full of flowers with a lovely view and shared pool. The addition of paid for parking was a real bonus in Perast. The apartment was decorated in a modern fresh style.
The bathroom had a slight odour but not a significant issue for us.

Beautiful apartment building with a pool and fantastic views over the bay. Apartment had everything we needed for our stay, modern facilities and quiet air con which was essential for the time of year. Perast and its restaurants and shops are within a few mins walk. There are a number of steps down to the town and also more further up to the car park, so be aware if you have large suitcases to carry.

Beautiful looking loation with a great view from the terrace. Had the ground floor appartement which was clean and spaceous.
The path from parking is not very welcoming (quite narrow, through construction sites, even saw snake dissapearing in front of us). Fridge was quite loud at night. We felt a bit unsecure as there was no possibilty to lock the door from the inside. The pool furniture is in bad shape (some broken, some occupied by ants). Room felt a bit wet. Relatively expensive

For me it was one of the most pleasant hotel experiences. Historical building with all the needed conveniences and stunning views, great public area with swimming pool, friendly hosts, and Perast itself is a gem. Everything was great and I would definitely like to return someday

It is very hard to find by car, google maps is not your friend here and they have no sign at the barrier controlled car park to tell you it is their space nor to to tell you which steps to take down to the villa and it is a labyrinth.. took a long time to find. The bathroom was clean with instant hot water for showers but did have a really unpleasant damp smell throughout our stay ..

If you are looking for a peaceful spot to watch the boats and marvel at the green hills and water, you could not do better. Nestled half way up the hill in the middle of Perast, Casa Vita Nova is just the right combination of connected and private. We rented the penthouse suite, which includes a separate family room from the bedroom. It was clean and modern with enough kitchen amenities to eat in a few times. The grounds were great for our dog, thanks to several grass areas and a fully fenced property. We stayed in late April, so before the busy season and before the small pool was filled. This suited us, as we were able to look over the bay without splashing happy children to distract. There are a few other spots to sit away from the pool. All offered the same expansive view. The room does not have a laundry washer, but the attendant allowed us to use the one of the property. The uphill parking was a little nerve wracking to access, but the space was secure and priced reasonably at 10 euro per night. It was a great stay, and we hope to return.
The whole town is basically carless. This peaceful amenity requires walking many steps down from the parking and walking many steps down to the restaurants and water.

In theory the place and view is nice however I have to rate my experience during off season and that was extremely disappointing and not worth the money at all. Also the view is NOT nice during off season cause you’re looking at a hole in the ground.
- there is no pool and construction during off season (it is NOT clear from the description in booking that the pool is not open and many people wrote this in the comments so it doesn’t help that the owner is replying that it’s clearly stated pool is open from 1st May. After checking 3 times I finally found the info in a QUESTION from a guest beginning of 2024, it doesn’t say anything in the description and clearly all other people also didn’t see that so it’s not the guests fault that it’s no clearly written anywhere)
- construction, I was even greeted with „sorry it’s off season so we are building an outdoor kitchen“, it was extremely loud so I had to leave the place which is not the point if you book this as I assume you want peace and quiet. If you are doing construction inform guests in advance or block the place from booking for a week to finish it without disturbing guests. They said construction will be limited day after but also Easter holidays started so I’m not sure if that would have stopped if I had stayed any other week.
- rooms in general nice and spacious but bathroom was unacceptable with so many disgusting flies
- owners are not helpful and only answer with snarky comments and as if it’s the guests fault that they don’t read thoroughly so i didn’t even both to complain about the flies cause probably I put them there as well by myself :-) (also now afterwards when I checked replies to all the justified negative comments it’s only passive aggressive comments which shift the blame toward guests.)
I think all in all the place is probably nice in high season but then you deal with all the daily tourist crowds in this tiny town and the behavior of the owners is unacceptable, portraying guests as if everything they complain is their own fault when in reality they put misleading information.

Stunning setting and great location for exploring Perast and the local area, whether relaxing at the local restaurants, taking a boat trip or hiking in nature. Perfect place for our Spring break getaway!
Would have loved a French press/cafetière for making our morning coffee in the suite, and some tea would have been lovely too. Sadly, the pool was drained so no chance of us using it during our stay, although for April it wasn't hugely necessary as it wasn't super hot yet.

The location and view were fantastic. The pool was great and we were able to stay at the pool for longer on the last day. We stayed in the penthouse suite which was very clean.
The sofa bed could definitely have been more comfortable, and was below a skylight without any cover, so we had a very early start!

Great pool and the Casa has special towels for pool use. Spacious room with comfortable bed and great shower.
Host was very friendly and happy to check me in early. They also provided a half bottle of white wine, rosé and a full chilled bottle of water and a few nespresso pods for my stay.
Couldn’t fault this place. Would look forward to coming back here. Feels like a little sanctuary.
The only downside is the relatively short (<5mins) but steep climb with a suitcase up the steps to the apartment. I was definitely struggling with a 20kg bag near the end. You don’t really notice the climb otherwise without heavy bags. The steps up to the Casa are uneven and not suitable for people with any mobility issues.
Again this access is not the fault of the owners at all. But important to know for some patrons.

Amazing view of the bay. Lovely old stone house now 6 apartments, with very modern interior.
Our Lady of the rock church on the island was nice to visit but disappointed that it was not open so could not see the Tripola Kokolja paintings inside. On a Sunday which is surprising, but it is the very low season and not many people. The food and service Djardin restaurant was excellent!
It would be difficult to wheel a large suitcase down the path from the top road where you can leave your car. I came by bus (blue line from Kotor old town goes every hour at 20 minutes past) 8.20, 9.20 etc and back at 8.30 etc.
From Perast town it is 120 steps up a pretty rough old stone path so you might be cursing if have a heavy suitcase too. Backpack easier or just leave heavy things in Kotor if staying hotel there and come here as a side trip for a night or two?

The room was lovely and well equipped. The grounds and pool area were nice and the location just a few minutes walk to the sea and a great range of restaurants was great.
The car park was problematic and needs some attention. The steep ramp in and out is in need of repair and damaged our car twice. Other guests we spoke to also commented on it. We'd suggest parking elsewhere unless repairs are carried out.

Beautiful, spacious and clean suites with an excellent view of Perast and the bay of Kotor. Nice pool with a view. Good breakfast at the hotel next door. Close to the waterfront with nice restaurants (only a 2 minute walk down). Private parking spot. Friendly host who helped us when we forgot our bikini’s. Complimentary bottles of wine.
With 36 degrees it was very warm and heavy to get your suitcases down the path to the accommodation and up to the parking area. But it was worth it and soon forgotten.

problem with payment, the owner of the hotel asked me to pay by card whereas I had been debited by booking before. The refund process was quick but I would have expected that this is anticipated by the hotel.
The parking process was also complicated. You need to park upstairs from the hotel and then take the stairs to join the hotel. The parking was not well indicated se did not find where to park for 20 minutes.

Tricky to find our carpark on a busy traffic day. Lots and lots of steps from carpark to accommodation, then to and from waterfront town. Good cardio workout lugging bags up and down steps on check-in & check-out.

The beds were too hard for our liking, but we do prefer softer beds.
Steps to accomodation from carpark with luggage was difficult. The steps down to the waterfront and back were also challenging. We understand that to stay in a beautiful location like this, access is not easy. We were 3 couples in our 50s with no injuries/relatively fit and it was hard work in the heat.
