Disappointing but great views

View we're lovely. Point of contact was very accommodating. Modern new build.

As a modern new build they were still working on properties around so very muddy and the construction workers had cut through the wifi cable, meaning we had no wifi for the 2 nights. The original apartment we were due to stay in had alot of minor damage to kitchen cabinets, blinds, locking mechanisms of the patio doors etc. The point of contact suggested we could move, which we did. The 2nd apartment also had signs of wear and tear, despite being a new build, but not as much as the original apartment. The apartments are compact and little space for storahe of even a suitcase. Without your own transportation you'd struggle to explore.

All the roads in Montenegro can be challenging to drive and the route up the hill is no exception but you do get familiar with the climb and the other drivers. Apart from the hotel next door you need to drive to reach a restaurant or get a taxi.

Great stay

The room was beautiful, clean and comfortable with perfect view on the Kotor Bay from bedroom and living room through the wall-sized windows and from the cozy balcony. Pool was clean, there were always free sunbeds to use, the view was also breathtaking, especially in the evening when the sun was setting behind the mountains. I recommend the place.

The satff were all outstanding from Ali at the top, the young intern and the housekeeping staff. Everyone was so keen to make sure that all aspects of the vacation were perfect. Great location near the airport, Kotor and Tivat with such a great view of the bay.

Felt homely, had a kitchen, staff/owner was absolutely amazing and did everything they could to make you happy.

Location, it was quite far out and had to get a taxi to everywhere e.g. shops, restaurants etc. it’s not walking distance to the port/shopping centre

Hire a car to avoid being ripped off!

A nice new building with well decorated and furnished rooms and a nice pool. Good view of the bay.

Getting taxis to and from Kotor is not easy and you get ripped off so I would highly recommend hiring a car to stay here. The hotel offered us a taxi pick up from the airport but it never materialised. The mini-mart is misrepresented but if all you want is over-priced beer, Pringles, toothpaste and condoms then you are good to go. Dirty ashtray and dirty plates in the dishwasher on arrival and a broken toilet seat. Take your own toiletries, as I had previously asked if they were provided and was told yes only to find a very cheap supermarket shampoo. The bins are not emptied during your stay.

Beautiful view from the balcony, nice place to do a little work in the morning before heading out for the day. Bed very comfortable. While location not the most convenient to the old town, staff was super helpful in helping me get back and forth. Overall good value.

Spacious Flat with Stunning Views – A Top Stay in Montenegro

I had an amazing stay here! The flat is incredibly spacious with stunning views and a massive balcony that’s perfect for relaxing. The kitchen was very well equipped, which made cooking easy and enjoyable. One of the best places I’ve stayed in Montenegro—highly recommended!

We chose this hotel because of the beautiful view and the convenient transfer option — and those were indeed the highlights. The terrace offers stunning sunsets, and it's fun to watch planes taking off and landing. We’re also thankful to the host for organizing a pickup on arrival — we were met at the bus station, which was very helpful. At first, he made a friendly impression and even offered us a beer — it felt like a warm welcome.

Unfortunately, that’s where the good impressions ended. When we arrived at the "reception," we were honestly confused — it’s a tiny room that looks more like a makeshift storage space than a proper reception desk. We were charged a tourist tax (which is fine), but no documents were provided to confirm the payment, and our passports were photographed without any explanation. The apartment was very basic and poorly maintained: there were ants near the kitchen, an extremely small bed, exposed wires, crooked outlets, visible cracks in the finish, and a strong smell of cleaning products that didn’t go away for hours. There was also ongoing construction nearby, with noise starting at 7 AM and lots of dust in the air. The soundproofing is almost nonexistent — we could hear everything from the neighbors. One night, a couple of drunk men even tried to enter our room, having confused it with their own. It felt unsafe and far from relaxing. The pool is very small and clearly not enough for the number of guests. The water was low, filtration was weak, and there were dark marks on the walls. There were also not enough sunbeds or space to enjoy the pool properly. The hotel doesn’t serve food, and we didn’t see any real room service despite what's mentioned in the description. The photos online are highly misleading — everything looks much better in the pictures than in reality. Credit to the photographer, they captured all the "right angles." A particularly frustrating issue was the airport transfer. We were counting on it — it’s clearly mentioned in the listing. Our flight wasn’t even that early, but we were told the hotel "only operates from 8 AM" and couldn’t take us. Instead, they offered a “trusted taxi driver” for €15. We decided to try that option for a trip into town first. A man showed up with no meter and quoted €20. Only after calling the host did he agree to take us for €15. It didn’t feel legitimate at all.

The room was situated on the hill and was overlooking the lake with almost panoramic views. Room was clean. Kitchen was fitted.

Good value

Good value for the price , the apartment is spacious, and the staff is very friendly and helpful. The bathroom is spacious, nice and clean. Very nice view from the terrace. If you are with a car and willing to drive thru a narrow road it is good value for the price. Cleanness must be improved , it is way below the booking rating of 9.5+

With the exception of the bathroom, the apartment was very dirty, the floor was all covered with dust , it looked like the apartment was freshly painted and never cleaned after that.with a lot of paint stains on the floor . The sofa bed was with a lot of stains and dusty, same with the chairs . The road to the apartment is with a lot of potholes. The area around the apartments is nicely built, but it is not maintained well.

Just right for what we needed

Staff were very helpful and welcoming. Nothing was too much for them. Our transfer driver was brilliant. Very friendly.

There is quite a bit of construction going on in the area. Not an issue for us as we were out all day but if you were by the pool all day it might be annoying.

Two different exoerience

We hired 2 rooms. And I had very good experience however my friend had a terrible experience for him. They are 3 person including 11 years old boy and there was only one double bed. Sofa bed was not prepared. We had the same bur when we told them they gave us a better apartment with one double bedroom and one single bedroom. It made us happy. From my end, I didn't have any issue. My friend couldn't sleep well but he didn't tell at the night. He made the feedback in the morning. In any case, rooms should be ready. I appreciated for Yasemin and Yigit's service and support. In summary, I left very happy, my friend left unhappy.

A beautiful apartment close to Tivat and Kotor with the best hosts imaginable. We were beyond grateful for how flexible everyone was about our spontaneous late evening arrival. From the very first moment, we felt warmly welcomed with laughter and tea. A very special thank you goes to the amazing reception staff, Yigit and Yasemin. Their incredible hospitality and kindness made our stay unforgettable. No matter what we needed, they were always there with a smile, ready to help and fulfill every wish. They truly went above and beyond to make us feel at home. Thank you both so much! 🙏 The apartment itself has a modern and cosy atmosphere, perfect for anyone looking to relax and escape. It is fully equipped with everything you could need: cookware, a dishwasher, TV, a microwave, a washing machine, and a wonderful balcony. The cleanliness was exceptional. The building is brand new and has a lovely garden with a pool to enjoy in the summer months. A car is definitely recommended to explore the surroundings and reach the apartment more easily. It’s only a 10-minute drive to both Tivat and Kotor. The absolute highlight is the breathtaking view of the Tivat seaside: stunning during the day and absolutely magical at night. Overall, it was a charming and heartwarming experience. We are beyond grateful to have met such wonderful people. Hopefully, we’ll meet again!

Normally we review our stays in a possitive way, but here were too much faults.

So, i took my time to consider my review, to think about my and my family's experience here, with three heads. There are some pros which we have to notice, these are very comfy beds (doesn't mean the sofa), nice hotel plan, nearby parkings, it's actually well designed. Not far away from Tivat and Porto Montenegero. The room service was fine. And so are the pros.

As we entered the reception, at first we were asked to provide our passports, there were no greetings even a bit (our point of view). The clerk started to take photos of our passes and send it to someone via whatsapp. After my question, what is he doing, he told me that it's a propriate practice there and showed me hundreds of photos of their guests passes saved in his phone. It didn't suite us, so we asked to delete the photos and make it the other way, as other hotels do, be sure it's me, take the number and register without saving any of your guests passes. It is an important issue here with data protection. We had to take this situation a step further, to complain in the ministry of tourism and unfortunately it is still being processed. Now to the thing. The hotel is new, but not finished with a really huge amount of construction defects and issues. There is no maintenace and no one taking care of it (the room service is a separate responsible). It was a surprise for us to see so many things here like holes in the walls, laminate floor which repaired with a duct tape, water fleeds under the entrance door making that same floor to "stand up". Unisolated sockets in the bathroom, crooked wires, damaged countertop in the kitchen, not mounted sink or not passable chairs for the dining table (it all happens in our specific apartment). Someone even attached a car sunblade to a window, the curtains are a second away before falling someone on his head. I'm sure it's forbidden to let guests in to these rooms. Our neighbor had the same issues and even worster. Only one fork in the kitchen equipment and a lot of tea spoons. The pool is ok, but the decking around crawls down extremely, our small dauther almost stuck there with her foot, it was a lot of luck there. All the bollard lights are driven on and continuing to run. Mouses on the hotel grounds in the bushes. The photos don't represent the actual condition.

Cozy hotel, delightful staff, true Montenegrin hospitality

Location is very close to airport and other popular sights such as Kotor Old town, Budva and Perast. Amazing views. Lovely and comfortable room.

Steep incline to reach the hotel. Take a taxi if you are not comfortable driving with narrow roads, tight curves and slopes. There are times that you need to give way to other cars going up/down since the road is too narrow. If you are used to this kind of driving, it won’t be a problem.

Die Rezeption (in einem Appartement) = provisorische zwei Tische mit Laptop in der "Küche" Das Angebot (und die Annahme meinerseits) einer kompletten Rückerstattung, sodass ich mir eine neue Unterkunft suchen konnte, mit dem Versprechen das Geld in zwei Wochen auf meinem Konto zu haben. Ich habe nach 2+ Monaten immer noch kein Geld auf meinem Konto und Booking.com kann vermeintlich nichts machen, da Sie das Unternehmen nicht erreichen kann (unverständlich, wie es dann hier überhaupt noch so lange inserieren kann/darf).

Oferta wydawała się świetna, część mojego zespołu z pracy wyjechała w jednym tygodniu i druga miała dojechać w kolejnym. Po dotarciu do obiektu okazało się, że NIE MA TAM KOMPLETNIE WODY. Brak wsparcia i przygotowania od strony hotelu. Ani wody do picia, ani nawet wiadra aby wyczyścić po sobie w toalecie. Obsługa okazała się bardzo nie pomocna i nie uprzejma. Jedna część zespołu mimo opłacenia pobytu szukała od razu nowego lokum, kolejne grupa także, bo nie chcieliśmy ryzykować straconego czasu i nerwow. W poprzednich komentarzach zobaczyliśmy że osoby w ostatnich 1-2 tygodniach mieli podobne trudności. Teraz próbujemy odzyskać pieniądze za dwa pobyty w miejscu, które kompletnie nie spełniało wymogów z czym jest trudność id strony Booking.com

Déplorable !

Arrivé le soir, la chambre n'avait pas était faite après le départ des précédents occupants, linge sale sur le lit, serviettes par terre dans la salle de bain, bouteilles d'alcool dans la cuisine. Aucune réponse à mon message à la réception le soir ou le lendemain. La personne de l'accueil ne parlait pas anglais le lendemain matin. Elle a juste su me dire désolé.
