A little gem of a hotel. Out of the crowds of Kotor and nice and quiet. We had a room (12) with a balcony and the view was awesome. The owner is very helpful and attentive. Their kitchen was closed except for breakfast with a menu to choose from numerous items.
The owner is a motorcycle rider and has parking spaces for bikes right at the front door. Parking a car can be interesting but not overly difficult.
Great stay. Great value.

This is a family-run hotel located in a quiet, cottage-style setting. It's about a 40-minute walk to Kotor Old Town and other attractions, but there’s also the Blue Line bus available, which costs €3 and takes you directly to the city centre.
We stayed in a room with a view of the Adriatic Bay — and it was absolutely stunning. The hotel offers a variety of ready-made breakfast options, and they can also arrange taxi transfers to nearby towns and airports, which was very convenient.
The furniture in the room felt a bit dated, with a nostalgic touch that reminded me of the USSR era — not necessarily modern, but clean and functional.

A little far from Kotor old town and very sketchy driving to get there. Definitely wouldn't do the drive along the water at night. Many places there were no barriers . Bed was a little hard.

I stayed in a small double room for 3 nights. The best thing was the view from the room. It gives you a view of the sea and the old town from balcony although it was obstructed by the construction happening right in front of the hotel wished that building would not have been covering my view from the balcony .The size of the room and the bed was was really snug but okay to fit one personThe staff was cordial and helpful in addressing the questions and enquiries. The location was great however it takes good 45 minutes one way to walk to the old town so unless you have a car or someone who likes to walk like me it is something needs to be considered beforehand. The staff i guess cleaned everyday as I found the bed made and the foot towel in the bathroom folded everyday but the towels and foot towel were not been changed but i guess may be you have to asked for it to get it changed I don’t know. Also the glass was not changed in which I had the drink in my room although the room was cleaned everyday. The food I ate I was asked to pay for after eating which is something I found a bit off as the booklet provided in the room mentioned that you can pay at the time of checkout and also it costs a little extra in case you pay by card instead of cash so be mindful of that and carry some extra cash if you are planning to eat at the hotel. Rest I was out for most part of my day and coming back only to sleep so didn’t find anything troubling as it was peaceful all around much against if staying in old town. There is a decent but pebbly beach just few yards away from the hotel which I found convenient if planning to go for a quick swim in the sea.Hair dryer was provided along with two little bottles of shampoo. Bed was okay to sleep but the mattress was not the most comfy and also the sheet on the mattress was little too short to cover it fully. It was coming off from the one end of the bed if tucked on to the one side.
The host asked me 2 Euros to take my one suitcase on the second floor as that was the only floor meant for the room I booked. I didn’t mind taking it up by myself as it was just one luggage and weight only 15kg but if you have more than one suitcase or a heavy luggage that is something you will have to consider it. Also what I missed the most was a kettle in the room to make my own coffee in the bed which is something I found in almost all the hotels I have stayed in so far as I prefer my first coffee sipping in my room without have to worry about dressing up to go down for breakfast. I missed a full length mirror as well considering the space for the dresser was there along with a table and stool. I struggled with the small bathroom mirror to see myself all ready for going out. A full length mirror can definitely be put easily up on the wall against the dresser table to allow to have a full view.

Family hotel, clean and located in from of Kotor Bay.
Breakfast was good, even though it’s a la carte and you can choose only one option, therefore missing some other interesting alternatives.

Rooms are a bit old, and the hotel it’s like 3km away from Kotor city center.

Very nice location and super caring staff. Quick check in/out process. Our special request for early breakfast (due to a boat trip) was met without hesitation. Our room and bed were a tad bit smaller than expected but still had a good night's sleep.
The look from the balcony is wonderful both day and night.
Access to the property is not straightforward although there are signs on both sides of the road. The coastal road is very tight and busy. Road users are hmm not really patient, So it is 90 degree turn up to the shared access road then the top of the steep hill, and then to the left.

I had a single romm in the 2nd floor with a nice view to the sea. Unfortunately, we had bad weather but I can imagine with blue sky it must look amazing. The bed was very comfortable. I guess you can eat there very well as well. Maybe it makes sense to eat there as the rates in the old town are higher than in the hotel. There is also a bus which passes the hotel however, I didn t check it. But surely you can ask the owner. I didn t search for the beach
You go by foot to old town about 40 min. but I knew it and it was fine the walk.

The fridge it was close and full of mold! Hopefully i had my own fridge to use for the milk of my kid.

The choice of breakfasts was excellent, as was the location. The little beach 50m away not great as very small and crowded. Balcony outside room was huge and beautiful views. Meals taken there excellent. Family delightful and helpful. Highly recommend it.

- kitchen fan 1,5 meters from the windows (awful noise and smell even until 11pm)
- neighbors from houses above have a path right in front of our windows (no privacy)
- room was to small for 2 people (no space for suitcases, even on the floor)
- no space for drying clothes
- the cleaning lady just made the beds; at the end the toilet smelled bad
EDIT DUE TO HOST RESPONSE: I wrote my opinion, it can't be untrue. I just didn't like the room as you wish I would. I know I booked the cheapest room, but even the photos of the balcony on your website don't match the balcony that we've got. No word about the inconvenience with a fan either. If I knew about that a few months back, when I paid (non-refundable) for a room, I would pay more for a better room or for a better hotel altogether. But how was I supposed to know that the room for two is the same as a single but with two beds and that there will be kitchen smells during 5 out of 7 evenings of our stay? Kitchen fan is loud enough for the whole side of the building to hear it when sitting on the balconies. I updated a review with a photo and it clearly shows that it wasn't 10 meters. The fan worked till 10-11pm for a few days, because as you mentioned in other comment last July, the restaurant is open until 10pm. I'm not saying that it was awful and bad everyday. I simply didn't expect it and didn't like it, same as few other people here on booking.
I added a photo with a view from our window and marked where the neighbours go for walks, sometimes with flashlights, everytime peeking into our room. It felt extremely uncomfortable, especially when there were a bunch of noisy boys going up and down the path for a few days.
There were a good things too with our stay so simply deal with my review. Don't "explain", it seems arrogant. Not everybody have to give you a 10. Best wishes with your business, you've got a great location.

Hotel corridors are a little bit noisy cause of doors are closing fast. Housekeeping service starts very early. We woke up 08:30-9:00 am with vacuum cleaner noise
