Incredible!

Everything. Apartment Caserma is one of those magical finds where everything is simply amazing. The apartment is idyllic. It is situated in a beautiful building and a lot of thought and care has gone into the design which is stunning. We stayed as a family of four and think it is one of the best places we have ever stayed. The apartment is finished to a very high standard, was spotlessly clean and had everything and more you could need. There are lovely outdoor spaces to eat and the incredible view over the bay from the private beach is breathtaking. The apartment is close to Perast and Kotor (via car/taxi) and a welcome retreat from the hustle of those bigger towns. The hosts, Ema and Dalibor are incredibly kind and attentive hosts whilst giving you space. They kindly organised a boat trip around the bay that picked us up from their jetty, made reservations at an amazing fish restaurant with incredible views and organised a taxi to Dubrovnik airport, ringing around to find the best deal. They really went above and beyond to make our holiday very special and they are a lovely family. We can’t speak highly enough of them and their beautiful home.

Stunning views, totally relaxing accomodation

The accommodation is brilliant, a couple of miles outside Kotor Old Town right on the waters edge. Stunning views. Welcome drinks, biscuits and fruit very welcome. We were given bus timetables and information on getting around. Hosts ordered a boat trip and taxi to the airport for us. The accommodation is very high spec and comfortable. No issues.

This is not a criticism of the accommodation but we recommend you book a taxi from the airport, the hosts will help as the taxis at the airport are very expensive. If you don't have a car you can get public transport into Kotor Old Town. The view and location are worth the reliance on public transport.

If you want to get away to rest and reset your mind and have lovely time I would highly recommend this property.

The location of the property was perfect. Shop bus stop restaurants and private beach all in one next to the property. Property it self was lovely with everything you need It was well equipped. You can cook and do laundry if you wish. Hosts were very helpful and carrying really lovely people. We will miss it a lot! 🥹

A quiet spot in a beautiful but very busy region: feels like paradise!

Best ever! The location is great between Kotor and Perast. The hosts are very friendly. There is a small supermarket nearby and the location is very calm and quiet. The private swimming/sunbading area is ideal!

We had a truly wonderful stay here. The hosts are exceptionally welcoming and go out of their way to help with anything you might need, which immediately made us feel at home. The apartment itself is spacious, very well equipped, and has everything you need for a comfortable and relaxed stay. The beautiful stone walls give the place a unique and charming character.

The biggest and most delightful surprise was the private pier directly on Kotor Bay, offering stunning views and direct access to the water – a real highlight of the experience. It felt like a home away from home, with the perfect balance of comfort and authenticity.

Our family stayed in the apartment for 7 nights and we really enjoyed our time here. Location is great, we especially enjoyed having access to the water. Apartment is well equipped, clean and hosts are very helpful and supported us with all questions. Location is great, between Kotor and Perast, famous towns around the Bay.

Exceptional and a truly idyllic place to stay.

This place deserves 5 stars plus. Ema and Dalibor are such welcoming hosts and were always available for help and advice and for all we needed. We had drinks, wine, biscuits and fruit on arrival. The apartment is incredibly clean and very nicely furnished and equipped. Beds were all very comfy. The location is perfect, slightly out of Kotor Old Town and very peaceful. We hired car so it was an excellent base to explore Montenegro. The private beach is lovely with beautiful views. Would definitely recommend and we will be coming back. Thank you Ema and Dalibor for your hospitality and making our stay so enjoyable.

Stunning Apartment on the bay

Everything. 7 of us stayed in both the apartments. Both fully equipped with everything we needed. Private bathing area with comfy loungers local shop for essentials and a bus stop outside for easy access around kotor

The location and scenery were outstanding, and the private beach with direct sea access added an extra special touch to the property. We had a fantastic stay and would highly recommend it!

Ema is a great host and couldn’t have been more welcoming - the house and location are great but the traffic into Kator can be an issue if you need to get to Tivat - fabulous views and cannot fault the property

Lovely base to explore the Kotor area.

We travelled as 2 couples and had 1 spacious apartment each. We loved the location, that we could swim a few meters away from the property and that there was a little supermarket almost next door with a very friendly lady who worked there. It was very close to restaurants although only 1 was walkable but the others were just a few minutes drive. The weather was not great for most of our stay so we spent quite a lot of time in the apartment. We had the use of a barbeque which was not at the apartment but a bit further away. We loved the treats that were left for us especially the biscuits which were very decadent. There was a washing machine with all the necessary laundry soap which was great.

We would have appreciated servicing of the apartments at least once during our 8 day stay. We did request clean linen and towels after 4 days which we received. There was no fitted sheet on the downstairs apartment beds. There was only a mattessss protector. The pillows were small and flat. our friends in the apartment above had mattress protectors and a cotton bottom fitted sheet. There was no consistency in the kitchens. One apartment had salt and pepper, the other one only had salt. The one apartment had a microwave oven and the other one did not.

Amazing stay in this paradise

The apartment is beautiful, very well decorated, there is everything you need for cooking, washing… The view is amazing, the private beach is perfect (especially if you have a paddle!) Owners are very nice

Small things: - It’s pretty dark in the room at the ground floor (but it keeps the cold inside) - nothing much to do around by feet (but the view is so beautiful)

The hosts were absolutely nice people; they went above and beyond to make us feel welcome. The beach in the front is amazing for a relaxing time away from the crowded city. I loved how much did the host pay attention to detail: everything was very well thought.

Amazing stay,!

We loved this apartment, we had our kids 8 & 11 with us so ate in after some busy late days. It had everything needed and a small supermarket up the road for food etc. There are several restaurants nearby too. Verdana is great.We loved the area by the sea too, kids had the best fun jumping and diving and we could chill with our books on the loungers. The beach towels were a brilliant touch, we kept ours for going to the beach. We had a car so onsite parking was great. Very handy for the bus too, as parking availability is so poor in Kotor we got the bus as we saw it stopped at the supermarket so that was another plus. We'd rate this property as exceptional!

Beautiful property!

The property is in a beautiful location. Fantastic hosts with great attention to detail. Ema contacted us before we left the UK and was available on WhatsApp if we needed anything whilst there. Ema helped us with the city tax. The property was extremely clean and comfortable, good quality appliances throughout (coffee machine, sun loungers, iron, washer etc) everything had been thought about to make the stay comfortable. Wine and bottled water/juice chilling in the fridge for when we arrived. Plenty of cleaning products, washing capsules, dishwasher tablets etc for use which came in useful. Free parking. Close to Perast and Kotor by car. Beautiful sun terrace. Very peaceful and quiet when we stayed the first week of May. Would recommend without hesitation.

It was perfect!

All the things in this apartment are perfect. The owner prepared everything for us! We feel like the same as we are at our own home. Also the owner is very helpful and warm-hearted. She helped us a lot!

The location is a little bit far from the old city. Instead, it’s peaceful and quiet. Especially when we enjoyed ourselves in the backyard by the water.

Nice and cozy place to stay on Boka Kotorska

Caserma is a family-run home-style cozy hotel located in a renovated traditional historic stone house in Ljuta village near Kotor. The apartments are on the ground and 1st floors, each has two comfortable bedrooms with separate bathrooms, large and stylish living room combined with a well-equipped kitchen. The ground floor also has direct access to an inner terrace with a dining table. You can also go down to waterfront for swimming or to relax on a sunbed. Owners, Dalibor and Ema, a nice couple living in that same house on the upper floor are great guys, always welcoming, super-helpful and responsive; and their dog is a true companion ready to greet you in the yard each morning) Ljuta alone is a truly wonderful place, with calm and even rural atmosphere (if compared eg to Perast), marvelous views over Boka, Kotor itself is within 12-minute drive, Perast, Risan and other gems of Boka Kotorska are also not far away. Was a greatest stay in Montenegro!

The apartment was absolutely spotlessly clean and is beautifully decorated. They have a private beach with crystal clear waters and fantastic views. They also provide loungers, umbrellas and everything else you could need. They are really friendly and will do anything they can to help make your stay as enjoyable as possible.

Beautiful private beach front apartment in Kotor!

Emma and Dalibor are the type of hosts you want when staying in Kotor! They were always available via WhatsApp and in person when we needed any support. The apartment is immaculate - beautifully decorated, stocked with all supplies you need for a beach holiday, cooking proper meals and extremely clean! The property is gorgeous with your own private beach a few meters away. They have sun-beds and beach towels ready for you when you arrive! If you are looking for a peaceful holiday for a romantic getaway or a nice family holiday, then I would recommend this place! Ps. Having a car is very useful as there is not much around except a supermarket and a fancy restaurant however the hosts can also help book taxis for you or there is a bus station very close by!
