Perfect place to stay in heart of Ksamil

Great little place to stay right near the beach in Ksamil. The view from balcony was great and only 1 minutes walk to the beach. There was a decent sized fridge and small cooker plate if you need. Close to supermarket, bakery and many restaurants. Very close to many beaches, we didn't move the car once. Very very clean. The staff are really nice. Loved our stay bere

You can hear everything next door and above you. If someone is talking next door you can hear them and late at night above us sounded like they were moving furniture. But there is nothing they can do about this. The shower is over the toilet but didn't bother us. We really loved our stay anyway.

Livia’s guest house is one of the best place for staying there in our mind.

Everything was so good. Staff was so friendly, when we needed help we just msg to them and in 5-10 minutes they were here at our room. Thanks to them.

Not about place but ksamil wasnt what we were waiting. They should do something for sarande and ksamil otherwise they will not have tourisrs there. Prices are insane and shops are not so friendly :(

Relaxing, beautiful, clean and good value vacation spot

Location was perfect, the view from the balcony was fantastic across the bay and sunsets, beach 2 min walk, supermarket, restaurants, bars all within 2 min walk. Room was cleaned daily, and sheets, towels changed regularly.

Kitchen area was not really suitable for self catering but not a problem as restaurants nearby cheap and takeaway generally available.

Great apartment with lovely sea view. Really clean and comfortable (such a soft bed!). So close to the beach and lots of restaurants & markets! Wish we had been able to stay longer.

We had three kids and a grandmother in one room (thanks mom) and it was an overall very good stay. We would strongly consider this guesthouse again. The value of the room to the location is excellent. This location is close to great dining options and the beaches. There were a few issues with one room on the first day but they were very quickly resolved.

The location is the best it can get in Ksamil, you are in the middle of everything. The view from the balcony is amazing! The place offers what you need for 2 people for a week.

Ok stay, not for long term

The shower is essentially a hose next to the toilet. The water pressure was horrible, you can barely wash your hair or rinse yourself properly after the beach. No essential kitchen ingredients (ie oil, salt and pepper) No signage to help find the accomodation, had to find locals to connect to their wifi to message Alex and find him. Power and internet dropped out a couple of times but that’s just Albania. Loud music from the beach club but kind of expected. No bedside table on one side No place to hang towels. No change in towels Slippery spot when you step outside from the aircon dripping which was dangerous - needs a mat

The water was not running at some point and the pressure was very low. It was not super clean and there was not much air coming to the room.

the view! the location! a hidden gem in the land of soooo many new hotels.

a few basics were missing, so for a short term stay (2 nights) it was a surprise. basics = soap, toilet paper, dish soap, etc

A night in the sea paradise of Ksamil

- The apartment is very simple, but very nice and there is all that you need (a little kitchen too). - The view from the balcony is fantastic, you can see the seaside and the sea (the sunset too). - The owner is very kind, he managed a lot to find us and bring us to the right location. - You can park the car in the street not far away from the apartment (there is enough space also in August) - You can go to the beach by foot, it is very close....and there the sea is FANTASTIC!! The same if you want to come to a restaurant or to a market and it si very good to not use the car, beacause it is too much traffic.

Not a good stay for more than 2-3 days

Location is great, has parking spot, balcony was great, room was clean (cleaned daily), good bathroom. Has supermarket close.

Housemaid entered room without prior notice and theres no safe. Kitchen was small, couldnt cook anything. Kitchen equipmet didnt exist except plates and cutlery. Bathroom water pressure was low and its hard to adjust water temperature. Biggest flaw was SMALL ROOM. We couldnt put our luggage anywhere but bed. Parking spot is on gravel, street is not paved

Comfy room next to the beach, very clean as it gets cleaned every day. Communication with Aleks was fast and easy.

Kitchen is small, no room for cooking. Not really necessary though, since a lot of restaurants are around the corner.

Residential beach experience

Proximity to beaches, supermarkets, restaurants and coffee shops. Alex the manager is very helpful and provideing. The cleaning lady is very friendly and attentive. We enjoyed a great week in Ksamil.

The apartment was great, and the view was amazing. Unfortunately we couldn't stay because my husband got sick (stomach). Alex, who's part of the staff was incredibly friendly and very understanding of the situation, he even gave me a ride to the supermarket to buy water. We wish we had stayed, but we strongly recommend it.

Great host and location

First of all, the sea view is fantastic. The apartment is close to the restaurants and bars, within 5 min walking and even closer to the beach. The host and manager were just great, really helpful with everything. Their recommendations about restaurants and locations always met our expectations. The rooms were very clean, comfortable beds, also had a small kitchen in case you would like to cook, or prepare something home. The rooms had balcony with an amazing sea view. Great value for money. We loved it, and when coming back here we will for sure come back to this place.

Excelente ubicación. Está muy cerca de las mejores playas de ksamil. Amplia variedad de establecimientos en la misma calle (cafetería, supermercados, restaurantes…). Las vistas desde el balcón son increíbles.
