Quiet location with all you could want

Amazing kind staff, comfortable bed, quiet room and right across the road from the popular beach clubs, but absolutely quiet inside the hotel. The breakfast buffet was such a surprise for the volume and quality, better than big hotels I’ve stayed at.

Great small hotel to stay!

- Awesome hotel location close to everything you need - Great host family running the hotel - Nicely sized room with a direct sea view - Tasty Albanian buffet breakfast - High performance Internet working nicely from any place - Great recommendations of local restaurants and dishes to try - Even though it was not mentioned on the list of services - we were offered a pair of beach towels! Thanks a lot for that!

Nothing critical. Just a few minor things could be improved: 1. Sound proofing between rooms in the hotel could be better. No noise is coming from outside, but on some mornings there was a noise coming from other rooms where families were loud. 2. Mattress in the bed was slightly too firm for us, but preferences may very for everyone. 3. Shower box when used was producing water spills on the floor from the due to leaks in the corners. Not a big deal for us but might be something to revisit on the next maintenance.

Comfy stay in Ksamil

Comfy bed and good sized balcony, friendly staff. Short walk to centre of Ksamil. We were there at the end of the season so it wasn’t too noisy but I imagine in peak season the noise from all the beach bars etc would be a bit intrusive. Double glazing seemed pretty efficient though from a soundproofing perspective!

Wonderful family run comfy beach town hotel

The hotel was in a great location, easy access to beach and many dining options plus it had parking which was a plus in a crowded beach town. The staff were wonderful, but Cleopatra (the cat) was the best employee—she took her job as hostess very seriously 😂 Breakfast was great with a lot of options.

Amazing place to stay in Ksamil

We had an amazing experience staying at this hotel. First the staff was simply amazing, we spent so much time talking to the staff and discussing so many things which made us feel so welcome. Amazing breakfast and the staff was so helpful in giving us recommendations etc. Easily accessible and walking distance from most things

Luciano and his family were so welcoming and helpful during our stay. Really appreciated the local knowledge for the best beaches as the ones closest to the property are not great unless you want to stay in the beach club all day. Breakfast was lovely with everything you need.

I had an excellent experience thanks to Alex and his family.

After a long drive, we were warmly welcomed and shown to our room. We settled in, enjoying a wonderful view. The hotel is spotless, family-run, and feels like a home away from home. The next morning, we had an amazing breakfast — it was the most delicious one we’ve experienced in quite some time, even compared to five-star hotels. This place is clean and comfortable, and we will definitely come back next year.

Beautiful, modern, clean and friendly property! The family running the hotel were extremely helpful and accommodating! Location was perfect for great restaurants and the beaches, as well as a 30 min drive to Butrint National Park.

Convenient location in the heart of Ksamil

Great location, close to some private beaches were you can rent your sunbeds. there is onsite parking just book a spot in advance. each room has a little balcony, AC. Hotel receptionist was very friendly and had great tips for the stay.

It was amazing, with friendly staff to help you whenever you need.

The people are very helpful and friendly! They had a whole list of places like restaurants and trips all written out for us so that we can visit them. The hotel is also a 1 min walk removed from the beach and all the best restaurants were at walking distance. It was a perfect location with lovely people!

I loved my stay here. The location, the breakfast, the view from the room and the amazing staff at Meta, everything was top notch. It is not your luxury hotel stay but I got a very beautiful, warm and community vibes from this place. The view from my room was just serene. I had booked the Studio with sea view. It has a small balcony where my partner and I used to sit with our drinks and enjoy the sunset. The breakfast had many options and it even served cakes and profiteroles. Simply loved it. The staff was very welcoming and made us feel comfortable from day 1. Luciano specially was very helpful and cheerful always smiling. A perfect host. I would definitely come back here. Also, parking is available at the property.

Lovely stay, in a lovely hotel!

It was right on the beach front but a little out of the main town which was perfect for us, just a 5 min walk into the main place. We had parking which was amazing! It was a family run hotel, Luciana, the son was fab! Gave us great advice, was supper lovely! If we came back we we would defo stay here again!!! Breakfast was also lovely! So nice to sit and relax

Short and sweet

The location was good. Close to the bars and restaurants. Close to the free beach. The view from the balcony was stunning. I could see the three islands and the different bays and and beaches along the coast of Ksamil. The room and bathroom is modern, very comfortable and clean. The best thing about this hotel is Luciano. He is amazing. Made me feel very welcome and I would stay here again just because him, his dad and all the other staff made me feel comfortable and nothing was too much of a bother. If you want to know where to go and things to do, Luciano is the person to ask. Great stay.

The only issue was the bar in front of the hotel had very loud music until late. Its not the hotel's fault. Glad I didn't stay anywhere near club Bianco or Poda as the loud music would have been a lot worse.

Everything was really nice. Owners were super nice. Great breakfast. Good view. Big room. There’s a fridge. Bed is comfortable. The balcony has a good size.

The bathroom wasn’t properly cleaned. If you call the cleaning personal and tell them where specifically they should clean, they would do it. But it was dusty and you could find stains that were not fun to look at.

Amazing stay! Luciano, his mother and Alex were super helpful and always smiling. The location was fantastic, close to different beaches & bars & restaurants. Breakfast contained a great selection & the seating area was very relaxing. The bed was just perfect. We had the best sleep ever in this hotel. Bathroom was modern. AC was powerful. Loved the fact that on the balcony there is an area to dry your towels & swimwear. Iron and ironing board available downstairs. We'll be back for sure!

Everything was great. Luciano and his family are very good hosts. The hotel is new, very close to the beaches, restaurants and supermarkets. What we really enjoy was the fact that the hotel is located in a quieter area of Ksamil, which was quite crowded at the time we visited. Definitely recommend it!

Beautiful Simple hotel

The owners were very welcoming & were happy to help with anything we asked. The beach was a minute walk from the hotel.

A small dislike was there was only one pillow each on the bed instead of two which meant I woke up with a sore back but that’s just me

The place is run by a lovely couple who were very sweet and accommodating. The breakfast was very tasty and the hotel was in the perfect location. Would definitely recommend!
