The location is great, on a quiet back canal. The room was spotless and was cleaned every day. I chose the cheapest room, which only had a view of a light well, but that didn't bother me. In fact, it probably made it darker and quieter - and all the better for sleeping. The check in process was very straight forward.
The bed was rock hard, which isn't uncommon in Italy. It's a question of preference, I guess. Also, there were renovations going on, so the downstairs lounge was stacked with furniture. But the builders were very respectful and didn't start early, so they didn't really bother me at all.

We unfortunately had to cut our 2-night stay short because of an emergency, so we basically slept & left at dawn. The room was clean & had everything we needed (except a mini fridge). Cute dining room downstairs for breakfast, (but we missed out on that).
I chose the property because we were traveling without a car & it seemed close to the places we wanted to see. It turned out to be incredibly difficult to find via Google Maps. We ended up asking a stranger on the street who actually knew the host & called him to help us get there.

Exceptionally friendly and helpful staff, good location - quiet street, but close to everything. Rooms are actually better than in photos (rare case :) ).
Bed is not comfortable and the walls are very thick, you can hear everything.

Room; enough space, clean, warm and properly ventilated room, large and renovated bathroom.

Area; local feel with a few local bars and restaurants, away from crowds.
Renovation works! Woke up by renovation works and loud sounds starting at 8am. Practically no lounge area (not even tables to sit available, only the last day when we left there were some tables as shown on the photo), no breakfast options etc. Poor soundproof as this is an old Venetian house converted to B&B. No reception and no staff. To get in, we had to call an Italian phone number, as although we advised arrival time (around 9pm) and ring the bell, it seems no one was expecting us.
