Exceptional high standard. We were upgraded on arrival. This was our fifth trip to Venice. Going in January meant far fewer people.

The staff were all outstanding, and they upgraded all of our rooms, so that was a pleasant and appreciated surprise
Some of the rooms had a smell (I am guessing that has to do with the age of the building and the fact that it is so close to the water. We adjusted to it after being in the room for a bit, but would notice it each time we returned. In one room, they were using a pretty heavy deodorizer, which almost made it worse, because you could still detect the smell underneath (smelled like a dead mouse in the walls--I'm sure that wasn't what it was, but it was a decaying smell of some kind.) Other than that the rooms were beautiful, comfortable and spacious.

Location and breakfast
Our room is located at the top of the building and is not reachable by the elevator or main stairs. This is why the staff were quite reluctant to help carry our luggage up the extremely steep stairs, which seem intended for service use rather than for guests. There is only one bathroom available for five people, even though the room has two bedrooms and a sofa bed in the living area. It is not worth at the price that is serious amount of money.
