All in all it was ok and I hope to come back.

The location was nice and in the end, easy to reach. The room was nice and big windows which overlooked the inner garden, which I loved. The room was warm, so that was great (it was cold outside). The furniture from the common are and my room was old style, which matched the building's style and blended with the city. Bathroom looked clean, which was much appreciated.

However, the self check-in part was a bit tricky, but o in the end. There were some details not too nice: - the frame of the electrical outlet in the bathroom kept falling off (similar aspects for the furniture) - the lighting options in the bedroom not that ok (quite dark, both daylight and night time - just 2 nightstand lamps - I was expecting some house slipper and some water heater to be able to make some tea. There was a coffee machine, but no capsules :(

A Junior Suite on the Grand Canal

The view of the Grand canal was amazing 😍. The room was very comfortable with a lovely raised sitting room area with the window looking out over the Grand canal.

Check in was a shambles. I had pre checked in and paid city tax but they forgot to send the email with the details to get in. We managed to get through to a staff member who then sent the email. We got through the first two doors and then realized the details of the room we were staying in was blank... Another call to staff who advised us of the room number but then the code wouldn't work for it so I can to call again for them to remote open it. If it wasn't for the issues checking in, the room was have definitely scored a 10/10

Let down of expectations

It was close to grand canal. Was very difficult to find the place. No mention of the name visibly at all. Had to roam around the property to find , asking for people. Room was well heated , water supply , hot water was good . TV did not work . The bed sheets were dirty , pillow case had dirt on them. Room seemed dusty .

This could work if management improved

This converted villa could be good if the business model changed just slightly. But this was an awkward, embarrassing and unsatisfactory stay for two male friends who booked a twin room. The managers are absent from the property and so problems are discussed by incredibly slow WhatsApp chat, however no solution is offered. We were two travellers so booked a twin apartment, but only one bed was made up and there were no sheets provided. We tried really hard for a solution, but eventually had to share sheets between two beds. Under the second bed was very dirty. The shower was partially broken. It is annoying to have a nice kitchen area in each room that is 'off limits for use'. To enter the property is very complex and the information is very confusing. The heating is on continuously and the rooms are far too hot. But the detached attitude of the 'staff' is possibly the biggest problem.

Lack of spare sheets for second bed. Dirt. Broken fixtures. Heating was too high and hard to turn down. The detached staff with no help.

Best room in Venice

Everything. I feelt like a queen in a castle. Lovely and tasteful decorated, big, clean and a wonderful wiew. A big common kitchen that we found out about when we left.😀Loved the 100 euro price for this wonderful room.

The location was amazing. It was steps away from a water bus stop. After exploring the area, we found a plaza, nice shops, restaurants, and a market. There were other water bus stops so you had an option to many destinations.

Unfortunately, the facility was not as clean as we had hoped and the AC only worked in the kitchen area and the landing at the bottom of the stairs. There was a kitchen but we were not allowed to use the kitchenette. We did have access to the refrigerator but had not been defrosted for quite some time. The main bedroom did not have AC but we did find a fan. Don’t open the windows as the bugs will fly in and attack one of you. Our younger son was the target of these bugs. The room downstairs had some sort of AC but it was very warm with a distinct odor. The bathroom was passable but only by a margin.

Could have been a great place considering it’s proximity to the water bus stop but the broken AC made this a bad stay

It was in a historic building and right next to a water bus stop. It was a large 2 story space with a kitchenette and a couch downstairs.

The AC did not work and we slept in a hot room for both days sweating all night long. The downstairs area smelled like formaldehyde.

Thought the old building was beautiful, lovely architecture. Bed was comfortable, bathroom was good size and clean. We’d come back.

Mosquitos I asked about luggage storage 24 hours before check out, and I didn’t get a response until 3 hours after check out so I had paid for alternative luggage storage. Annoying as waste of money, but they have luggage storage for before and after check out which is a bonus!!

View was amazing, service & listed amenities were non-existent

We loved the view!!! Also the era/style of the room. The pillows & the bec were very comfortable.

The service was non existent since no one for the facility is on-site, only remote. There was NO TOILET PAPER in the bathroom so we had to go out at night to find some ... in Venice??? 😵‍💫 Our room code didn't work to open the door to the facility as we were told. Thought we'd be sleeping on the stairs 🫣 but thankfully at 10pm other guests arrived & their room code worked! We returned mid-afternoon to find a maintenance worker had been there (2 different days), leaving all his tools in the bathroom and coming back to finish a job when we wanted to rest ... he was very nice & not his fault but that's not the point?!?! The wifi was VERY slow, the fridge didn't work, nor the community fridge. Batteries for the TV remote were dead. When we called the Hotel # they referred us back to Booking.com to answer questions 😩 Just remember, if you choose to stay here you are paying for the VIEW which was awesome!!! Nothing else.

So So, mosquitoes killed my stay

Too many mosquitoes and nets on windows to solve the issue, have more than 15 bites, was able to only sleep 5 hours in total every Night due to mosquitoes. Bed cover is stained, checkin is online but when u reach its chaos. I didnt know which room, other guests also asking around.

One paint job away from a perfect 10

Our favorite accomodation in Venice! Perfect location, next to a vaporetto stop. Beautiful views of the Grand Canal, of the Venetian architecture, and every day Canal life. Helpful staff, both on location and remote. Easy self check-in. Good value for money. Not the first time we stayed here and not the last.

The state of the bathroom. It’s in a very bad way. You should really address this issue. The location has sentimental value for us and we chose to ignore this problem, but had it been another place, we would have not considered returning.

Fantastic location

Great location. It’s right near water taxi stop. Views over their beautiful garden from our room (we couldn’t get a canal view upgrade as it wasn’t available). The views from the common room are fantastic. The staff member was super helpful letting us store our luggage. I’d stay here again. Room and building in keeping with the old charm of Venice. Recommend!

The air conditioning didn’t work (we stayed in May, so it wasn’t super hot yet). We had to open the windows, but that then attracted mosquitos and we got bites during the night. The sofa in the room needs to be replaced or at the very least have a cover on it. It’s dirty. The pillows need an upgrade

Good value for money, in a good location but the staff could be more helpful

Was at the center of Venice. Heat was always on, and lots of hot water. The room had unique Venetian-style design. Was next to S. Samuele waterbus station. Check in was easy and we didnt have to see anyone during our stay. It was contactless.

Mosquitos are a very common problem with Venice, and asking some locals we found out that everybody knows that. The first night we had a lot of mosquitos inside our room, even though we didn’t let the windows ever open. When we asked the owner to provide a solution they told us that they cannot provide. That for me is unprofessional! First night we couldn’t sleep because of the mosquitoes. Also, even though the room is very close to the center, is quite away from any bridges that cross the grand canal, so traveling made us do a lot of circles by foot.

Spent ages trying to do the online check-in. Worse than for an airline. Steep stairs down to the bathroom with no handrail. No table, or desk. Only a plastic stool. Not welcoming as there is no personnel there at all, and notices saying DO NOT USE KITCHENETTE upon entering. NO coat hangers at all. Only four paper cups (for four nights stay) and NO glasses, not even a water glass. Only four coffee capsules (also for four nights, and two people) Bars on all windows, and no sign of how to get out in an emergency (eg fire)

poor service. lights and power points (all but one) not working in our room and ensuite. Lamp was given but only socket to plug in was for tv so that was also out- no charging phones as no other sockets working and had to use them for light to go to bathroom. Tried to get assistance but no one available. Attempts to contact during and after our stay have been ignored. Very disappointing.

A shortage of cutlery and utensils in the catering area.

The prevention of access to the property after 2300 hours is a deterring aspect of the booking. We had to book a last minute hoter with shuttle service at the CAirport because of a flight delay which caused us to arrive at 2430 hours.

Overall it was okay experience for us. We have seen different properties more modern looking but it was already too late

Location & direct canal view. Water taxi stops right in front of this property except evening time. At night they have different routes where it doesn’t stop in front of this hotel anymore.

It’s dated, not so clean. Self check in process is complicated. Payment process & city tax payment system is also not convenient. I had one person dropped out of the trip last minute but we still had to pay city tax for this person because there is no options to edit payment or a real person to coordinate.
