The breakfast was excellent and personally prepared by the owner. He also went out of his way to drive us to the tram stop when we were carrying our bags after checking out. The house and the grounds were beautiful and had an interesting history.
The location was several kilometers outside the main city and 25 minutes from the nearest public transport. However we enjoy walking and the owner was exceptionally helpful in offering to drive us to the tram stop.

It was pure perfection- location, breakfast and accomodation in a house with such long history. It was clean, quiet and serene. Like we were transported in some other period in time. Mr. Cosimo is a great man and a great host, it was an honour to meet and speak with him.

It's a beautiful house, very clean and with good comfortable beds and A/C in the room. For art lovers this would be heaven as the house has an impressive art collection. A good breakfast was offered every day on the patio. Our daughter enjoyed the backyard pool. Located 5 mins away from a tram station which gives easy access to downtown Florence.
The bathroom is outside the bedroom, and not air conditioned, so it gets hot. No toiletries are provided. The road to get to the hotel is up the hill and very narrow (two way but only one car fits) which made it stressful to drive. Not super kid friendly as there are delicate art pieces all around.

Our room had a private bathroom opposite bedroom door (we knew that when we booked) 5 mins by car to Tram station into Florence or 25mins walk down hill. So at night, as we intended to have a drink we had to get a taxi back from centre (approx 25 Euros) you can’t really walk back as dark and hilly

The chaotic city was complimented with the quiet retreat at the end of the road. The owners are beyond attentive and kind. The breakfast is fresh and personal with endless coffee and delicious food. The rooms are well appointed and the house is filled with family artwork and memories of hundreds of years of life well lived. This place is a gem.
We took three days to get used to the very narrow streets. It was very scary at first but just takes some time. Avoiding rush hour in Scandicci and outside the ZTL is critical.

Antonella and Cosimo were truly wonderful hosts during our stay with them just outside Florence. Their home was a peaceful haven, a beautiful escape from the bustle of the city. Our room was lovely, the setting serene, and the house itself is stunning, filled with fabulous artwork.
Cosimo prepared delicious breakfasts each morning and was such an interesting person to talk to, sharing stories about his own life, his creative work, and his father’s artistic legacy.
Getting into Florence was very straightforward just a short drive to a nearby car park right by the tram station. One tip: make sure to download the relevant parking app in advance, while you have internet access, as we found it confusing to pay on-site and it doesn’t accept cash. If you’re unsure which app to use, Cosimo can guide you.
This was the perfect place to enjoy the best of both worlds, easy access to the city, with a peaceful retreat to return to at the end of the day. Highly recommended.

The house is located on a hillside, overlooking Florence, with beautiful scenery, which fulfilled my dream of experiencing Italian rural life. The house is decorated with artistic sense, with paintings and carvings everywhere, and the layout is warm and comfortable. The host is warm and hospitable, allowing us to spend a very wonderful three nights, which is an unforgettable memory. Highly recommended!

The room was exactly as pictured, and the whole property is as amazing as the room. I wish we'd stayed here for the whole two weeks we were in Italy. We had a private bathroom across the hall. The owners are perfect and helpful. They had so much information handy for us as we arrived. Private parking behind a gated area. When we arrived, the wisteria was in full bloom and honey bees were busily collecting pollen, buzzing their little hearts out. The owners and past family were artists, and you'll see beautiful paintings and sculpture work throughout the house. Breakfast was great--eggs cooked as you like and lots of other choices too. Everything is kept spotless and comfortable. There is so much history here and the owner (Cosimo--spelling?) can give you a great lesson of the monastery you're staying in, which I believe is about 700 years old. There is absolutely nothing to complain about in this location, it's beautiful, great company, great room/bathroom, food, and you can sit outside under the pergola with your coffee and enjoy the serenity before heading into town for a busy sight-seeing day. The owner gives you a list of good places to visit/eat and a map.

We really liked the location; away from the hustle and bustle of Florence and very peaceful. Cosimo is a great host and was very helpful when we needed to get to the rail station in heavy rain. Breakfast was very good. Whilst it might be easier to get to and from Il Monasteraccio by car, we used the bus and tram very successfully.

Fantastic place, full of sculptures and paintings, big rooms, awesome breakfast. Cosimo and his wife (the hosts) were so kind and thoghtful, always checking on us, they even left us an goodbye breakfast (we had to check out at 7am to catch a plane).
Everything was great, just a warning, be prepared to climb a steep 2km road to get to the property, specially hard with luggage.

Amazing beautiful property full of wonderful paintings and sculptures by the owners family. Despite being very accessible to Florence, it feels like you are miles from anywhere and so the peace and tranquility is wonderful. Cosimo and Antonella were fantastic hosts and breakfast was delicious.

Awesome accomodation, big thanks to the owners for their hospitality. House is situated on quiet hill but only 2km from tram station, to the center it takes few minutes by tram. There is a lovely terrace with pool where you can spend nice time with a glass of wine.

the place itself is absolutely stunning. The house, the garden, the spectacular view and the scenery around. our hosts were very nice, helpful and pleasant. the room was comfortable and upon arrival we got a very helpful packet of instructions (general info about Florence, restaurant recommendations which were mostly spot on, etc).
the art pieces above the bed are full
of dust and spider webs. That thing is just above the pillow. I am far away from a neat freak - but seriously, that was disturbing. The shower door was leaking badly and the lamp in the toilet was way too low. we constantly bumped into it. breakfast have a slightly cheap feeling, that doesn’t go along with the rest of the experience. Two things stand out: the nature of this accommodation is a guest house, so at 07:30, we woke up
because the kids of the guests next door started watching SpongeBob, the walls and doors are thin, and it just feels like there’s no privacy in the room. The 2nd thing was - a sign in the toilet, explaining where to put used condoms. While I don’t thing this place is made for nuns, and it’s clear to me that it is the perfect place for a romantic retreat - I don’t want a reminder of what happened there the night before we arrived (and every night before that). it just cheapens the entire experience- since it’s a sign you expect to find in either youth hostels or “rooms by the hour”.

Beautiful house and surroundings and wonderful hosts. The house itself is 700 years old and is run by a family of artists. The rooms are huge and are decorated with owners photos and sculptures, just beautiful. The house is very clean, breakfast is excellent with the best homemade croissants !!! The area itself is beautiful and is a short drive to Firenze. The owner gave lots of good tips re local transportation (tram) and restaurants. We took his advise and tried the famous Gustapiza.

This is where we live in Florence 2 weeks ago. On the hill across the river from Florence, what we covet is spaciousness and comfort. It was already past nine o'clock when we arrived that night, and it happened to be raining, each house had its own detached yard and gate. The owner offered cold cuts for us, and we shook our heads vigorously, so he contacted us in the restaurant in the town down the hill.
The next night we went home and passed by. We still wanted to go to that restaurant for supper. We didn't expect that it happened to be closed on Monday or Tuesday that day. We stayed in the villa like house for two nights, ate two breakfasts, and talked a lot with the owner. The owner is not eloquent, but very sincere and friendly.
This house has a history of 700 years. The first 300-400 years was a monastery, and the last 300 or 400 years was a private residence. The owner's father is a local painter with a little reputation, and his home is full of art works. The owner introduced his father's paintings, many of which were his mother and his childhood. He also mentioned that his father's use of colors. In his early years, there were a lot of bright yellow colors, and in his later years, it became a lot of blue. There are also those sculptures, which are made of cardboard and then painted with cement and paint on the outside. It is said that this was the first of its kind at the time, and it was the first time I heard and saw this idea. The painter's father of the house owner of this villa is called Milo. We offered to buy his father's picture album. They seemed to only have a collector's edition and they were not selling it.
At that time, we still remembered to take pictures of paintings of this one of so many artists. But forgot to photograph the outside of the house, the yard and the iron gate.

My husband and I, together with our five years old David, want to express how much we enjoyed our stay at this unique house. We enjoyed the hospitality from the first greeting of the host. From then on, every encounter with the personal was excellent. If it was breakfast with wonderful conversations, or cooking course again it was unforgettable Italien taste. Keep up the great work, art and Life Balance. Once again thank you from bottom of our hearts.

It’s a great experience. The landlord’s family are all artists, and the walls are decorated with paintings and sculptures that they drew. They are very decorative with good taste. The breakfast is very rich (even with watermelon), the landlord is very caring and considerable, and especially provides parking and dining guides papers, which are very practical.
It is a 15-minute drive from Florence, and it is recommended that friends who drive by car come here to stay
