Great location but be aware of extra charges

The location was great, under 5 min walk to port to catch ferry and where the restaurants are. The room was clean as was the bathroom, the room looked newly refurbished.

The pool was not in use, wish I had known this. There are many charges which you don’t expect a hotel to have, even 5* hotels don’t have for example being charged for changing towels every three days, kettle to use, $20 per hour for late check in. The breakfast was very basic with ham and egg touching on the same tray, not very vegetarian friendly. The exterior of the hotel very outdated.

Great location, but an uncomfortable stay overall

The location is very close to the center of Desenzano del Garda, as well as the ferry docks. The room was spacious and the pool is a nice addition.

We were greeted by the host with good information on the establishment. The problem that we felt was that the host was a bit invasive, basically following us throughout the hotel and keeping an eye on us at the pool. We have a 5 year old boy so he is not necessarily the quietest, but he was very aware of the rules, but we still had the host coming up and saying not to make noise on the halls as people are asleep (it was 10 PM and my son was just talking). I believe that if you are not ready to host children at the establishment, it should be specified and prevented. The breakfast had very little options and the food itself was in short supply. Only when some parts were completely gone, the hosts would come up with a bit more (for example there are a few pieces of bacon and after they were gone, 3-4 more pieces were added back).

The staff were lovely, pool was great and the breakfast was really good. Bed was really comfortable and room was really clean. Great location. Far enough away from the busy streets, but easy walking distance to the lake.

The hotel location was good

Our room had an internal window. The manager was over attentive. We just wanted to be left alone and he was relentless on asking us if we ok or need anything. What we needed was to be left alone. We’ve never stayed in accom with so many house rules. The villa has a pool and we could rent towels at 10 euro each

A lovely little gem

The hotel was in a fantastic location, it was clean and it was great to be able to have a dip in the pool at the end of the day. Hosting was superb (thanks so much to Max for making us feel so welcome), with a big thank you for sorting out the bikes for our quick cycle to Simione.

Good location and spacious room, but not very welcoming

The location was quite good, close to the lakeside and city center, but very calm. Our room was very big (superior double room). Breakfast outside in the terrace. Breakfast was ok, with fruits and fresh tomatoes, but limited choices otherwise (no ham, bacon was finished, only pre-packed slices of cheese ...). We could keep our luggage stored after checkout the day of our departure... without paying!

We could not enjoy the swimming pool because of the very limited opening hours. If we had wanted to use the swimming pool on the day of our departure after checkout, they were asking to pay extra 15 euros. No kettle or coffee machine in the room (you can rent one for 20 euros!). In fact all these supplements and extra charges just give the B&B a very bad image .. I don't know how much they are making with these extra charges, but I think it's counter productive (they are probably losing more because of customers that will not return a second time than the few euros they may be getting with the supplements for every little extra service). Toiletries in the bathroom were very limited and not great quality. Breakfast goes until 10AM, and checkout is also until 10AM ... so quite stressing.

Perfect villa

Friendly staff, lovely breakfast, close to the main town and station. Beautiful villa and garden with a spotless pool area. Room was huge and nothing too much trouble. Would stay again and highly recommend to anyone.

A pleasant stay

Excellent customer service, clean room and excellent location. Good choice of food for breakfast and the pool was lovely.

In the room we had, the bed was quite hard and the nylon base sheets were old and bubbly so were rough on your skin. The owner said nylon sheets were required under Italian law for hygiene reasons; however we were a little confused as our other stays in Italy had cotton sheets on top of the protectors! It did mean we had to sleep on the cotton cover sheets without a cover. Luckily it was hot so we managed ok.

Location, affordable, authentic, friendly accommodation

Beautiful well kept villa, very authentic. We stayed in downstairs room Barbara, a huge room with large bathroom. Everything met our needs and we definitely had no issues. The place grows on you, is so clean and tidy you can tell it’s a well run hotel villa from the get go, you feel very looked after unlike the modern day hotels We celebrated ours sons Birthday, Barbara was fabulous, arranging a cake, balloons along with banners, playing birthday music in the morning whilst all of us were singing happy birthday, it was such a lovely touch,making us extremely happy 😊 The best thing for us was Franco! always there ensuring we were okay, showing us around the villa, providing our drinks after we had made our way back to the villa in the evening, chatting away with us, you will not meet any member of staff anywhere more attentive. The villa is 5 mins down the hill from Desenzano train station. A 5 minute walk from the villa to the centre and all the ferry terminals which take you across the lake. We throughly enjoyed our stay here and wouldn’t hesitate to go back!,

Excellent!

The owner was very hospitable and welcoming. Breakfast was very rich and delicious. There was a wonderful swimming pool. The interior of the house and the garden were beautiful. The room was spotless clean and comfortable, also the bed was very comfortable. The location is absolutely perfect - close both to the train station and to the lake. We enjoyed every single minute that we spent at this place and we would definitely like to return.

Air-conditioner was right opposite the bed. It was too hot to sleep without it and too cold to sleep with it.

Lovely rooms with friendly, helpful staff.

Lovely little hotel with large rooms, comfy beds, good air conditioning and excellent WiFi. The swimming pool was a blessing after a hot day sight seeing. Location is quiet and convenient. 5 minute walk from the station and another 5 from the lake and old town, Barbara and Frank are excellent hosts.

No tea and coffee making facilities in the room as stated on booking.com
