Nice view of the Lake and hearing the waves breaking on the promenade,
A good location for Desenzano and all very clean, bright and modern
It was very close to the promenade, and so a little tricky to manage having both a lake view and privacy within the room at the same time, but still a good experience to be so close to the shoreline.

It was an amazing location, comfy bed, clean and host was amazing at sharing info re access. No noise from restaurant upstairs despite it being busy
Being picky we shouldve asked for a change of towels and when we adjusted the aircon the telly came on, otherwise amazing

The view is stunning. I’ve found the bed very comfortable. It is very nice to hear the sound of the waves outside from the window specially during nights and in the early mornings. The location is really closed to the center.
The procedure for the entrance is totally automatically and tech, the owner is always available, helpful and ready to answer to the phone at any time of the day. If there is a problem she will find a solution straight away and she seems very kind and nice.
The toilet was really dirty, fortunately I text to the owner straight away and she send the cleaning service the next morning.
You can hear voices of people crossing the walking way outside from the windows and it is impossible to leave the window open for the same reason, specially because anyone can eventually climb and jump into the room so easily.
So, it is always necessary to keep the windows closed and the curtains drawn, it is a shame to not enjoy the refreshing breeze during the nights or the view on the lake because of the lack of privacy.
No breakfast is included and there are no conventions with bars or restaurants around.
The way-in is through a gate on the back of a Chinese restaurant, often it is necessary to step on the puddle of water used by them to clean the floor of the kitchen, very annoying specially when you come back from a night out wearing fancy dress and shoes.
There is no parking service and only by chance you can find a free park available along the little secondary streets far 10/15 minutes from the rooms.
During weekends it is likely to be disturbed until late in the night by some parties or disco dance held in the next hotel.
