The beach and location. The resort is located on a nice, calm beach. Perfect for smaller kids. If you swim a bit out or go with paddleboard/kayak it is a good place to snorkle. 7eleven, restaurants, thai-massage is close. You can walk to John Suwan wiev-point and shark bay + fredom beach.
Breakfast was with many choises - we recommend: the burger.
We had a booking from booking.com - 2 rooms for 3 people with breakfast = 6 people. When we arrived they would only give breakfast for 4 people. We contacted booking.com, who confirmed, that the whole group should have breakfast. The resort refused to give us the breakfast. So expect, that maybe, you will not get what you payed for, even if you think you have a nice deal on booking.com.
Many scooters/cars drive really fast on the road.

Perfect location right on the beautiful beach and lovely bars. The communal areas are perfect, beautiful natural beach resort feel. Lovely well kept plants everywhere and outside terrace space is wonderful with drying rack for your beach towels and swimwear.
The actual room was extremely basic and very dark. Strange bed combination ( double and single beds of different kinds pushed together) and very simple bathroom. But it was clean and quiet.

The location was nice with private beach. food at restaurant was ok.
The staff were incredibly rude, the place was like a building site and not safe for children to be running around. Plasterboard left right outside our room and wouldn’t move it. Sharp materials such as rusty Nails, broken tiles lying around but manager told me it was my job to tell the workers in the morning to clean it. When I challenged this the owner got very hostile and said if we didn’t like it that we can check out and turned away and ignored me and wouldn’t listen to anything we had to say. I was unable to discuss any issues because she would talk over and become hostile. Baring in mind it was just days before Xmas and travelling with three children! We ended up checking out and paying double to stay elsewhere. No electric for the first day which meant no fan or ac! Shower room - awful and water was cold. Overall horrendous service and wouldn’t stay here if they paid me.

The shower was cold and the bathroom super smelly. Also it was impossible to regulate the AC and the walls were paperthin which was annoying considering the construction going on.

I got the most expensive room, first beach row..
Still this room is super tiny. they squeezed in another single bed right next to the double bed, which is wayyy too much for this tiny room!
There was no space to put my S SIZE trolley!
So the single bed was the storage for it. (and of course there´s no shelf or anything to put your stuff on or in)
How should 3 people incl luggage survive there??
The bed is way too hard (and I like it hard), same with the pillows..
The balcony door rattles when the wind from the sea starts to blow a bit stronger.
There's no fridge and no dry stand. This would be the bare minimum for the price they charge!
When I asked for the dry stand, the staff first told me 'we don't have' but when I mentioned there a available in other rooms then I got one.. pfff
This is the next big issue - they are incredibly unfriendly and unhelpful for Thai standards!
No wonder the rating is so low. I still tried it and can tell you -> just don't them your money! Its all true.
The sassy owner or manager even recommended me that I go somewhere else instead of trying to help extend my stay 🤣🤣🤣
She also never answered my question on WhatsApp that I asked after 5pm (when the reception is closed).
That's just too much work for her 🤦♂️
And the cherry on the cake:
Whenever you use the sink or the shower you get a disgusting smell from the outlet in the bathroom.
Ah yeah, and the "lovely" children from the restaurants family that play around the restaurant and beach from the morning till the evening shouting and screeming.. not giving a damn about customers who seek for relaxation..

This place has so much potential to be a gem! Great location, good sized rooms, restaurant on site but also great food close by. The top floor balconies feel more private and one that we stayed in had a big balcony almost like a living room but the stairs are too steep for very little kids. Be sure to ask. And hey travellers: Ko Tao doesn’t have a fresh water source and all water is collected rain water that is stored. We came in the rainy season and didn't have a water issue like others have stated. Also consider having short showers and not doing laundry on Ko Tao if you are only there for a few days.
I think there was an issue with the room description on booking.com as I only searched for rooms with AC and booked this one at B1000. When we arrived it was additional B500 for AC. This can be really frustrating for travellers who have a tight budget.The room sleeps 3 but we had to book 2 rooms because we are 4. Honestly they could probably get a trundle or bunk bed so some of the rooms would sleep 4 and charge b2000 per room and everyone would have been happier and the hotel could probably make more money. I think because we paid b3000/2rooms per night it left us a bit bitter about the situation. So make sure you have AC and a shower with hot water in writing before you arrive. Something that could improve the hotel is have foot rinse tub in front of each bungalow entrance that are in clusters of 6. It was tough to keep the sand out!

Our room was not super modern but instead the view was amazing! We enjoyed our time here a lot. There’s a 7eleven as well as many restaurants close by. The beach was not too overcrowded and an amazing place to just calm down and relax.
We enjoyed our stay here a lot.

The rooms were clean. The beach and the scenery were amazing. The restaurant (closed in the evenings) staff, were pleasant.
We needed to sleep with 'windows' open and it was very noisy in the mornings. This doesn't help if you have difficulty sleeping due to the heat (even with a fan). The room got sandy constantly - a tub to wash the sand off feet would be a good idea.

Located on a cute little beach south of the main village. Unfortuanately the beach is only swimmable during high tide. Sandy walkways through the resort gives it a tropical feel and there are quite a few fruit bearing trees which means you can forage as you walk. The balcony was a good size with nice water and garden views
I booked what I believed was a bungalow on the beach but instead was given an upstairs room of a 2 storey bungalow. There are no single story private bungalows. I prepaid for breakfasts and was given a separate menu of which you could choose 1 item to eat and 1 to drink which meant you could not have both cereal and toast or coffee and juice without paying extra. It was 1 or the other. My eggs and toast were also cold. The restaurant/bar also closed early. No fridge to keep water cool, no kettle, cups, glasses etc. The one and only useable power point was right beside the light switches so if you had to use an adaptor to accommodate foreign plugs it would depress the light switches. There was however another outlet on the ceiling (?)

There should have been automatic room cleaning say every other day as the send was getting into the room. There should be a way how to clean feet at the porch before entering the room. It would save a lot of send getting into the room. The bed was soooo hard. I got used to it but can imagine other people would moan about it..

- wouldn’t class our room as a bungalow it was more of a maisonette
- aware koh tao is very hot, however, having a thin sheet to sleep with isn’t very comfy, and he’d rather hard

The property is absolutely beautiful. You staying almost at the beach. The beach is clean and they also have the their own restaurant, where u can seat and listen morning see or bird singing during the day. Staff and the owner are so friendly and helpful.

Excellent location on the beach, accommodating staff. We were a family of 8 and they managed to fit us in for an extra night. You can rent mopeds from them and they will call other places and get you one if they have run out. On-site restaurant overlooking the beach.

Location on the beach. Very pleasant tropical garden venue. Airco was good. Wifi was good. Everyday two free small bottles of water.
Bungalows are worn and need updating. Beds very hard even at Thai standards. The nylon sheets and the (too small) bedspread were uncomfortable. Often no hot water. Only one bedstand. No water basin/bucket at the foot of te stairs to wash the sand off your feet, so that the bungalow floor becomes a sandpit. No broom in the bungalows to sweep the floor. Non-residents occupied the beach chairs belonging to the resort.

My roof leaked and I had to move apartment in a downpour resulting in a soaking. I never felt safe on the Island but that is out of control of the hotel. Additionally I hired a bicycle for one day and it was in a shocking state of repair.

It was simple accommodation in a great location with friendly staff. The beach was beautiful and not too busy. There was plenty of food options on the beach and on the road out back. We did a day snorkelling trip which was busy but lots of fun, especially for the kids. We had a great time on Koh Tao

The view from our room was beautiful
The staff were very rude, extra 200 baht per night if you want air conditioning, we paid for air con at 21:00 received the remote and they took it from our room around 12 in the afternoon the next day. Mirror in bathroom was so dirty wasn’t possible to see out of. Unable to stand under shower as the head was facing to the side. Had a total of two plug sockets in the room, one being on the ceiling for the TV which would not work and the other half way up the wall, thankfully I had a long charged lead otherwise would not be able to charge your devices. States daily housekeeping yet we had none, asked for more toilet roll they said yes and never gave us any ( they originally gave us not even half a roll)

We checked in at 15:00pm and left immediately. We were in a new hotel by 16:00.

Great location if you want to stay by the beach. Lots of lovely cafes close by. A short moped ride to reach the busier Sairee Beach. Small island, so easy to take a moped up the higher points for great views. Good sized room and a lovely balcony to relax on.
Hard beds - but that is throughout Thailand. No explanation in room about housekeeping or pre-ordering breakfast , so make sure you read the instructions in reception when you check in.
