Great location, good sized property with great potential
Maintenance and cleaning need attention.
The lamp in the living room was snapped, didn’t try turning on as dangerous. The lamps in the main bedroom were missing the part to turn them on and off, had to turn off at the wall. Mirror on floor in bedroom instead of on wall. Mattresses not very comfortable
The oven was filthy and after heating up a lasagne the whole of downstairs smelt of acrid old grease.
Such a shame as the property has a lot of potential

The easy check in
The place was very dirty .I have pictures
The kitchen sponges were old, warn out and nasty
No paper towels
Freezer was full of frost ice
Towels had stains
Bed topper was caked with food and who knows what
Pillow cases were stained and the pillows were terrible. And when I looked in the store closet there was a pile of old pillows stacked on the floor next to the water heater with no protection from all the chemicals
The cabinets were moldy and dirty
There were no paper towels and we had to ask for them and new sponges which the person replied they couldn't leave the front desk. Didn't even offer for us to come pick some up. So we didn't get any until the next night.
The master bedroom had a dirty stained mattress and the celling had mold growing and it smelled of mold.
We were told check out was at 10 however the book stated a 1030 checkout.
The drive wasn't cleared of snow and our car got stuck. We had to go buy kitty litter to even park
The washer was moldy and disgusting so we couldn't even do a load of laundry which is one of the reasons I booked this place.
I have many more pictures but blanket only post 4.
I feel like we should be refunded because this place was very expensive and so gross

Location was fantastic and parking right outside the door and off the road is great.Inverness is a lovely place to visit.House is warm and cozy and is appealing from the street. Many toilets.
I raised a couple of issues with Robert the manager but replies came from a woman who was rude and dismissive. The bins outside were overflowing, and the dishwasher had no tablets so bring your own.Bring your own matress protectors too as this was the most disgusting accomodation I have ever booked and fooshly lifted the sheerts the morning after...
The double bed is broken and wins Britain's worst bed.The bonus is that check in is whenever you want as the neighbours arrived at 1.15am and shouted loudly trying to park their car in the snow and continued to crash around till 3.30am.Locks on all bathroom doors are broken.Read reviews before booking.I should have.....

The only good thing is there are 2 double rooms and 1 single that we got at a good price
- they were a lot of issues in the space
- the heaters did not work properly
- the en-suite room had a leakage which thankfully we noticed water dripping in the downstairs living room
- we were 5 people using 1 bathroom which was so inconvenient
- the living area and kitchen were chilled because heater were not that efficient
- not the most convenient location

Spacious, modern, great facilities, stylish, accommodating bathroom facilities for disabled, great location, plenty of parking, easy access on check in, WiFi good overall was perfect for us at Xmas and great value for money
Mattress in double bed needs changing as not very comfy and springs gone, settee and chairs uncomfortable, needed a sweeping brush.

★☆☆☆☆ Disappointing Stay After a Supposed “Upgrade”
We booked what looked like a lovely property in Inverness with the features we wanted — parking, a bath, and a convenient location. Shortly after booking, we were told we’d been given a free upgrade, which initially made us excited for our stay.
Things went downhill from there.
We accidentally arrived at the property we originally booked, and it looked great — clean, spacious, and exactly what we expected — so we were puzzled why an upgrade was even necessary. After realising we needed to collect the keys elsewhere, we went to the guest house. The person at reception was not helpful; when we asked for directions, we were told to “just use Google Maps,” and when we asked about parking, we got a rude “no, you need to find somewhere.”
When we arrived at the upgraded apartment, we had to park at a neighbouring hotel and pay for an hour just so we could unpack, because building works outside the property made it impossible to stop anywhere nearby. After that, we still had to drive around and find another car park for the rest of our stay — not ideal when parking was one of the main features we needed.
Once inside, the apartment felt more like a downgrade. The place didn’t meet our expectations of “clean.” There was hair on the floor, the oven tray hadn’t been cleaned, and the mats hadn’t been wiped over. This was especially frustrating as we had been sent an email reminding us to leave the apartment clean or risk being charged a cleaning fee — yet the standard we walked into didn’t reflect that message at all.
We contacted them about both the so-called upgrade and the condition of the apartment, but instead of any meaningful response, we just received a generic message asking us to leave a review.
Overall, it really felt like we were shown a lovely property online only to be moved to a much smaller, less cared-for apartment. If you’re offered a “free upgrade,” be cautious — our experience definitely didn’t feel l

Brilliant location – quiet and convenient – and the living room was spacious. Beds were comfy and having 2.5 bathrooms is great.
A few maintenance issues let it down, including bathroom locks not working (as a few people have previously mentioned), limited and chipped mugs and glasses, and a lamp with a broken fitting. There is only seating for four in the kitchen so we had to improvise for our fifth guest. The TV had to be retuned each time we turned it on.
With a little more care and attention, it would be a perfect stay in Inverness.

Close to main route for all amenities, off street parking, comfortably sized rooms.
Not a great deal of suitable kitchenware if you wished to cook regularly, especially during a longer stay. No DVD'S or games provided as such.

The location was great if you have a car.
The house looks old and a bit neglected. The carpet was dirty, under sofa, the bed covers had lots of stains, and the kitchen (especially the drawers and oven) was very dirty inside. They never replied to any of my messages through Booking.com, neither before the reservation, when I asked a few questions, nor after, even though I sent around four messages. There was no coffee maker, and there wasn’t enough cutlery for the five of us.
7.0 / 10.0
Great location - well presented
General maintenance was lacking - things were broken and it felt like for a few items up keep wasn’t good - broken lampshade, air vent really clogged with dust, however screen not fitted properly, dirty knife left in sink

Good location and size, mostly well renovated
There was a massive brown stain on the kitchen ceiling, a hole in the wall opposite the stairs, the hall bathroom door doesn’t lock, and the tub doesn’t drain. When I reached out to the property, they didn’t respond. It’s disappointing that they would allow the place to be rented in this condition

Remodeled bathrooms and kitchen.
Trash in yard, yard has not been mowed for several weeks. Hole in bedroom wall next to bed. Beds were super uncomfortable coil springs poking you in back. Tons of Cigarette butts in back yard by kitchen door. No hot water. Black mold growing in kitchen on walls and in cabinets.
1.0 / 10.0
Significant water damage on the ceiling from the upstairs bathroom. Water furnace is closet constantly drip and overflowing a bucket onto the carpet floors causing a smell. A lot of holes in the walls. Fire alarm battery needed to be replaced, which was reported by others at least month ago.

The location
Wooden stairs were slippery as it was raining, made it difficult to carry up luggage. The lady on site was stressed and not very friendly or helpful when trying to find out which unit it was.
3.0 / 10.0
On the plus side we all had our own bathrooms and it was clean.
This was one of the most disappointing homes we’ve ever rented. Where to begin? A leak from an upstairs bathroom shower cascaded down to one of the lower bedrooms on the first floor where our daughter was sleeping. Once more, her shower would not drain properly. Recent reviews from within two weeks note similar problems - along with the lack of WiFi which we also experienced. Had we only known.
In one bedroom the trap door to the attic would not close securely. Others before us tried to tape it closed.
Two lamps in one of the bedrooms were broken and in others bulbs were missing.
Our family of 4 rented what we thought was a three bedroom house. It was actually a building with 8 or so bedrooms (all numbered) which felt strange. (Set up was for a boarding house?) A foul odor emanated from two areas of the building we were not occupying and in areas we did occupy there was a tolerable but bad smell too. I hesitate to think why. All of these issues were brought to management attention by phone.
In general this felt like a very low quality experience. I would ask for a refund if I thought it was possible.

There was a kiosk. We were not graded by hotel staff. It was a serve yourself check-in procedure.
Unfortunately, the room was very hot and the window was locked and we could not open it. We had a family sleeping in the room and it was very very hot even with the oscillating fan provided we were not able to find hotel staff to unlock the window so that we could open it while we were sleeping. We only stayed one night, beautiful views, beautiful hotel we really just needed to be able to open that window.

The location was excellent for the family wedding we attended at the Kingsmill hotel.
The property is a bit tired , damage to a bedroom wall , staying from water escapes . Green areas not maintained
5.0 / 10.0
Convenient location. Ample parking if self driving. Good sized property.
This property is in need of some significant maintenance. Obvious leak from bathroom through to the kitchen ceiling with brown coloured stains in corner of ceiling in kitchen. Some walls damaged. Bags of food left under the stairs (looked like leftover sandwiches). En suite shower had broken piece on temp control unit which meant it had to be held in to twist. Bed in main bedroom uncomfortable (could feel springs). Curtains not hung properly and therefore would not close properly. In all disappointing for a property with great potential.

House was comfortable big enough to stay for 2 families. Liked everything
Nothing as such
6.0 / 10.0
When we arrived at the property and called Robert, he was very helpful.
The kitchen/dining room was lovely and very well equipped.
The rooms were nicely decorated.
As many people have said, we were given an incorrect address and so went to the wrong property to begin with. The actual property was behind the one photographed, so understandably confusing.
Upon arrival, the front door was surrounded with cigarette butts and syringes of Physiodose.
The back door also had trash around it, including empty crisp packets.
I doubt that the bedding had been changed as there was hair in all of the beds, and makeup on some of the pillows. Some of sheets were stained and torn.
Hair had also been left on the bathroom counters and in the showers/baths, and floors.
There was also a foul odour in one of the downstairs en-suites that was detectable in the attached bedroom.
In another bathroom, weevils were present.
The dining table was filthy, with a large amount of food debris in the recesses of the table.
TV remote was sticky.
As we were only staying one night, and had been travelling since John o’ Groats, I didn’t have the energy to reach out to the hosts about the issues, however, it definitely effected how much I was able to relax and get comfortable in the property.
7.0 / 10.0
Lovely location and very clean.
No WiFi code was provided even though we asked for one. Also, difficult to connect to find out how to gain access.
6.0 / 10.0
Modern clean space.
Poor instructions and customer management. No instructions on how to check-in into the house, it required us to phone the operator. Inside the room, there was no indication of the WiFi password which required to ring the operator again.
6.0 / 10.0
Asked for ground floor and got top … ground floor was empty
No staple things like dish wash
7.0 / 10.0
The house was clean and comfortable and suited our needs for a 1 night stay
Easy to find and parking off road in the driveway
I would have expected mattress and pillow protectors on the beds as standard
The freezer needs defrosting and smoke alarm in the kitchen was alarming off every 30 secs presumably due to low battery? small issues but need fixing
6.0 / 10.0
New and clean, friendly manager.
There is no blind by the window in the main door so the room gets flooded with light at 5 am.
No coffee in the room, only tea.
The bed mattress is not comfortable for two people.

Bed mattresses were not comfortable, a bit dirty linen, no soap or shower gel in the bathrooms.

Smelled like mold. Lacking basic essentials for cleaning dishes. Wobbly dining table. Bathroom doors could not be locked.

Property is poorly maintained! Hole in the wall at the bottom of the stairs and behind all doors upstairs. Ensuite bathroom shower leaks on the floor. Mold on the kitchen ceiling where looks like water has leaked from bathroom .upstairs. No dish soap. No dishwasher tablets, 1 tea towel. No cleaned well.

Big house, clean and spacious
Bed was broken, no hand soap, little cutlery, one of the most expensive houses we had on our trip and definitely not one of the best.
8.0 / 10.0
Convenient & clean overnight stay for 4 golfers. Staff were helpful with check-in flexibility.
7.0 / 10.0
Location is excellent with a garden outside. Walk of 10-15 minutes to main market
Very small rooms and one very small attached washroom. Not enough space to take a bath for a tall or health man. Most of the door locks including 2 washrooms were not working. No tea coffee, sugar, condiments or properly crockery in house. It’s just a house.
