A good accommodation, close to the train station (6 minutes walk), with a supermarket nearby.
Small room (as stated in the description), but clean. Every day, the trash was taken out and the room tidied up. Good soundproofing.
The room is a bit cramped. For 2 people it might be a bit difficult with space. It doesn't have a closet, just a rack with 3 hangers.

Some information about the hotel.
1. On July 31, I booked this hotel and asked whether I could check in between 10:00 p.m. and 11:00 p.m. They replied that it was possible to complete the check-in online, without providing any other information. However, shortly before my trip, the hotel staff informed me that online check-in was not possible and demanded that I pay an additional fee to check in.
2. I expressed my dissatisfaction with the hotel’s behavior and asked again whether I could check in. They told me I could, without mentioning any extra charges. Yet today, they informed me that I must pay an additional fee in order to stay. This is utterly absurd.
3. This hotel also attempted to communicate with me via other platforms, such as WhatsApp. I insisted on communicating through Booking, but the merchant still asked me for my WhatsApp account.
4. The staff's attitude was terrible. Many customers were only informed a few days after booking that they needed to pay extra, and the business appears to be deliberately exploiting a loophole in Booking's policies to extract additional fees.

The room was very close to the station, maybe 10 minutes walking
The guests in the other room were so noisy when they went in and out of the apartment. The owner sent out a colleague to give us the keys in the station and when I texted him because the colleague hadn’t contacted me beforehand, he just answered “i remind you that the office closes at 8pm”.

Nice location by the station if you have an early train.
Property owner has a weird policy that you can do check in only between 2pm and 6pm. After 6pm, you have to pay 20€. I complained and was ignored. We had to reschedule our itinerary because of that. When we arrived at the property, around 3pm, nobody was there for the check in.
We called the number on booking reservation and the number was unavailable. Finally, I called the costumer service and a guy came with a scooter to open the door for us. Apartment is fine but I don’t recommend it if just stay in the area for a day.

Very hard to communicate with the owner. I told them at what time i will be there but no one answered the door for 30min. You need to call them and you're lucky if she answers. When we left, my son forgot his backpack in the room and Lia doesn't want to send it to us saying she doesn't want any responsability. Isn't this your job kind of. A LOT OF RESPONSABILITY. Not a good human, you should not book with her as I heard other stories like that. There are other rooms in La Spezia. Ooooo, and BOOKING doesn't answer my messages. Skip booking.com if you can

The room was really nice, we have our own bathroom. The view was beutuful and the railway station/center was so near.
Unfortunately, the owner can not speak in english so well, and when I call her, she said, I should write an email. I wrote, but she did not answer my important question.

We loved the location as well as the view from our room. The water in the shower was extremely hot which was amazing since we went during the colder season. The bed was really comfortable

They sent the message that check-in from 6 to 8pm will cost 20€ and check-in after 8pm isn’t even possible ‘after’ i made a reservation
And even though i provided my arrival time to this property, i had to wait more than 30 minutes to check in

There was AC in the room but no remote controller so you cant never use it and radiator stopped working middle of the night

Beware from late reservation, for the same day! Read the small text! We were there before the and of check in service, 1 hour! They did not replied to sms, or calls! Despite they accept our reservation! 1 hour later they sent a system message that the check in service is finished, go to booking.com! (no clue, they might thought that we are just standing on the cold street..:) But on top of it we paid the full price! No refund, no discount no sorry! It is a shame! With this attitude better to operate a prison than a guest house!

On our arrival day we had a message that if we arrive after 6pm we would have an extra charge of 20€ for late check-in. This was not communicated at any point before. Our train had a delay of 30 mins so we ended up arriving after 6pm and waiting in front of the building with no one answering the phone. When I finally got through, I was told I could not check in anymore. Very rude and had to bargain for her to come back, also agreeing to the extra fee, so we will have a stay for the night. Impolite welcome, owner continued saying how tired she was when she introduced us to the property. We just got off a delayed 4h train ride!
Room was only cleaned once during our 5 night stay. The bathroom got smelly after a few days. Drinks in the fridge were charged for (after we just payed the extra 20€ for the late check-in this was really disappointing). Fridge was also really noisy.
Guests next door had a dog which kept on barking. We mentioned this already during our check-in, as it wasn't stopping - the owner did not do anything about it. Apart from giving me the guests number to deal with it myself, which I don't think she is allowed to do anyways.

It was very clean. it has a lovely balcony to hang up our laundry and wet towels. it was an easy walk from the train station. nice check in person.
