Thick Towels, bathroom water pressure, bedding including pillows, location is great as a base to explore more, kitchen facilities. It’s not flash but comfortable and the price reflected the busyness of the summer holiday season. I would have liked to stayed longer.
Although good location, there is no Seaview - our corner downstairs room had a broken screen door between room and carpark, very dark interior, having no aircon during the height of summer was a challenge with three adults in a small room. Overall we were happy to make the most of the surroundings and enjoyed a lovely long shower at the end of each day.

Comfy beds and pillows, luxurious thick white towels, easy access to more linen if required, shower pressure was great, the kitchen facilities were clean and had all the utensils that was needed for our stay. The location is a great central home base - a short walk or drive to the Ferry to Russell at the bottom of the hill or a ten minutes drive towards Paihia and Waitangi, we also explored further places including a 3.5 hour drive up to Cape Reinga. Sadly we didn't meet the actual host until the last day due the busyness of their other holiday business, however, super friendly via messaging keeping in touch, and lovely "Mum" was there on hand if required. Basically the motel is small, no fuss, convenient and friendly.
Although the unit was comfy and homely, the only downfall is - it had no aircon - we really struggled with the heat and humidity during the nights and had to use the little electric fan at all times (with closed doors due to mozzies and moths)
You get used to the traffic zooming past heading to and from the ferry. A comfy stay but a tad misleading advertising as a 'boutique seaview' just not quite as expected or imagined (unless you perhaps had a room upstairs) - suggest giving this cute little motel a fresher external makeover sometime during a quieter period.

Great size room with kitchenette and excellent bathroom, shower pressure. Very clean and comfortable. Small establishment which added to a positive ambience as we ended up enjoying the company of overseas travellers, their children and resident kiwi.
Room was dark as it didn't get much light simply because of where it was positioned in the corner downstairs. Sitting outside of room in front of parked cars wasn't an option but we enjoyed shared space on grass with a glimpse of the sea instead.

The unit itself was nicely laid out with the 2 bedrooms, separated from each other and the other common rooms, by a hallway with multiple doors, which increases privacy and decrease the sound.
The hallway had doors to the kitchen/living room, the toilet room, and then shower room
Like most older or seaside accommodations, the place was musty. That’s always a challenge for my asthmatic wife. But she literally was able to sleep outside on the balcony (using her own sleeping bag she always brings). So. If you are like most people, and are not sensitive to “cottage mustiness”, then this is the place for you.!

Everything was top class from the rooms, to the lounge with its fireplace, to the restaurant where the meals were excellent with a good variety of choice. The serving staff were ultra friendly and helpful. A small problem with the TV was immediately sorted personally and the problem was mine not theirs.
Found it difficult to fault anything.

Too many flys and insects at night time when there is no aircon and no fly screen in a hot summer, we could not shut the window or sliding door totally but then insects, mosquitos and flys come through. I have to wake up at midnight to fight to mosquitos.

The studio was clean, well equipped with a stove, the bed was comfortable with clean crisp sheets.
We were aware that the motel is located on the main road from the car ferry to Pahia but it was noisier than expected. We used earplugs and the noise was no longer a problem.

Located at the top of the hill leading out of Opua gives stunning views but it also has a lot of traffic going up and down to the ferry. Quite difficult to reverse onto the road at busy times. Noisy during ferry operating hours, but quiet at night.

Avoid room number 1. It is basically a garage with a glass sliding door. No view whatsoever. Very noisy because right next to the road.

Hotel has four apartments that can be extended. I was travelling with three other adults, and the use of a second bedroom with single beds was ideal. The property has all the amenities for a short stay (microwave, fridge, TV, etc.). The balcony is very nice, although overlooking the main road which quietens in the evening. Parking is available, but beware of exiting onto the main road at high traffic times. The proprietor was very welcoming and accommodating. Enjoyable. Would I come again, YES, definitely.

As I walked in it smelt fresh and clean. Everything was tidy. Loved the touch of greenery (plants). Beds were comfortable. Marnie was friendly and accommodating.

it was clean and roomy and the bathroom was nicely appointed. The bedside lamps had usb ports built into them which was very useful. Tje view from the from if the motel overlooked the whole of the bay, but we had to cross the road to get a really good look at it.
The bed was a little soft for our liking.
