good location, it was an unstaffed property, good communication, Lidl near by for breakfast, right next to a car park. Room nicely presented, good shower.

Value for money one of the best places I’ve stayed in!!

Ivan is a super friendly guy, made a little how to video which I thought was a nice touch, the bed was amazing the shower was amazing, it was quiet so I could do some work. Good price, Would stay again !

A perfectly fine place for 1 night

Bed very comfy, self check in very easy. Radiator turned on quickly so we were able to make it cosy!

There is a bar next door which hosts weddings, and the loud music kept us up into the early hours. There is also quite a lot of road noise due to single glazed windows.

Fabulous central location at an excellent price

Excellent location, great simple access and contactless check in and out. Comfy clean bed, fresh and clean linens, Good size TV. Complimentary tea, coffee and water. Complimentary shower products. The shower itself was amazing - very powerful and lovely and hot.

A couple of tiny improvements would make this an excellent stay. Freshen up / descale the kettle. Clean the window frames. Add some simple glass frosting to the bathroom window.

Lovely room, fridge, fan, spacious bathroom, tea and coffee and some chocolates. Self check-in with automated lock that was easy to use but secure. Easy parking (NCP, so paying) right next door.

The very loud karaoke till midnight at the bar next door - but it was a Friday night and it wasn't the fault of my host.

Great room and location

Ivan the host was so friendly, professional and friendly, explaining the entry system and key safe arrangements etc The room was clean, the bed soooo comfortable and the bathroom was a delight! The tea and coffee tray was great - even had my favourite frothy coffee Sachets 😁 Would definitely book again and have already recommended to friends and family.

A superb stay in a beautiful building in the heart of Cheltenham at a fantastic price

It was very central, the absolute best value I could find. Most of all, the rooms were large, the bed was very comfortable, clean and practical, with a big shower, and a lovely little table with tea and coffee. It was also quiet. I also met the owner who was extremely friendly. An excellent place to stay, I highly recommend

Good location, comfortable mattress but could be better maintained.

Check in was easy with the key system. The location was convenient.

The wardrobe was not attached to the wall properly and fell on to me, bruising my leg. The lighting was far to dim to see anything in the room properly. The room could have been cleaner. Would be good for visitors to be made aware that it is attached to a large outdoor seating/conservatory area which was very, very loud as we visited on a Friday night.

Great price and location; a decent bed could make it very good

A great location with effecient automatic check-in so I could turn up when I wanted. The room and bathroom were spacious and there was a good shower with plenty of space. And it was very good value compared to other properties in a similar location.

The bed was very soft and not comfortable. The decor was a little shabby, although not unreasonably so for the price.

Regency Rooms Stay

The location was excellent for town but difficult to find it in relation to the parking available as it wasn't possible to stop near the property and I thought this was included - could be made clear that the available parking is an NCP car park situated nearby. The room was lovely and clean and comfortable as well as private and everything needed was available in the room. We found the locks a bit tricky to begin with but Ivan helped us with this and we were fine. It was nice to see the venue being used attached to the building, which felt very welcoming. It was really good value for money, with all of the basics included. The mattresses were good quality and very comfortable. The entrance and communal areas were clean and well kept and included bins for rubbish disposal downstairs - no obvious recycling though! Overall, very satisfactory.

Being so close to a busy road and area, which was a bit noisy at times.

Good communication with our host Ivan who let us check in a little earlier. Clean and functional room really close to town. Great price too! Thank you.

Shame that the bar downstairs is only for private functions, would have been nice to have a drink/food on site. But, we knew that before arrival so certainly not a negative about the property.

Exceptional

Super clean and spacious room, right in the centre. The staff has been very helpful and kind. I just felt like home, not a hotel (saying that as an ex-flight attendant). Very reasonable price for the comfort they provide you with. They even left an electric fan before l asked. I am not a person giving 5 stars all the time but l would give more than 5 to this little cute hotel and its lovely staff.

Fresh, modern rooms - a very comfortable stay.

Great location, lovely room with modern en-suite and very reasonably priced. Water and facilities to make coffee and tea were provided as were other toiletries and towels. Beds were comfortable. Overall a very pleasant stay.

We stayed over on a Saturday night and it was quite warm so we had to have the windows open. Whilst the location of this guest house is fantastic (everything within a small walking distance) it also means that it is quite close to the clubs/bars in the area. As a result, we were woken up a few times in the early hours by passing rowdy drunks. Would recommend earplugs to guests planning to stay on the weekends. Everything else about the guesthouse was great!

Perfect for what I needed.

Good location and easy to park. Easy self check-in process. Room was lovely and very clean. Proper pillows which is an important element for me. Liked the bottles of water and table set up. Ivan was incredibly helpful and 100% professional.

Not very well soundproofed. Could hear other guests late into the evening.
