Do not book this property.

The view was beautiful and the property grounds were lovely. Though you were prohibited from walking or picnicking.

The property was misrepresented in terms of amenities and location. The staff sent a note on booking that they were like family and wanted you to feel like they cared about you, but they really don’t . The property is way out of Bellagio and the unit was dirty, the bathroom smelled like urine. The beds were terrible, seriously, and the stairs leading to a loft with extremely low ceilings were makeshift and dangerous. The cost was absolutely unacceptable for what this accommodation is.

Great location and view but the internal details may be an issue when you stay here

Everything about the outside of this property is amazing. You are right in the lake so the first thing you see when you open the doors and windows is a fantastic view. The grounds are also stunning, very lush and green and very well kept. Great pool that gets sun all day. Also perfect location: away from the hustle and bustle but easy to walk to everything. There’s a super cute cafe (Nene) just outside that has some groceries, snacks and drinks and Alissa is lovely and super responsive. Good wifi

We were there in July and the aircon worked but didn’t really do much to help so the room was quite hot. The beds are extremely hard and uncomfortable. They’re also located upstairs in a loft, which is apparent in the pictures and not a surprise at all. What is a surprise is that the loft ceiling is very low. I’m about 150cm (5’ 1”) and I could stand up fine. My husband is 180cm (5’ 11”) and he couldn’t stand up straight so had to bend over when upstairs, which wasn’t ideal.

Amazing location. The villa grounds cannot be beat. Lake, huge pool, wonderful grounds.

The staircase is a wee bit rickety and hard to get up if carrying anything. Head height is limited - over 1.75 you need to bend. No oven.

4 nights for a family of four - kids aged 8 and 10.

Location and view were exquisite. We enjoyed the privacy of the gated compound combined with quick access to the cafe and park at San Giovanni, and easy transportation to Bellagio.

Beautiful location near the lake with nice park and Karens for neighbours

Location is perfect straight from movies, near the lake, there is a big park nearby, quiet.

It's not clean, finger prints on the glasses, old dusty sofa, very steep stairs and little headroom in bedroom, bumped my head at least twice per day and I am not tall, wouldn't bring children there. The deal breaker are neighbours who turns out to be permanent residents in other appartments and they come to your appartment at random times to tell you what you are doing wrong and frankly tell you better leave (because we cycled couple of meters on sand to our appartment). Some kind of Karens.

The place is very beautiful and especially waking up to the gorgeous lake view every day makes you happier. The property has a big garden which is full of bamboo trees and all sorts of beautiful trees. We definitely get what we expected. Nice, quiet, and romantic couple of days:)
