About this apartment rental

## Space

On the third and top floor of a quiet residence, discover this bright two-bedroom flat, the only one on its landing, with an exceptional 100 m² terrace. The fitted and fully equipped kitchen opens onto a cosy living room, extended by a balcony and this rare outdoor space, ideal for entertaining, relaxing or enjoying sunny days. On the night side, two comfortable bedrooms, a bathroom and a shower room offer real comfort. The flat also benefits from parking spaces (one indoor and one outdoor). A pleasant and practical setting, perfect for a long-term rental of 3 months minimum.

Bed linen and towels are provided in the accommodation for your comfort. The accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week from 10:00 to 12:30 and from 14:00 to 21:00. We thank you for taking care of the accommodation and respecting the premises and the neighbourhood. To this end, you will be asked to provide your bank details via a secure link in order to finalise your booking and obtain the access codes for the accommodation.

Mont-Saint-Aignan, perched on the heights of Rouen in Normandy, offers a green and peaceful setting with beautiful panoramic views of the Seine valley. The town charms visitors with its residential neighbourhoods, calm atmosphere and proximity to the historic centre of Rouen, which is just a few minutes away. There are walking trails, ancient monuments such as the Saint-Jacques-du-Mont-aux-Malades church, and a vibrant cultural heritage with its Art & Essai cinema and Marc-Sangnier cultural centre. With its parks, wooded areas and listed panoramic views, Mont-Saint-Aignan is a pleasant place to stay, offering both tranquillity and the cultural riches of the Rouen metropolitan area.

## Transit

Here are the main ways to get from Mont-Saint-Aignan to Rouen:

/Public transport — bus / Astuce network

The town is served by the Astuce network, with several lines passing through Mont-Saint-Aignan, including lines T1, F2, F8, 11, 40 and 43.
Line 11 is a quick option: it connects Mont-Saint-Aignan to Rouen in about 5 minutes.
Line F2 (FAST) runs between La Vatine (Mont-Saint-Aignan) and Tamarelle (Bihorel), with possible connections to the centre of Rouen.

/ TER train

Mont-Saint-Aignan – Campus station is served by the Normandy TER network. Depending on your exact point of departure or arrival, the train may be an alternative, especially if it avoids bus connections, but direct links between this station and Rouen city centre are limited.

/ Car - taxi

By car, you can take the A28/RN28 motorway, which passes through Mont-Saint-Aignan and provides quick access to Rouen. Taxis and private hire vehicles are of course available for a direct journey, offering greater flexibility depending on your schedule.

Please note that the building has a lift and the apartment is located on the 3rd floor.

Arrivals are handled by the ArchiDuchesse key master from 4:00 p.m. to 8:00 p.m., and departures must be completed by 11:00 a.m. at the latest.

Accommodation is managed by the ArchiDuchesse concierge service, available 7 days a week (from 10 a.m. to 9 p.m.). In the apartment, all our guests receive household linen, essential items for the first day (shampoo, shower gel, hand gel, toilet paper, etc.) as well as one large towel per person, tea towels and a bath mat per bathroom. A welcome kit with kitchen bin bags, bathroom bin bags, a sponge and washing-up liquid is provided free of charge on arrival for the duration of your stay.

We are committed to providing a pleasant experience, however, please note that we are not a hotel service. Mid-stay cleaning, linen/towel refreshment, replenishment of essential items, or delivery can be arranged on request at an additional cost. When you confirm your stay, you will receive the ArchiDuchesse tourist booklet, our tips with promotional codes from our selected partners, and the arrival instructions for your accommodation.

La cour de l'Archiduchesse offers a range of services to make your stay as pleasant as possible: baby equipment hire, luggage storage, shuttle service, babysitting, gourmet boxes, tourist visit requests, event planning (marriage proposals, birthdays, themed rooms, etc.) and much more! For any special requests, please contact the ArchiDuchesse courtyard.

Please note that this apartment is the owners' primary residence. As a result, they live in the apartment and rent it out when they are away, allowing travellers to stay in an authentic home environment. The owners are happy to make their equipment available to you and to make room in the cupboards for you to organise your belongings.

Enjoying a rental also means respecting a few rules to ensure that everything goes smoothly and to avoid any surprises with the deposit! Remember to take care of the property as if it were your own: avoid damage, respect the furniture and leave the place clean when you leave. Follow the instructions regarding schedules and use of equipment, and respect the peace and quiet of the neighbourhood. And if a small problem arises, do not hesitate to let us know. Please note that parties are strictly prohibited (€250 will be deducted from the deposit), the accommodation is entirely non-smoking (€50 will be deducted from the deposit), pets are not allowed (€50 will be deducted from the deposit) unless requested and agreed in advance by us, and any loss, theft or damage will be charged at the actual replacement value.
