Property location is great. Much calmer area away from the tourist, yet close enough to walk everywhere.
Great restaurants in the area. Rooms are great, but noisy.

Venice is one of those complicated cities to navigate so it's hard to optimize for the "best location". It was a bit of a long walk and lots of stairs from the train station and bus terminal. Even if you take a vaporetto it's a winding walk through the streets---only a taxi could get you conveniently to this hotel.
But it's in a pleasant neighborhood that's pretty chill and about equidistant from most of the things you want to do. Gondola rides are right around the corner. It's about a 40 minute walk to Piazza San Marco, or a 15 minute vaporetto.
Staff was helpful. The downstairs bar is a good place to get a quiet drink. There's a grocery right next to the hotel too.
