Excellent location (easily accessible), charming and exceptionally clean. Antonio booked us a private water taxi from the airport which dropped us only a few feet from the property.

Average at best. 15 minute walk from train station. Of note, you pay 9.50 every time you take the public transport board in Venice, so not worth it for 1 stop.
No in house reception present during our stay but they were accessible by phone. Quick to respond on what’s app. We booked a canal view room with separate external bathroom. It’s down the hall a bit which was more of a nuisance than anticipated. Balcony has tacky fake plants. Not a great view. Smell of fish from the restaurant below when windows are open. Hotel has scent diffusers everywhere which are very strong. Steep, narrow, uneven steps to get to hotel.
