we weren't offered breakfast. We loved the location in Canneregio, right near shops and food. We loved the woman who helped us, but she was doing everything - checked us in (no one ever in the front office), helped us with luggage up the stairs, cleaned our room, answered questions, came to help when needed. The room was very comfortable and clean.

There was a man who appeared a couple of times, but he did not talk to us. When the power went out briefly, he would not answer our question. Not friendly. Our Google map had difficulty locating the property when we first arrived - that would be helpful for future quests to have that more accurate.

The location is excellent. I like this neighbourhood - less touristy with a great coffee bar, wine bar, restaurant and supermarket all literally on the doorstep in the same square. The sound proofing is great. The proximity to the vaporetto stops and the grand canal are excellent The size of the room is great value in Venice

The fridge didn’t work but the exceptional staff sorted it out the same day.

Very nice and quiet place. We had the apartment so it was very spacious.

The bathroom was not as clean as expected

Thought it is a “hotel” but it is actually like Airbnb and there is no reception. I placed booking order around 2 hrs before arriving. No one informed there was a self check process and payments (tourist tax which was not included in the payment in Booking.com) required before I could get into the property. It is normally fine to me to follow the process. One thing brought up my emotion was it rain heavily at the time and I still needed to do those non-urgent processes leaving my family under the rain without shelter outside the property. The agent in touch insisted in completing the whole process and tax payment before they could open the door and let us in, even though they were informed we were under the rain. Everyone could eventually get in all wet. To be fair, if it did not rain and if someone could book early that may can be avoided. It is like a ”cold” Airbnb with AI. If it is a “warm” place without that icy experience I were willing to rate it 9-10.
