The location was really nice, on a small touristic street with a lot of shops and restaurants. It was easy to find a place to have a late dinner or catch some snacks. About 15 min walking distance from the bus/train station to get to the airport. We also used water transport. A secret garden was a great place to hang out, full of flowers and quiet! The best part about this hotel! The room view was to the internal space, and some rooms are facing another window. There is no breakfast, but plenty of places to have one out.
The room had everything you need to stay overnight, a shower, a small fridge, a kettle, clean sheets and a soft mattress. If you just need a place for a quick overnight stay, this property is okay. It is not an expensive hotel, and I didn't expect much, but you can surely find similar options in the exact same area with nicer communication and customer service.
While the property itself is clean and renovated, there are a few things to keep in mind:
1) The check-in process: Management asked us to send copies of our passports right as we were standing at the door with a child after a long journey and could not let us in even to access wi-fi. They really should have requested this in advance to make the arrival smoother.
2) Missing amenities: There was no bottle opener in the room. A minor detail, but frustrating if you want to relax with some Italian wine! This is the first Italian hotel (and I've been to many) without one :)
3) Communication and pests: Communication with the owner was quite difficult. On our first day, we dropped our bags and left immediately, returning late just to sleep. The next morning, I was horrified to find my child playing with a number of small ants on the floor. I reported it the second I saw them, though I assume the ants were there well before we arrived. A technician came in the same day (waking up my kid during nap time) and didn't do anything because we had a small child in the room. But honestly, spraying pesticides while people are staying there is really only a good idea if you're trying to get rid of the guests! :) While the owner eventually offered to move us to a new room (which was cleaner, bigger and ant-free so I can't complain - the room was nice), it took far too much time and effort to convince them that an ant infestation is completely unacceptable.
4) Accessibility: Keep in mind that all the rooms are located on the second and third floors, accessed by narrow stairs. If you are traveling with a stroller, this makes getting up to the room quite difficult.

Pulizia non adeguata. Bagno senza ventola o finestra. Infissi delle finestre rotti e non isolanti.
Gradino all'entrata della camera pericoloso e non segnalato. Impossibilita di lasciare i bagagli in loco.
