Ok rooms, very outdated but decent. Friendly staff, walkable to water taxi stop, and to main piazza , my only complains about this place are that as soon as I entered room, AC was leaking water next to bed, reported it immediately to employee and said that someone should come soon to look at it and fix it…nobody ever came in! We slept all night with the water leak next to us in bed and putting towels on the floor to hold water, it was a lot! I left the next morning and did self check out since nobody was working at that time, so I never heard back from them. I would definitely look for better lodging option next time, do not recommend this place

This place was a really cute place to stay. The location was perfect. Walkable to all major sights. They asked for info pre check in which seemed confusing, but it was a very smooth process and easy to find as they had detailed instructions. staff were always happy to help with questions. VERY clean! Everything you need. My only gripe was one side of the double bed was not comfortable, you can feel the springs in it, but maybe if you get a different room you will not have this issue.

Place was good until I sent my kid to take a shower after a long day. Well, not because he didn't want to but because of no heated water. I little frustration, after a long and busy day not able to take a proper shower. We asked the front desk and the answer was was, "yeah!!! I'm sorry ma'am we had problems with the water heater during the afternoon, I reset it, it's not working the manager was contacted, ma'am" Well, no notice or warning was given to us upon arrival, I think this is not nice. No resolution of options given.

Charming guest house in a great location in the middle of San Marco! Super close to St. Mark’s Square, the Rialto Bridge, the Grand Canal etc., but in a quiet non-touristy area. Was really perfect for our stay!

The air-conditioning in the room was not very cold at all. The room was always too hot and each night, there was a lot of noise in the square outside - people playing soccer one night at around 2AM and some guy singing and playing a guitar another night until midnight and the noise was very audible in the room.

40.17 San Marco was a gem of a hotel. Clean and it was decorated so appropriately for Venice! We liked it. Our room had plenty of space, the beds were comfortable, and the bathroom was well set up. Really charming and a welcome stay! It was also an easy walk to restaurants, the Doge Palace, St Marks Square, Rialto Bridge and such. Check in was a bit different, as we were greeted by someone over video. While it all worked out easily, it was a bit odd. Regardless, we really enjoyed our stay at the San Marco Guesthouse!!

The only thing that kept this from being a 5 was the size of the room. It was a double bed, and a bathroom. That’s about it. There was a coffee maker and kettle and some snacks inside, but we just used the kettle. It was clean and comfortable. Air conditioning was good once I figure it out. Apparently we had a small room because we got the economy one. I guess economy in Venice is $275 a night + taxes, fees and tourist tax. Still a very good / great location

I had a wonderful stay at this hotel! The location is excellent—close to everything—shopping and restaurants. One of the highlights was the special touch of complimentary snacks and espresso machine, which made the experience feel more personal and welcoming. The room was spotlessly clean and well-maintained. I highly recommend it for anyone looking for comfort and convenience!

Wow, wonderful property and room! We booked a canal view room that was so spacious and had 2 large windows overlooking a canal. At certain times, the gondolas went by in the canal, one after another like a beautiful ride at Disney World! It was such a beautiful red house and in a perfect location overlooking Campo Manin. Central to everything. We really enjoyed staying here so much! It was only one flight of stairs up, so not too bad. There was a lady at the desk at check in to give us the keys, other than that, there was a computer monitor at the desk with a person to great us whenever we returned to the room. Beautiful property! We absolutely loved it and enjoyed our time here. The water in the shower was nice and hot. One suggestion, though, tighten up the toilet seat because it seemed to slip back and forth. Other than that, it was really a treat to have such a gorgeous canal view room.

The location of the hotel is great. Super close walk to all the touristy areas. The hotel was also very clean. However the beds and pillows were awful. Be prepared to sleep on springs and extremely flat pillows. It was always painful to turn over in bed because you had springs digging into your ribs.

We loved the interior of our room and appreciated the extra space available for balcony and washroom. Check-in and check out was smooth. The room was cozy and comfortable. They left some snacks in the room, which was a nice touch. Air conditioning was okay, but I wish it could have been more powerful as it barely kept our room cool. Overall would recommend it due to the location, everything to explore is walking distance from the hotel.

Cant fault anything, was able to check in at 11.00am, room had all amenities we needed, bed was huge and comfortable with extra pillows provided. Excellent tea and coffee making facilities, great hair dryer and shower plus toiletries provided. The window looked out onto a brick wall/passageway which wasn't a problem, there were so many wonderful sights to see in Venice and we barely spent any time in the room. We were also able to leave our luggage prior to our flight with no problems.

This stay was the explanation mark to the end of our trip. The atmosphere was delightful. The location was a little difficult to find, but what a surprise when we arrived. Although, if stairs are a problem for you this wouldn’t be your place.

Close to lots of things, including shops, a supermarket, a pharmacy, and a gondola stop, which was very convenient and allowed us to have the quintessential Venice experience. Not too far from the major sights, like St. Mark's Square. It was clean and had nice amenities, including an espresso machine in the room. I would stay here again.
