The location, the view, value for money. Parking was great, we got one of the spaces around the back.
My only dislike was the bed mattress, it was very thin, as you laid in the bed you could feel the slats underneath. 2 very uncomfortable nights sleep.

We had such a fantastic experience at this hotel. The location alone is worth five stars, but the incredible view took it to another level. Every morning felt like a moment out of a postcard.
The staff were unbelievably helpful — genuinely friendly, attentive, and always one step ahead of what we needed. It made the whole stay feel effortless. What really stood out were the personal touches throughout our visit; those little details made us feel truly welcomed and cared for.
We loved it so much that we’re already looking at dates to book back in as soon as possible. Highly recommended.
Honestly… the only downside was having to leave. We could’ve happily stayed much longer!

The location is perfect, just 2 mins walk to the lake shore, the Peter rabbit museum, etc. The instruction was very clear, which helped us check in smoothly. The room was cosy and comfortable, with beautiful lake facing views. The staff, Sonia and Ewa, were very nice, friendly, and helpful. Thank you! We had a great time staying here and surely will come back again 🤗

The room was perfect but the price wasn't what I expected
We booked for 2 nights for £150 pounds and we asked if we could stay an extra night to check out on the Sunday morning instead of the Saturday morning but the hotel owners said we could have the room for £125 for the extra night
So it was 50 extra for the extra night and we only paid £150 for both nights in the 1st instance which i thought was a bit of a joke
How they can charge 125 for 1 night in the same room and 150 for 2 nights previously is not on at all really
The room wasn't getting cleaned for us to stay there the extra night nor was it getting any clean towels or toiletries or tea and coffee making facilities so to charge all that extra for a room which we were already in isn't on at all
We decided not to stay for the extra night as we couldn't afford that kind of money when we got 2 nights for 25 pounds less the days before that
We gave plenty of notice to ask for the room
Also the hotel told me the room was unable due to it being a 2 night minimum stay and not 1 night
So i went on the booking website to check if it was advertised as a 2 night only stay and to my surprise it was on there for 75 pounds for the night I had asked for

Lovely apartment in great location with fantastic views of the lake from the room. The room was exceptionally clean and had everything we needed for our stay.

No parking only 3 spaces for 9 rooms, the room just fit the large bed which was two single very cheap and old mattress no sleep at all, in fact the last night we left at 1am to come home only had two nights there new-years eve and the next day, the trees near by are full of crows thousands of them so very noisy at night

Location was brilliant. One of the comfiest beds I’ve ever slept in, in a hotel. Saw one staff member when they were setting up the Christmas decorations and they were very friendly. So clean and lovely facilities.

Great location
The property is across the road from a pub so was quite noisy at night . There was also no hot water for half of our stay here, the shower and taps were completely freezing and unusable. Due to there being no staff present as it is a contactless hotel ,we struggled with checking in and out as the codes we were given to get in and get our keys were not working and the owner also was not 100% sure what the code was herself when we asked .

The location.
We reserved two rooms – one family room and one double room – but encountered several serious issues that significantly disrupted our stay:
On the second evening of our stay, the toilet in the double room (no 5) broke down and became unusable. They didn’t flush at all, and the water overflew. We couldn’t use it at all. We reported the problem by a text message, but it was not repaired immediately. We had to manage in a hotel without toilets for a full night and a day. There are no public toilets on the premises and no stuff (contactless hotel). When we reported the situation, we were asked to use a plunger to solve the problem ourselves. Of course, we tried but couldn’t fix the toilet.
Following the hotel instructions, we waited for a plumber to arrive in the morning delaying our plans. Seeing the problem isn’t being solved we left for our holiday plans. During the day, we were asked to let the service know when we were coming back because the hotel did not have a spare key to this room.
Only then, following our request, we were offered another room (Room 2).
On the third evening, there was no hot water in either of our rooms. We could not have a hot shower after a long day of hiking. We reported the problem at eight and again at nine in the evening but only after ten we got a response that the problem is going to be fixed in the morning.
The shower floor lacked proper drainage, resulting in flooding every time it was used (room 5).
The carpets in both rooms were noticeably dirty. Again, we reported and asked for them to be vacuumed and were told that they will be during the day but again the stuff didn’t have a spare key to either of our two rooms and the carpets stayed filthy throughout our stay.
No housekeeping service was provided during the entire stay. The signs on the walls say there are extra toilet rolls scattered in the cupboards around the hotel. Unfortunately, there were no toilet rolls anywhere to be found.

The only plus point for me was the location which was right in the middle of Bowness with easy access to lake Windermere.
The rooms are old and small. The bathrooms seem makeshift with barely any space to have a shower. There were spiders in the bathroom. The lighting was unappealing. The towels were too small. The carpet was also not very clean. There was no lift as well so we had to carry our luggage to the 2nd floor where our room was. They only have 3 parking bays which are first come first served which is a bit annoying. No room service or room cleaning as well as it is a staff-free property.

Roasting hot room,half the windows didn’t open! Lake view which was almost non existent! Shower was a trickle! Bed was rock hard.

The rooms were very hot. Only one small fan was provided which was not enough. We stayed i. Room 7, the room was not very pleasant. The bed was tilted and the room was v samal . It was cluttered.

We had a wonderful stay at this lovely property. The room was very spacious, spotlessly clean, plenty of clean white towels and toiletries ( shampoo, body wash and hand cream ) included. The location was superb, 2 minutes away from the lakeside and picturesque village/town. Kitchen area was clean and organised ( not that we needed to use it, apart from fresh water for the kettle) the outside patio was lovely, complete with table and chairs for our early morning cuppa. I would highly recommend, and can’t wait to come back again. 10/10

Fire alarm disturbed my second night from 11pm to the time I left at 9am. I thought it was a boutique hotel instead it was a glorified Airbnb. No staff onsite

The view from the room was amazing, it was like having an indoor balcony (perfect if it’s raining!) the room had an overlook of the lake and hills and on the field in front of us there were rabbits running around.
Although in a fantastic, lively location, the rooms and the accommodation was quiet and peaceful, so a perfect nights sleep on both nights were had.
I don’t think that there was anything that needed improving on.

It was a lovely cosy stay for myself and my partners first holiday together. The room was lovely and comfortable, very clean and everthing provided for us.
The only thing that could have made it better was blackout curtains, by no means a deal breaker, fantastic place for a great price.
