Reasonable breakfast with attentive host. Extremely atmospheric and characterful decoration and ambience. Quiet and historic area,
full of fascinating architecture and within walking distance of many of the city’s main attractions. In summer, it would be charming to sit in the lushly planted garden oasis.
I would definitely stay here again.
The bathroom had used toiletries on display which was a little disconcerting.

Alex was an exceptionally welcoming and friendly host.
The property is homely with a twist of eccentricity and added greatly to the ambience of our short trip to Winchester.
The location was blissfully peaceful while still in easy reach of the many attractions.
This is certainly not a bland, anonymous one -size- fits-all sort of accommodation.
A shared bathroom is unusual these days but worked out fine, mostly because we were happy to be lazy in the mornings.

Alex couldn't do enough for us, especially as we arrived early in pouring rain,,, wonderful quirky rooms,,, beautifully served breakfast,gluten free items for our granddaughter,,,,a taste of truly old world etiquette .A lovely stay for our daughters graduation.

Sharing a bathroom isn’t ideal but was perfectly fine and added to the feeling of staying with family rather than a hotel guest.

Beautiful property in an utterly quiet street. The house has so much personality, so much history and a wonderful feel. The bed was really comfortable and breakfast absolutely perfect.

The location of the house is perfect for visiting Winchester. We were able to walk everywhere. Although the house is very central, the street is very quiet. Parking was easy and free. I loved the house. We had a pretty bedroom overlooking the front garden which was full of the most beautiful roses. . Beautiful roses in the front garden. Breakfast was excellent. Parking was easy. We felt very relaxed and happy here.
I didn’t realise that the bathroom was shared. My mistake for missing this in the description. As it happened, it didn’t matter to us because we were the only guests at the time of our visit. However, it would put me off returning unless any other guests were close friends or family. I don’t know how many guest rooms there are.

I didn't realise this was a shared bathroom facility, which I should've picked up on, but it also wasn't clear when booking the room. The house is set as a period property but not to my tastes or liking.

Fantastic quiet location in a smart part of town, a short walk from the cathedral. Friendly host. Lovely Regency house with period decor.
Although the owner has strived for a period look, many of the furnishings are in a poor state. The curtains were ripped, the headboard on the bed sweat stained, the divan frayed with the stuffing falling out. There is also evidence of water penetration throughout the house.
The only toiletries provided were half used items left behind by previous guests and open bars of soap.
The bedroom was large and sunny but there was a strong smell of soot.
The TV was very small for such a large room.
While I can sympathise with how expensive the upkeep of this house must be, at this price point a higher level of quality and attention to detail is needed.

Host was very helpful and friendly. My error was as not seeing where the bathroom is shared. This is a home that accommodates 3 rooms. It's 200 years old and has a great feel to it. Breakfast was very good and I especially liked all the artwork.
Bathroom towel was very course. Previous person in bathroom after they showered did not rinse off their hair in thr tub.

10 James street is a beautiful period property full of beautiful art work and an accumulation of antiques.
The location is perfect for those visiting the university or exploring the city centre. The bed was so comfortable I can’t remember when I slept so well!

A quiet but central location for visiting Winchester, accessing the Cathedral and town. We were in the comfortable twin room at the back of the house. Our host, Alex was both welcoming and helpful - generously sharing his lovely home with his guests. He was also able to provide a digital permit for on street parking during our stay. We would not hesitate to return should we be visiting Winchester again. Thank you Alex.

He’s very knowledgeable about winchester and a fantastic conversationalist very welcoming and friendly
The double room and bathroom had everything we needed and was in a prime position for the university which we were visiting and also the town centre but the area is extremely peaceful and quiet aiding a restful sleep
Breakfast was amazing including all cereals orange juice coffee tea and perfect poached egg bacon sausage mushrooms and tomato with toast numerous jams and marmalade
We thoroughly enjoyed our stay and highly recommend Alex and his wonderful home for your stay

The house was beautifully styled. Loved the artwork and pleasant smell in the entrance hallway. The bathroom was shared with the owner as his wash items were on the side table but the shower was good. Bedroom was a good size beautiful wood flooring and a fireplace. Lovely sash window overlooking the garden.
The room wasn't properly cleaned. The kettle had a layer of dust, the water decanter was old and the water inside did not look fresh topped off with a small fly floating in the water. The sugar cubes had damp spots and the coffee jar provided was not attractive and was also damp inside. The mugs provided were not clean. The mattress and sheets appeared clean but there was some staining on the white sheets. The divan beds were just too old and are in need of updating to a tasteful frame in keeping with the rest of the house. The surfaces had not been wiped down as we found a fingernail on the mantle. The window could do with a wipe down. There were cobwebs and the ceiling is in need of painting it resembles smoke damage. For £130 a night we expected the room to at least be clean and fresh, disappointing as we thought the house itself was beautiful. We had to book alternative accommodation.

Alex is a genial and generous host and his personal stamp pervades the house. Eclectic and sumptuous decor, lashings of OJ and coffee with a full fresh- cooked breakfast and fascinating conversation. Answered all prior queries by return. Very easy to see all that Winchester has to offer by walking from this location and ideal for The Grange opera

We really liked the location, both the elegant quiet street lined with beautiful Georgian houses and its easy walking distance from the city centre, cathedral etc. Alex our host was extremely friendly and helpful, our bedroom was comfortable and well equipped with everything we wanted. We were fascinated by all the paintings, antique furniture, ceramics, chandeliers, candelabra etc etc.
Only two minor grumbles. The dining room felt rather cluttered for breakfast and we were presented with our cooked breakfast as soon as we sat down with no time for any cereals or fruit.

The host was most welcoming,& helpful, particularly with the parking facilities. He was knowledgeable of the city too and made some good suggestions and recommendations, which we enjoyed.
The tea and coffee facilities in the room would be more welcoming if they were in their individual packaging. Not loose
coffee etc. Kettle needed to be cleaned and their was dirt around the taps in the bathroom.
