A countryside location and 45 minute drive to the nearest beach.

It is built in the traditional Tuscan style with terracotta floor tiles throughout, rustic wooden doors and wooden external shutters.

The house sleeps 8 adults plus extra beds can be supplied for children.

Ideal for guests wanting a countryside dwelling with beautiful Tuscan hillside views.

Location

This Lucca Farmhouse is set at 300 meters above sea level amongst olive groves and woodland. It has panoramic views of the nearby hills and farmland as well as the valley of the river Serchio.

The house is located in Tramonte, a hillside area above Ponte a Moriano, its nearest town/village.

Local restaurants and full amenities (cash point ,post office, supermarket, butcher, etc) are close by with a 10 minute drive.

Lucca town is a 10 km/ 6 miles drive away from the house. The distance to Pisa airport is approx. 35 km, whereas Florence city & airport are about 55km away.

Lucca city

Lucca is the most wonderful medieval city; its famous walls enclose a place that can be walked or cycled with ease. The center is unspoilt and has many palazzi, towers and churches. The surrounding Lucca hills produce some excellent wines and arguably the finest olive oil anywhere, whilst the beaches and nightlife are easily reachable . You can visit the house where Giacomo Puccini was born or visit the famous Villas of Napoleons sisters, all in Lucca.

Description of the accommodation:

The house is built on 3 levels, the lower being a separate apartment, which is the original farm working area.
The rental accommodation is for the upper 2 levels of the house.

We live in the apartment as caretakers and maintain the grounds. We are able to assist the guests where necessary but generally keep out of the way.

We are animal lovers and have dogs and they can be vocal at times. Whilst they enjoy lazing in the sunshine, they do have bursts of activity.

The house is renovated, it has a clean and tidy feel. It is an old house and the furniture has been chosen to suit the old Tuscan feel. The kitchen and bathrooms are new and are traditional/modern. Please closely look at the photos, older furniture may not suit everybody.

The accommodation comprises of:

- Outside dining area beneath trees, set at the house entrance with steps to the front door, opening onto:
- A large, bright, living room with original fireplace and wood burning stove, 2 sofas, chairs and 4 sets of double French doors,3 of which giving access to a large south-facing terrace with views of hillside woodland and Lucca.
The terrace has railing, a dining area and sun loungers.
The living room leads to:
- Newly fitted kitchen/diner with washing machine, dishwasher, oven, microwave/oven, fridge/freezer and gas hob. Dual aspect.
- Newly fitted bathroom, including shower cubicle, toilet and washbasin
- Bedroom 1, double bedroom with dual aspect

- staircase leading to:

- Bedroom 2, double bedroom with wooden ceiling beams,
- Bathroom, including shower cubicle, toilet, bidet, washbasin, wooden ceiling beams.
Bedroom 3, double bedroom with wooden ceiling beams, dual aspect.
- Bedroom 4, large double bedroom with wooden ceiling beams, dual aspect.

The internet access is via the cellphone network, it is not fast but as an example Netflix is accessible.

The road leading to the property is curved and snake like. It is narrow and not suited to everybody, in saying this it is very common in Italy and you soon get used to it.
It is not suitable for large buses or low cars.
The driveway is a mix of asphalt and gravel.

Four friends over 65 traveling together, we wanted to be sure we each had our own rooms and we did! Beds were comfortable the rooms were clean the kitchen was quite functional, as we cooked a lot of of our own meals. The most wonderful thing about this property were the views from the back terrace being able to see sunrises and sunsets was extraordinary. We were able to eat outside virtually every night as the weather had not yet gotten too cold. You must have a car for this property but a cautionary tale: be sure it’s not a too large car as the road winds up and up… so the views are spectacular. The host couldn’t be kinder and provided us with information about local restaurants places to go etc. there are wonderful animals living there too, outside— so much wonderful nature around us. None of us really wanted to leave after a two week stay.

We had a fantastic stay and Gary made it better by being just enough available. Even after a bad storm he kept in contact and checked in on us.The farm house is lovely. The windy road to it is needed for the view, but I was nervous on the drive. Don't let that put you off though. This area of Tuscany is wonderful and there is allot to explore. The house is very well equipped and you have everything you need.

Gary and Caryn are wonderful hosts. We enjoyed every minute of our stay. The views are gorgeous from the house. Gary gave us a lot of information about the area and was welcoming from the start. We had everything we needed at the house for a comfortable stay. We would stay here again.

I am not sure how to start this review, other than I challenge you to find a better place that speaks, that smells, that feels TUSCANY. The home itself is breathtaking! Everything about the home is well thought out. No detail had been missed. The drive to the farmhouse was gorgeous and rustic, with the ultimate reward being the views upon arrival. The host, Gary, was amazing. He was very friendly, helpful, and attentive to any needs, big or small. The kitchen was well stocked, and the bedrooms were very comfortable with extra blankets, etc. The patio...oh my goodness! The smell of the mountain air, as well as the wisteria blooming over the patio rails, was enough to soothe the stress that may have been packed in your baggage. The entire experience transports you to another place in time that no amount of money could ever take you. If you are looking for the ultimate Tuscan experience away from all of the crowded tourists, book this now. Be sure to stop at a market in Lucca to stock up on any food or additional supplies you will want. Cook a great meal in the beautiful kitchen or on the grill out front. It is so very worth it! We will most certainly be back...

The property was spacious and beautifully furnished with everything we needed. It was ideally located close to Ponte a Mariano train station with easy, free parking and links to Pisa and Florence. It is also close to the fabulous city of Lucca which had so much to explore with towers to climb and wonderful city walls to cycle around.Gary and Caryn were fantastic hosts - on hand to support but only if needed. We had a warm welcome and were shown around the property. The dogs were really friendly and our daughter loved them! The views down the hillside to Lucca were stunning and well worth the drive up the windy roads to get there. The house is situated in a beautiful and secluded olive grove with fresh blood oranges to pick straight from the kitchen window! This was definitely a great base for exploring Tuscany.
