Very enjoyable

The apartment was lovely. Massive rooms with plenty of space for everyone. Location great for what we were there for.

Unfortunately there was a leak in the en suite. When it rained the water came through the light fitting. I do think the owner is aware as there is no bulb in that socket and he confirmed there is a problem with the roof. I would suggest getting this fixed quickly as the dripping is not a great sound when you are trying to sleep.

Great and comfortable location for Australian family to experience Edinburgh

The location was great - so convenient for restaurants and sights. It was so spacious, we felt completely comfortable. When we had a little issue, the host was contactable immediately and very helpful.

4th visit and hope to come back again.

This is our 4th visit and we love it. Perfect location, great size and very comfortable. We had requested more mirrors last time and there was a new one waiting for us at the door when we arrived. Fabio said there should have been 2 so it will be even better when the other one arrives!

Unfortunately there was a leak in the en-suite (water coming through the light) so we couldn’t the shower in there until the morning we were leaving. Just unfortunate as old buildings can inevitably have leaky roofs. I’m sure this problem will be resolved quickly for the next guests.

Fantastic and would use again

Enough room for large group, great location, and beds were super comfy.

The stairs, but we are all able to walk them. For older people or anyone with mobility issues the two flights of winding stairs to reach apartment might be an issue.

Beautiful apartment in a terrific location. Great for a larger group.

The apartment is very well situated to the Royal Mile so convenient to our purpose. As well, the entire place was spacious with a great amount of room for our large group. Specifically, the kitchen, dining, and living spaces have lots of room for us.

The rooms are beautiful but they are older so things like carpeting was not the freshest. Also, one of our members travels with a CPAP machine which must be plugged in overnight for them to sleep and accessing an electrical outlet near to the bed was challenging but we made it work.

Very spacious flat with a good number of facilities for a group The location is perfect for access to the city centre

The flat is above a late opening bar playing live music which meant we had a lot of noise in the flat even on the second floor until quite late - we stayed over the weekend so guessing this was the worst time

Great place to stay in Edinburgh if you are traveling with a group or family.

Kitchen, living room, bedroom rooms and bathrooms all clean and updated and all very spacious. The Location was fantastic

Not that I didn't like it, but some of the people I went with it had limited travel experience in Europe, and there should probably be some instructions on using the showers because they're very different from US showers. A few times floors got wet, or people got poured on before they were ready.

Great apartment, amazing location, I would definitely stay again even with the noise.

The location is amazing! The apartment is stunning. You are walking distance to everything.

There are quite a few stairs, this made it difficult for my elderly parents. If you are a large group and need to use the lounge room sofa bed I suggest you bring earplugs. I knew from the previous reviews that the nightclub downstairs may cause some disturbance, so I came prepared, however even with earplugs this was an issue. The nightclub is open 7 days a week until 3am. Patrons gather outside on the footpath and the noise from the street travels. This is only a problem if you need to use the lounge room to sleep in.

Good for a short stay

Excellent location

Extremely noisy - bedrooms at the back suffered from the noise of George Street until 3am with the bar below, and then traffic noise from early 7am. In the bedrooms at the back you hear all the bars from George/Rose Street emptying their glass bottles at about 7am, followed by construction work.

The location was excellent, near restaurants, bars, etc., and having five bedrooms and 2.5 baths worked out beautifully.

The bedding was not quite up to standards,but everything was clean and spacious. The stairs were a bit tough for those in the group with mobility issues.

A great place to stay

Location is perfect, very close to all attractions, restaurants bus and train stations

The only thing we didn’t like was the music coming from the bar next door at night which didn’t stop until 3 in the morning , we had a 4 night stay, it seemed louder on the last night, the noise is worse in some rooms than others, having said that it didn’t really bother us to much

9 of us from Canada last day of our holiday in Scotland. Everyone loved being together and all had bedrooms. So cozy and comfortable and so close to everything. We thoroughly enjoyed the apartment, so authentic, everything we needed. Kids loved it and thought it was so grand lol. Would do it again. Thank you Fabio.

Very spacious comfortable flat in very central location - but could be a little cleaner.

Layout of the sitting room was good, very comfy beds and lots of space. Landlord was very responsive - we had an issue with the sink and he came and sorted it very quickly.

Some pictures on the wall in the sitting room would have been nice. There were some smelly dirty cleaning things in the utility room adjoining the WC and the dish cloth and sponge in the kitchen hadn't been changed in a long time. The oven hadn't been cleaned. There were good quality pans, but they were small when we were trying to cook for 6 (and the flat sleeps 10!)... Some bigger pans and a bit more kitchen equipment would have been good e.g. a potato masher). Also the dining table only just fitted the 6 of us. The bedrooms at the front of the house got a lot of noise from the street outside.

Well appointed lovely comfortable apartment close to popular attractions.

Wonderful location close to everything we needed including Waverley Station and a short walk to the Old Town. The place was comfortable spacious and had everything we needed. We were very impressed with Fabio who turned up very quickly when a tap needed to be repaired. We would definitely stay again a great place for a group.

The property boasts a fantastic location and is exceptionally clean. We were delighted to find that toiletries were provided for our convenience. The host was incredibly accommodating and readily attended to our requests. With its spacious layout, the property comfortably accommodated all 10 of us.

The property is situated above a nightclub, and we did hear the music playing until the early hours. However, I'm pleased to share that the music volume was not loud enough to disrupt our stay, allowing us to rest comfortably.

Great location and very spacious - but the location also meant a lot of noise.

The space and location were both perfect for a large family vacation stay within walking distance of Old Town sites to visit. Common spaces were comfortable and large, and 4 of the 5 bedrooms were quite spacious.

Visiting in summer meant needing to have windows open to be cool enough, which meant increased noise all night - pubs, traffic, and birds! In addition, many of the interior doors need to have the closure mechanisms and/or hinges oiled as they squeaked quite loudly.

the property was advertised with 3 bathrooms however there were 2 bathrooms and 1 toilet- not a massive issue but there were 10 of us so another bathroom would have been beneficial

Near perfect experience, but misled by the sofa bed.

The location is absolutely fantastic. It was incredibly quiet despite the area being so busy. The rooms are kept warm and are very spacious. Host was absolutely fantastic. Incredibly accommodating and allowed for us to check in when arriving hours before our actual check in time. Prompt replies and ready to assist whenever we had any questions. Provided excellent instructions in regards to the property location and how to enter the property.

Our only real reservations were that this property was advertised as sleeping 10 adults- with a sofa bed being listed. The sofa bed was a chaise lounge, suitable enough for a small child. Unfortunately led to one of my poor friends sleeping on the sofa. There was also partial damage to several appliances, however this was of minor inconvenience to us.

There were a lack of convenient mirrors in some of the bedrooms ie in good proximity to sockets for hair driers etc. No mirror at all in the large bedroom. Also not enough dining chairs.

Excellent location but do be prepared for noise in the evening/early morning but what else can you expect being based in the centre of Edinburgh. Cleanliness of the apartment.

We were a party of 10 but the dining table only seated 6, we did mange to locate a couple of extra chairs so squeezed 8 round the table. A microwave would be a useful addition in the kitchen. We had to contact the host to find out how to get into the property as a result the joining instructions did not arrive until we had left home so recommend you contact as soon as you pay! However the host was very friendly and helpful and we had a good time.
