Fantastic location, Spacious apartment in the heart of Old Town

Wonderful location in Old Town! Walkable to the Edinburgh Castle, plus Victoria Street and the Royal Mile. Very spacious, perfect for our family of three.

Being on the first floor, there was quite a lot of noise from the street below — not a huge deal, but worth mentioning if you have small kids.

We loved this apartment - a fantastic place to stay and a great base for exploring Edinburgh.

A great location, a stone's throw from the Royal Mile - and spacious, spotless, comfortable accommodation.

The heating is a little anaemic, and perhaps a range of pillows to suit different sleepers would have been good. But these are minor quibbles

location was excellent, really clean

we were in room 7 which had a roof light in the bathroom with a bad draft from it. This kept the bathroom at sub zero temperature even with the radiator on full. We had to put a blanket on the floor as the tiles were too cold to walk on. This ruined the experience for us as the rest of the apartment was really good. Overall because of this we didn't like going back to the room.

Great location, spacious flat near many landmarks

The apartment (number 3) was very well located, one street away from the Royal miles and 10 minute walk from Edinburgh Waverley train station (but it is uphill). the apartment had a very high ceiling, clean and spacious bathroom with a well organized kitchen (dish washer, kettle, toaster, microwave oven). Access was easy and personalised.

It was hard to warm the flat up due to the high ceilings. No hooks in the bathroom to hang towels or clothes. Apartment 3 faced the main street so was a bit noisy at night. kitchen table would not accommodate more than two people.

I would stay here again. It was the perfect location and the building was quiet.

The location was fantastic. The room was spacious and I loved that there was a washer for laundry. My towels and tea/coffee were refreshed on the 3rd night. I also appreciated that I could cook food, albeit it took a very long time to just cook eggs.

The bed was uncomfortable. It had body indents on both sides that were permanent, so it was difficult to find a comfortable spot to sleep without falling into those spots. Also the fire alarm went off for a solid 10 mins on my 4th night there.

A comfortable relaxing place to stay, conveniently located.

Pristine apartment, very modern conversion of old building, all quality fittings. Exceptionally clean. Ideal central location but completely peaceful with no sound from the street or adjoining flats. Facility to leave luggage in a locker on arrival was very helpful.

Really nice apartment in an excellent location.

The apartment was very spacious, modern and well appointed. The location was excellent - walking distance from all the major sights and attractions. We had a really comfortable stay and would definitely stay again. The code system for check-in was really good too.

It was located in the heart of everything. The view of the castle and city was a nice surprise. Everything was super clean.

In the heart of the city.

It is clean and spacious!

This was of no fault of the property but still worth noting that when there is a lot going on in the city this place is in the middle of the action with bars below that stay open till 5am. The noise for the three nights I stayed was overwhelming. Sleep was definitely an issue. If you are going during August when there is fringe ect you are better off staying a bit away from the night life. Everything is within walking distance but there are certainly areas more lively than others.

Good but could be better

Position is perfect for main locations to see. View of castle is a bonus. Fully equipped kitchen with microwave, induction cooking, washing machine and dish washer. All is pretty new. 2 bathrooms is also very comfortable.

Windows are old with gaps between walls and frame. External air is coming through. During winter or cold seasons this is a problem. One of towel heaters was out of order. Panel with digit entering is not very safe. Door is not locking correctly most of times. Considering what above it is quite overpriced.

Noisy nights as it’s located above a bar that close 5 AM in addition, the course is a little bit high.. the cost for a child bed was not clearly the confirmation email that was not communicated to me earlier before deducting it from my account without letting me know.

Would stay again.

They provided luggage storage for early arrival and late departure. The apartment was surround by places to eat and visit. It had everything you need for your stay (my husband was thrilled to have a fan to provide movement and noise). The on site crew were helpful when needed.

A better description of how many stairs there were. The picture shown on your site showed the castle in plain view almost directly across from window. The description should state this view depends on which room you are in.

Very comfortable and in the best location in Edinburgh

First. The luggage lockers in the foyer were very helpful to us. The Studio was pristine and very spacious. It was very valuable to us )80 & 78 years old). To have someone friendly and very helpful at the end of a phone for help. Fabulous destination.

No good attitude to customers as no customer service not exists at all.

It would be an understatement to say that the customer service is simply lousy when it just does not exist. I was standing when check-in in front of the room door at exactly 3 pm, and the door code did not work. I tried to call the agency office in Edinburgh, but it did not answer. Only at 4 pm, the code eventually accepted. Thus, they stole a whole hour of my rental time. In addition, as it happened, they rented an apartment for me on a high floor without an elevator. Although they indicated that there was no elevator, it turned out that there were as many as 60 high steps, which for a person our age, which they undoubtedly knew, is difficult. They indicated that this was only on the second floor, although in fact it corresponds to the fifth floor. They settled me there, at that time, although I noticed that they placed very young people below. The kitchen equipment was new, but there were no instructions on how to use it. The heating regulator was impossible to tune, because it was required to enter some code that I did not know. It was not possible to call them at the office, as the phone was still not answered. And we had to endure the heat at night, when the temperature in the city rose to 28 degrees Celsius.

A stylish and spacious apartment, but the street noise and lack of AC made it hard to fully relax.

The location near several bars meant there was quite a bit of street noise, especially at night. If you're a light sleeper, this could be a problem—particularly in the summer. Since the apartment doesn't have air conditioning, you'll likely need to open the windows to stay cool, which only makes the noise more noticeable. I also found that cooking smells tended to linger in the apartment, which may bother some guests. Overall, while the apartment itself was very nice and comfortable inside, the noise level and lack of AC are important things to consider depending on your preferences.

Love the Apartment!

I took a risk when booking this accommodation as there was zero review as it was new to booking.com. But the risk was worth it! The place was spacious and clean! It felt luxurious and we had a nice view of the street from our apartment. The apartment was so comfortable that my family and I would rather buy take out and enjoy our time eating in the apartment. I regret staying there for only two nights. Would definitely come back and stay again for longer nights!

The apartment is near the clubs, do expect noise during late through the night. But this was not an issue for my family and I.

Feel like you're in your own apartment.

We really liked this accommodation - it is in a good location, clean, comfortable, modern. Comfortable bed. Although several windows face the street - the insulation is excellent and we did not hear any noise either during the day or at night. We only missed a broom because if something happens while cooking - we would have to use a mini broom, but this is just a small thing :)

Great apartment, the 5 flight walk up.

The location was great! Apartment was larger than most available apartments and very well appointed.

There was no lift/elevator and bringing luggage up the stairs was rough. Though they tell you toes on the second floor, in reality you still have to climb 5 sets of stairs to get to the second floor. Very misleading.
